Chimney Repair in High Bridge, NJ | Monarch Roofing & Construction
High Bridge grew around iron. Union Forge was established here in the 1740s, the Taylor family’s iron and steel business ran for five generations, and the town takes its name from a 112-foot-high railroad bridge. Today about 1,500 homes are spread along the South Branch valley and up the surrounding slopes, including Jericho Hill, Pierce Heights, and Silverthorn. Many date from the town’s iron-working years, with steep roofs, board sheathing, low-slope porches, and chimneys that have not been rebuilt in decades. Homes near the river and Lake Solitude stay damp and shaded, and winters bring snow and freeze-thaw cycles.
Monarch Roofing & Construction repairs chimneys throughout High Bridge. We repoint deteriorated mortar, replace damaged brick, rebuild crowns, install caps, replace flashing, and rebuild chimneys above the roofline when the masonry cannot be saved. Every project starts with a free chimney repair estimate.

Chimneys That Have Waited a Long Time
A chimney that has not had major work in decades usually shows it from the top down. The crown has cracked or crumbled, letting water into the core of the chimney. The upper courses have lost mortar and may have loosened. Brick faces near the top have spalled where water froze inside them. And at the roofline, flashing has been patched with tar during past re-roofs or covered by newer shingle layers.
The right repair depends on how far that deterioration has gone. If the brick is mostly sound, repointing, a new crown, a cap, and new flashing can restore the chimney. If loose brick extends through many courses, a partial rebuild of the top section is often the more durable answer. We evaluate the chimney and explain which applies, and why.

Flashing on Older Homes
On homes from the iron-working era, chimney flashing has often been patched with tar or buried under extra roofing layers. We cut back the roofing to the deck around the chimney, remove the old patches and metal, check the board sheathing for rot, and install new step flashing with each shingle course, counter-flashing set into cut mortar joints, an apron across the low side, and a back pan or cricket across the high side. Where a low-slope porch roof meets the house near the chimney, we flash that junction to suit the pitch.
Repointing Older Brick
Older brick tends to be softer than modern brick, and it was laid in softer mortar. Repointing with a hard cement mortar can make the joints stronger than the brick, so the brick faces crack as the chimney expands and contracts. We remove deteriorated mortar carefully to a sound depth and refill the joints in layers with a compatible mortar, tooled to match the original profile. Masonry work is scheduled in mild weather so the mortar cures properly.
Brick Replacement
Cracked and spalled bricks are cut out and replaced with brick matched as closely as practical. On older chimneys, an exact match is not always available, and we discuss options. When spalling is widespread, we find and correct the moisture source above it.
Crowns and Caps
A durable crown is solid, slopes away from the flue, and overhangs the brick with a drip edge so water falls clear of the faces. We repair minor cracks in sound crowns and replace those that have failed. A cap keeps rain, snow, birds, and leaves out of the flue.
Sloped Streets and Staging
Where homes sit on the valley slopes, steep driveways and narrow streets affect how chimney work is staged. We plan ladder and equipment placement during the estimate, contain debris so it does not fall onto neighboring property or the street, and clean up thoroughly.
River Damp and Winter
Homes near the South Branch and Lake Solitude can stay damp and shaded, so masonry dries slowly after rain. Wet brick that freezes is what cracks and spalls. In winter, snow piles up behind chimneys and melts slowly against the flashing, and ice dams at the eaves can show up as leaks near a chimney. A sound crown, a cap, full mortar joints, proper flashing, and a cricket on wider chimneys address these conditions.
Rebuilding Above the Roofline
When brick above the roof is loose across many courses, the chimney leans, or patching has left little sound masonry, rebuilding may be the durable choice. A partial rebuild replaces the top courses; a full rebuild replaces the chimney above the roofline. Each finishes with a new crown, cap, and flashing. We recommend rebuilding only after evaluating the chimney and explaining why repair will not hold.
Breathable Waterproofing
After repairs, a breathable water repellent can help older masonry resist rain while letting moisture vapor escape. It never substitutes for repairing flashing, crowns, or mortar.
Signs Your Chimney Needs Repair
- Stains near the chimney on ceilings or walls
- A crumbling crown or loose bricks near the top
- Mortar that is sandy, recessed, or missing
- Flaking or cracked brick
- Tar or caulk around the chimney base
- A missing or rusted cap
- Moss or dampness on the brick
- A visible lean
Repair Versus Rebuilding
When the masonry is mostly sound, repair is the practical choice. When deterioration runs deep or the chimney has shifted, rebuilding lasts longer. We explain our findings and recommendation.
What Affects Chimney Repair Costs in High Bridge?
- How far deterioration extends from the top
- Extent of repointing and brick replacement
- Crown repair or replacement
- Number of roofing layers and sheathing repairs
- Porch roof junctions
- Staging on sloped streets
- Partial or full rebuilding
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the High Bridge borough construction office before work begins, and we can discuss it during your estimate.

Yes. We evaluate the chimney and roof and provide a written estimate at no cost.
How do I schedule?
Use the scheduling button on this page or call or text (551) 241-0470.
Our chimney has not been worked on in decades. Does it need a rebuild?
Not necessarily. If the brick is mostly sound, repointing, a new crown, a cap, and flashing may be enough.
Can you work on a home on a steep street?
Yes. We plan staging during the estimate.
Why is my chimney mortar crumbling?
Older mortar wears away over time, especially where water gets in. Repointing with compatible mortar restores it.
Will a sealant fix the leak?
No. Sealants do not replace proper flashing or sound mortar.

Repair or Rebuild a Chimney That Has Waited a Long Time?
A chimney that has gone decades without work does not automatically need rebuilding. What it needs depends on:
- How deep the mortar has eroded and over how much of the chimney
- Whether bricks are cracked through or only flaking at the surface
- Whether the top courses are loose or out of line
- The condition of the crown, cap, and flashing
- How river damp and winter cold have affected the masonry
Repointing and selective brick replacement often bring an older chimney back into good shape. A partial rebuild is recommended only when the upper section is failing, and only after an in-person look. Rebuild work may need a permit, so check with the borough construction office.
