Chimney Repair in Keyport, NJ | Monarch Roofing & Construction
Keyport is one of the denser towns on the Bayshore, about 3,400 homes on less than one and a half square miles along Raritan Bay. The town thrived on oysters and boatbuilding in the 19th and early 20th centuries, and many of its older homes have steep roofs, dormers, porches, board decking and brick chimneys, some with several roofs installed over the years. Those chimneys stand exposed to bay weather: nor’easters, coastal storms and salt air.
Monarch Roofing & Construction repairs older brick chimneys and the roofing around them. We rebuild crowns, repoint mortar, replace damaged brick, install caps and replace flashing with materials suited to coastal exposure. Every project starts with a free chimney repair estimate.

Chimneys in Bay Weather
Older brick chimneys exposed to the bay need three things above all: a sound crown, tight mortar and good flashing. When any one of them fails, storms find the gap quickly.
Nor’easters and sideways rain
Coastal storms drive rain sideways into mortar joints and under flashing that would shed ordinary rain without trouble. A chimney that stays dry for months can leak in a single nor’easter if the counter flashing has loosened or the joints near the top have opened.
Salt air
Close to the bay, salt speeds corrosion of metal. Flashing, fasteners and caps that are not suited to coastal exposure rust sooner. When we replace chimney flashing near the water, we use corrosion-resistant metal and cut the counter flashing into the mortar joints.
Older homes with several roofs
On houses that have been reroofed more than once, chimney flashing may have been reused, bent over old shingles or covered in tar. Removing old layers around the chimney so new flashing can be set properly is often part of a lasting repair.

Chimney Leaks and Roof Flashing
Water near a chimney may come from flashing, open mortar joints, porous brick, a cracked crown or an uncapped flue. On older homes with dormers and porches, a nearby junction can also be the source. We check each before recommending a repair.
Step flashing runs up the sides of the chimney with the shingles. Counter flashing is cut into the mortar joints and laps over the step pieces. An apron seals the front, and a cricket or back pan carries water around the back. We remove failed flashing and install new metal rather than adding tar.
Brick and Mortar Repairs
When mortar joints recess, wind-driven rain soaks into the brick, freezes in winter and pushes off the face. That spalling spreads every season. Repointing stops it: we remove worn mortar to an even depth and pack in fresh mortar compatible with the brick. Older brick usually calls for a softer mortar. Damaged bricks are replaced with the closest available match.
Chimney Rebuilding
When a chimney leans, has loose brick throughout the top section, or has cracks through many courses, repairs may not last. After evaluating it, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. Every rebuild finishes with a new crown and new flashing.
Chimney Crowns and Caps
The crown seals the top of the chimney and should slope away from the flue with an overhang that drips water clear of the brick. Older crowns are often thin, flat or cracked, letting storm water drain straight into the masonry. We repair small cracks where that will last and replace crowns that are broken or poorly shaped. A cap keeps rain and animals out of the flue opening, and near the bay it should be corrosion-resistant and well fastened.
Waterproofing and Moisture Protection
After repairs, a breathable water repellent can reduce how much wind-driven rain the brick absorbs while letting moisture escape. It does not seal open joints, fix a cracked crown or stop a flashing leak, so we use it only after those repairs.
After a Nor’easter
After a coastal storm, check the attic and top-floor ceilings near the chimney for new stains, and look at the chimney from the ground for a missing cap, lifted flashing or loose brick. Photograph any damage with the date. A quick temporary repair can prevent interior damage while a permanent fix is scheduled. If you plan an insurance claim, ask your insurer how they want damage documented; the insurer decides what is covered. We can provide photos and a written description of what we find.
Signs Your Chimney May Need Repair
- New stains near the chimney after a storm
- Recessed or missing mortar, especially near the top
- Flaking or broken brick
- Rusted, lifted or tar-covered flashing
- A cracked crown or a rusted, loose or missing cap
- A chimney that leans
Repair Versus Rebuilding
Most chimneys need repair: a new crown, repointing, some new brick, new flashing and a cap. A rebuild is the better choice only when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options.
What Affects Chimney Repair Costs in Keyport?
We price each chimney after seeing it. Costs depend on:
- Chimney height and how much masonry needs work
- Roof pitch and access, including steep roofs and dormers
- Layers of old roofing around the chimney
- Flashing material suited to coastal exposure
- Whether a cricket is needed
- Crown or cap replacement
- Space on dense streets for materials and debris
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Borough of Keyport construction office before work begins, and we can discuss it during your estimate.

How do I schedule an estimate?
Use the online scheduling button on this page or call or text (551) 241-0470.
Why does my chimney leak only in nor’easters?
Storm winds drive rain sideways into gaps that stay dry in ordinary rain, such as loose counter flashing or open joints near the top.
My older house has had several roofs. Does that matter for the chimney?
It can. Flashing may have been reused or bent over old shingles. A lasting repair often means removing old layers near the chimney and installing new flashing.
Do you serve Union Beach too?
Yes. Union Beach has its own page.
Will you repair the roof around the chimney?
Yes. We repair shingles, underlayment and board decking around the chimney along with the flashing.

What Shapes a Chimney Repair Estimate in Keyport
Bay weather and older roofs drive most of the scope. Your written estimate considers:
- How wind-driven rain from nor’easters is reaching the chimney
- Corrosion of flashing and caps from salt air
- Flashing on a roof that has been covered more than once
- Repointing and brick replacement needs
- Crown and cap condition after storms
Why does my chimney leak only in nor’easters?
Strong, sustained wind can push rain sideways into gaps in flashing, mortar, or the crown that stay dry in ordinary storms. The weak point is found during an in-person visit.
