Chimney Repair in Beachwood, NJ | Monarch Roofing & Construction
Beachwood started as a newspaper promotion. In 1914 the publishers of the New-York Tribune bought 1,763 acres of Berkeley Township, laid out small lots, and sold them with a six-month subscription included. The first cottages went up in 1915, and the summer colony became a borough in 1917. Today Beachwood is a year-round community of about 10,900 residents, and nearly all of its roughly 3,860 homes are occupied all year. Some houses grew out of those early cottages and have been expanded over the decades; others were built later as full-time homes. Monarch Roofing & Construction repairs the chimneys on both, working on the masonry, crown, cap, and flashing from the outside.
Chimneys on houses that have been added onto can be tricky. A chimney that once rose through a simple cottage roof may now meet a newer roof section, a raised roofline, or a dormer, and the flashing at those junctions does not always get the attention it needs during renovations. Add the freeze-thaw cycles of a New Jersey winter, and small gaps turn into leaks. We trace where the water is getting in and give you a free chimney repair estimate.

Chimneys on Expanded and Remodeled Homes
When a house is expanded, the roof around an existing chimney often changes. A new second story, a raised roof, or an addition can leave the chimney shorter relative to the roof, put it in a valley or near a wall, or change which way water flows around it. If the flashing was patched to fit rather than rebuilt for the new layout, leaks can follow.
We look at how water reaches the chimney on your roof as it exists today. That can mean re-flashing the chimney with new step and counter flashing, adding a cricket where the chimney now blocks water, or correcting the transition where an addition meets the masonry. Because we are a roofing contractor, we can repair the shingles and decking around the chimney at the same time.
Chimney Leaks and Flashing Basics
The roof-to-chimney joint needs layered metal flashing to stay dry. Step flashing runs up each side, woven with the shingles. Counter flashing is set into the mortar joints and folds down over the step flashing. An apron covers the downhill face, and a cricket or back pan handles the uphill side. Rusted flashing, counter flashing that has pulled loose from eroded mortar, missing crickets, and roofing cement patches are among the most common causes of chimney leaks.
We check the flashing along with the brick, crown, and cap, because water can enter higher up and travel down through the masonry. Pinpointing the source avoids repairs that do not solve the problem.
Masonry Repairs
Repointing Mortar
Mortar joints erode over time, and once they open up, water gets into the chimney and freezes. Repointing removes the damaged mortar to a sound depth and replaces it with compatible new mortar. On older chimneys, we use a mix that is not harder than the existing brick so the brick is not stressed.
Replacing Damaged Brick
Brick that stays wet and freezes can spall, losing its face in flakes or chunks. We cut out spalled and cracked brick and replace it with brick that matches as closely as practical, then point the joints around it.
Crowns and Caps
The crown should be a solid, sloped cover that sheds water away from the flue and drips clear of the brick. Many crowns are thin mortar washes that crack and let water in from the top. We repair small cracks in sound crowns and replace crowns that are crumbling or poorly built.
A chimney cap keeps rain, debris, and animals out of the flue opening and protects the crown. We size caps to the chimney and secure them so they stay in place through storms.
When Rebuilding Is Needed
A chimney that leans, has widespread loose brick, or has failed repeated repairs may need a partial or full rebuild above the roofline. On a remodeled house, rebuilding can also be a chance to bring the chimney’s height and flashing into proper relationship with the current roof. We recommend rebuilding only after evaluating the chimney and explaining what we found.
Waterproofing After Repairs
A breathable masonry water repellent can reduce water absorption once repairs are complete. It must let moisture vapor escape. We apply it only after the crown, flashing, and joints are sound, and it does not stop leaks on its own.
Signs Your Chimney Needs Repair
- Stains on ceilings or walls near the chimney
- Leaks that began after a renovation or addition
- Crumbling or recessed mortar
- Flaking or cracked brick
- White deposits on the masonry
- Rusted, loose, or tar-patched flashing
- Cracked crown or missing cap
- Debris collecting behind the chimney
- A leaning chimney
Repair Versus Rebuilding
Repair is usually right for a sound chimney with damage limited to flashing, crown, cap, or certain areas of masonry. Rebuilding is worth considering for widespread deterioration, structural lean, or repeated failures. We explain both paths.
What Affects Chimney Repair Costs in Beachwood?
- Chimney height and how it meets the current roof
- Roof pitch and access
- Mortar and brick repair extent
- Crown and cap work
- Flashing and cricket work, especially around additions
- Hidden water damage
- Brick matching
- Permits
We give you a free written chimney repair estimate with the scope listed.
Permits
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Borough of Beachwood construction office before work begins, and we can discuss it during your estimate.

Beachwood Chimney Repair FAQs
My chimney started leaking after we added a second floor. Why?
Raising the roof changes how water flows around the chimney. If the flashing was not rebuilt for the new layout, or the chimney now sits too low relative to the roof, leaks can result. We can re-flash and, if needed, discuss rebuilding the chimney to suit the current roof.
Can an old cottage chimney be saved?
Often, yes. Repointing, brick replacement, a new crown, and new flashing can restore a sound chimney. We recommend rebuilding only when the masonry is beyond repair.
Do you repair the roof around the chimney too?
Yes. We repair shingles, underlayment, and decking around the chimney as part of the job.
Are your chimney repair estimates free?
Yes. We look at the chimney and the roof and give you a free written chimney repair estimate.
How do I schedule?
Schedule online or call or text (551) 241-0470.
Do I need a permit for chimney repair in Beachwood?
It depends on the scope. Rebuilding or structural masonry work may require one, while minor maintenance may not. Check with the borough construction office.

What Shapes the Scope of a Beachwood Chimney Repair
No two chimneys need exactly the same work, and no reliable figure can be quoted without seeing the roof. The scope usually depends on:
- How far the mortar has eroded and whether repointing alone will hold
- The number of bricks that are loose, cracked or flaking
- Whether the crown can be patched or needs to be rebuilt
- The condition of the flashing and the surrounding shingles
- The height of the chimney and how safely it can be reached
What chimney problems can Monarch Roofing help address?
Leaks at the roof line, worn or missing flashing, open mortar joints, damaged brick, a cracked crown, a missing cap, and chimneys that need to be rebuilt above the roof. If the shingles near the chimney need work too, see our Beachwood roofing page.
