Chimney Repair in Oxford Township, NJ | Monarch Roofing & Construction

Oxford Township is a small Warren County community best known for the Oxford Furnace, built in 1741 and in operation until 1884, longer than any other colonial-era furnace. Its roughly 1,000 homes include a village core shaped by that long industrial history, with older houses that have board sheathing, steep roofs, layers of earlier roofing, and chimneys and walls of brick or stone. On homes like these, flashing that has been patched many times, or only caulked to the face of the masonry, is a frequent source of leaks, and Warren County’s cold winters are hard on old mortar.

Monarch Roofing & Construction repairs chimneys throughout Oxford Township. We replace failing flashing with new metal let into the mortar joints, repoint brick and stone masonry with compatible mortar, replace damaged brick, rebuild crowns, install caps, and rebuild chimneys above the roofline when the masonry cannot be saved. Every project starts with a free chimney repair estimate.

Flashing on Older Masonry

Where a roof meets a brick or stone chimney, the counter-flashing must be let into the mortar joints. That means cutting a groove into a horizontal joint, inserting the top edge of the metal, and sealing it into the joint so the flashing hangs down over the step flashing below. When counter-flashing is instead simply caulked or nailed to the face of the masonry, water runs down the chimney, gets behind the metal as soon as the caulk fails, and leaks into the house.

Older homes also often have flashing of lead or copper that has been patched over many times. Even good metal can be compromised by decades of tar and patching, and the roof around it may have been re-covered with extra layers. We remove the old material, check the board sheathing for rot, and install new step flashing with each shingle course, counter-flashing let into the joints, an apron across the low side, and a back pan or cricket across the high side.

Stone Chimneys and Walls

Some older homes in town have stone chimneys or roofs that meet stone walls. Stone masonry has irregular joints, so cutting in counter-flashing takes more care to follow a consistent line. The mortar in stone masonry also erodes over time and needs repointing just like brick. We repoint stone with a compatible mortar, tooled to suit the existing joints, and install flashing that follows the masonry so water is directed away from the wall.

Repointing Older Chimneys

Older masonry was typically laid in softer mortar than today’s cement mixes, and older brick is often softer too. Repointing with a mortar that is too hard can make the joints stronger than the masonry around them, causing brick faces to crack or stone edges to spall as the chimney expands and contracts. We remove deteriorated mortar carefully to a sound depth and refill the joints in layers with a compatible mortar, tooled to match the existing profile.

Brick Replacement

Cracked and spalling bricks are cut out and replaced with brick matched as closely as practical. On older chimneys, an exact match is not always available, and we will discuss options with you. When spalling is widespread, we find and correct the moisture source above it.

Crowns and Caps

A durable crown is solid, slopes away from the flue, and overhangs the masonry with a drip edge so water falls clear of the faces. Many older chimneys have thin mortar crowns that have cracked through. We repair minor cracks and replace failed crowns. A cap keeps rain, snow, birds, and debris out of the flue; we install new caps and replace damaged ones.

Hillside and Wooded Lots

Homes on higher or wooded ground deal with wind and falling debris. Wind drives rain into joints and behind loose flashing; limbs can crack crowns or bend caps; leaves collect behind chimneys and hold moisture against the flashing. After storms, look at your chimney from the ground and call us if you see damage.

Rebuilding Above the Roofline

When masonry above the roof is loose across many courses, the chimney leans, or patching has left little sound material, a rebuild may be needed. A partial rebuild replaces the upper section; a full rebuild replaces the chimney above the roofline. We reuse sound original material where practical, match new materials closely, and finish with a new crown, cap, and flashing. We recommend rebuilding only after evaluating the chimney and explaining why repair will not hold.

Historic Properties

Some Oxford properties are tied to the town’s industrial past. If your home has historic designation or sits near a listed site, ask the township whether any review applies before visible changes like rebuilding a chimney. We take extra care around stone walls and plantings during the work.

Breathable Waterproofing

After repairs, a breathable water repellent can help older masonry resist rain while letting moisture vapor escape. Non-breathable sealers can trap water inside older brick and stone. A repellent never substitutes for repairs.

Signs Your Chimney Needs Repair

  • Stains near the chimney on ceilings or walls
  • Flashing caulked or nailed to the face of the masonry
  • Mortar that is sandy, recessed, or missing
  • Flaking, cracked, or loose brick or stone
  • A cracked crown or missing cap
  • Tar around the chimney base
  • White deposits on the masonry
  • A visible lean

Repair Versus Rebuilding

On older homes, repair is our starting point because preserving sound masonry is worthwhile. When deterioration is too extensive for repairs to hold, rebuilding the affected section is more durable. We explain our findings and recommendation.

What Affects Chimney Repair Costs in Oxford Township?

  • Brick or stone masonry
  • Extent of repointing and brick replacement
  • Removal of old patched flashing and roofing layers
  • Board sheathing damage
  • Crown repair or replacement
  • Chimney height and roof steepness
  • Partial or full rebuilding

Permits for Chimney Work

Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Oxford Township construction office before work begins, and we can discuss it during your estimate.

Oxford Township Chimney Repair FAQs

Do you offer free chimney repair estimates in Oxford Township?

Yes. We evaluate the chimney and roof and provide a written estimate at no cost.

How do I schedule?

Use the scheduling button on this page or call or text (551) 241-0470.

My flashing is caulked to the chimney. Is that a problem?

Usually, yes. Counter-flashing should be let into the mortar joints. Caulked flashing leaks once the caulk fails.

Do you repair stone chimneys?

Yes. We repoint stone masonry and install flashing that follows the stone joints.

Our home has old copper flashing. Can it stay?

Sometimes, if it is sound and properly installed. Often decades of patching have compromised it, and we will tell you what we find.

Will a sealant fix the leak?

No. Sealants do not replace proper flashing or sound mortar.

Repair or Rebuild on Older Masonry

Older brick and stone chimneys often have more life left than they appear to. Whether to repair or partially rebuild depends on:

  • How deeply mortar has eroded and whether the units are still sound
  • Whether the top of the chimney has shifted or loosened
  • Whether existing flashing, such as old copper, can be kept and resealed
  • The condition of the crown and cap

Repointing with a suitable mortar and replacing damaged units is often the first choice. A partial rebuild is suggested only when the upper section is failing, after an in-person look. For historic properties, check review requirements, and confirm permits for rebuild work with the township construction office.
