Chimney Repair in Aberdeen, NJ | Monarch Roofing & Construction

Aberdeen Township stretches along Raritan Bay and Matawan Creek, with about 7,100 homes in two separate sections. Its neighborhoods trace its growth: Cliffwood Beach began as a 1920s resort that became year-round housing after World War II; Strathmore was built by Levitt and Sons in the 1960s; and Cliffwood, Freneau, Oakshades, River Gardens and Woodfield filled in around them. Homes near the bay face stronger winds, coastal storms and salt air, all of which are hard on chimneys and the metal that seals them to the roof. This page covers Aberdeen Township in Monmouth County.

Monarch Roofing & Construction repairs brick chimneys and the roofing around them. We repoint, replace damaged brick, rebuild crowns and stacks, install caps and replace flashing with materials suited to coastal exposure. Every project starts with a free chimney repair estimate.

Salt Air and Chimney Flashing

Close to the bay, salt-laden air speeds corrosion of fasteners and metal flashing. Step and counter flashing that might last decades inland can pit and rust through sooner near the water, and once it does, wind-driven rain gets behind it. When we replace chimney flashing on a bayside home, we use corrosion-resistant metal and fasteners suited to coastal exposure, and we cut the counter flashing into the mortar joints so it stays tight.

Caps are metal too. A rusted cap can loosen and blow off in a storm, so we check the condition and fastening of the cap whenever we look at a chimney near the water.

Professional Chimney Repair in Aberdeen

Strathmore’s 1960s homes

Levitt-built houses from the 1960s are now more than half a century old and on at least their second roof. Their roofs are usually simple gables or hips, which makes chimney flashing straightforward to replace properly. But original flashing may have been reused, or a second shingle layer laid over the first, leaving flashing bent over old shingles. Crowns and mortar on these chimneys often need attention at this age.

Cliffwood Beach and bayside homes

Homes that began as resort cottages and were later converted to year-round use may have been enlarged in stages, with additions, dormers and roofs of different slopes. When a chimney sits near one of those joints, it can be hard to tell where water is getting in. We check the chimney and nearby joints separately.

Newer homes

Houses from recent decades may need only flashing repairs or a new cap at the chimney, especially near the bay where metal ages faster.

Our Chimney Services

  • Corrosion-resistant step, counter and apron flashing
  • Crickets and back pans behind wide chimneys
  • Repointing worn mortar joints
  • Replacing spalled, cracked or loose brick
  • Crown repair and replacement
  • Cap installation and replacement
  • Partial and full rebuilds above the roofline
  • Breathable water repellent after repairs
  • Storm damage repair to chimneys and nearby roofing

Chimney Leaks and Roof Flashing

Leaks near a chimney come from flashing, open mortar joints, porous brick, a cracked crown or an uncapped flue. On enlarged cottages, they can also come from nearby addition joints. We trace the water before recommending a repair.

Step flashing runs up the sides of the chimney with the shingles. Counter flashing is cut into the mortar joints and laps over the step pieces. An apron seals the low side, and a cricket or back pan handles the high side. We replace failed flashing rather than tarring over it.

Brick and Mortar Repairs

Wind-driven rain off the bay is pushed hard into mortar joints. Once joints recess, water soaks into the brick, freezes in winter and pushes off the face. Repointing stops that: we remove worn mortar to an even depth and pack in fresh mortar compatible with the brick. Damaged bricks are replaced with the closest available match.

Chimney Rebuilding

When a chimney leans, has loose brick throughout the top section, or has cracks through many courses, repairs may not last. After evaluating it, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. Every rebuild finishes with a new crown and new flashing.

Chimney Crowns and Caps

The crown seals the top of the chimney and should slope away from the flue with an overhang that drips water clear of the brick. Flat or cracked crowns let water into the masonry. We repair small cracks where that will last and replace crowns that are broken or poorly shaped. A cap keeps rain and animals out of the flue opening, and near the bay it should be corrosion-resistant and securely fastened.

Waterproofing and Moisture Protection

After repairs, a breathable water repellent can reduce how much wind-driven rain the brick absorbs while letting moisture escape. It does not seal open joints, fix a cracked crown or stop a flashing leak, so we apply it only after those repairs.

Signs Your Chimney May Need Repair

  • Water stains near the chimney inside, especially after storms
  • Rusted or pitted flashing
  • Flashing pulled away from the brick or covered in tar
  • Recessed or missing mortar
  • Flaking or broken brick
  • A cracked crown or a rusted, loose or missing cap
  • A chimney that leans

Repair Versus Rebuilding

Most chimneys need repair: new flashing, repointing, some new brick and a new crown or cap. A rebuild is the better choice only when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options.

What Affects Chimney Repair Costs in Aberdeen?

We price each chimney after seeing it. Costs depend on:

  • Chimney height and how much masonry needs work
  • Roof pitch and access
  • Flashing material suited to coastal exposure
  • Layers of old shingles around the chimney
  • Whether a cricket is needed
  • Crown or cap replacement
  • Roofing or decking repairs around the chimney
  • Whether a permit is required

Permits for Chimney Work

Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Aberdeen Township construction office before work begins, and we can discuss it during your estimate.

Aberdeen Chimney Repair FAQs

How do I schedule an estimate?

Use the online scheduling button on this page or call or text (551) 241-0470.

Does salt air really affect chimney flashing?

Yes. Salt-laden air near the bay speeds corrosion of metal flashing, fasteners and caps. We use corrosion-resistant materials on bayside homes.

My house is in Strathmore. What chimney issues should I look for?

Check for flashing reused through earlier reroofs, cracked crowns and recessed mortar near the top of the chimney.

My Cliffwood Beach home has been added onto. Could that cause a leak near the chimney?

It can. Joints between old and new roofs near the chimney are possible leak points. We check them separately.

Will you repair the roof around the chimney?
