Chimney Repair in Union Beach, NJ | Monarch Roofing & Construction
Union Beach is a low-lying Raritan Bay borough of about 2,200 homes on under two square miles, only about three feet above sea level. With open water to the north and very little elevation, its homes catch the full force of coastal storms. Hurricane Sandy hit the town hard in 2012, and some homes were repaired, rebuilt or raised afterward. Others are older houses that have been enlarged in stages. Whatever the house, a chimney here stands in wind, salt air and storm after storm.
Monarch Roofing & Construction repairs chimneys above the roofline and the flashing that seals them to the roof. We repoint, replace damaged brick, repair and replace crowns, install caps and rebuild chimney tops, and we repair the roofing around them. Every project starts with a free chimney repair estimate.

Chimney Repair in a Low-Lying Bay Town
Wind exposure
Storm winds off the bay drive rain sideways into mortar joints and up under counter flashing. Caps that are not firmly fastened can lift or blow off. On a chimney here, every face takes weather, so we check all four sides, the crown and the cap, not just the flashing.
Raised and rebuilt homes
Raised homes are taller and more exposed, and reaching the chimney on one needs proper staging and fall protection, which we include in the estimate. On rebuilt homes, newer roofs may still need attention where the flashing meets the chimney, especially if transitions were rushed.
Older homes
Older houses enlarged in stages may have roofs of different slopes meeting near the chimney at dormers and additions. Those joints are common leak points, and we check them separately from the chimney.
Salt air
Near salt water, corrosion-resistant flashing and fasteners last longer. We use materials suited to coastal exposure when we replace chimney flashing and caps.
Our Chimney Services
- Step, counter and apron flashing in corrosion-resistant metal
- Crickets and back pans behind wide chimneys
- Repointing worn mortar joints
- Replacing spalled, cracked or loose brick
- Crown repair and replacement
- Cap installation and secure fastening
- Partial and full rebuilds above the roofline
- Breathable water repellent after repairs
- Storm damage repair to chimneys and nearby roofing
Chimney Leaks and Roof Flashing
Leaks near a chimney may come from flashing, open mortar joints, porous brick, a cracked crown or an uncapped flue. On enlarged homes, a nearby addition joint may be the real source. We trace the water before recommending a repair.
Step flashing runs up the sides of the chimney with the shingles. Counter flashing is cut into the mortar joints and laps over the step pieces so wind cannot push water behind it. An apron seals the front, and a cricket or back pan covers the back. We install new flashing instead of patching old metal with tar.
Brick and Mortar Repairs
Wind-driven rain is pushed hard into open joints. Once mortar recedes, water soaks into the brick, freezes in winter and pushes off the face. Repointing stops that: we remove worn mortar to an even depth and pack in fresh mortar compatible with the brick. Damaged bricks are replaced with the closest available match.
Chimney Rebuilding
When a chimney leans, has loose brick throughout the top section, or has cracks through many courses, repairs may not last. After evaluating it, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. Every rebuild finishes with a new crown and new flashing.
Chimney Crowns and Caps
The crown seals the top of the chimney and should slope away from the flue with an overhang that drips water clear of the brick. Cracked or flat crowns let storm water drain into the masonry. We repair small cracks where that will last and replace crowns that are broken or poorly shaped. A cap keeps rain and animals out of the flue opening; in Union Beach it should be corrosion-resistant and fastened to stay put in high wind.
Waterproofing and Moisture Protection
After repairs, a breathable water repellent can reduce how much wind-driven rain the brick absorbs while letting moisture escape. It does not seal open joints, fix a cracked crown or stop a flashing leak, so we use it only after those repairs.
Storm Readiness for Your Chimney
In a town that has been through a major hurricane, it makes sense to assume more storms will come. Before hurricane season and winter nor’easters:
- Look at the chimney from the ground for a loose or missing cap, lifted flashing and cracked mortar near the top.
- Have small problems repaired before storm season rather than after.
- Keep contact information for your insurer and a roofer handy.
After a storm, document damage with dated photos before cleanup and arrange a temporary cover quickly if the chimney or roof is open. Be cautious of contractors who arrive uninvited and pressure you to sign immediately.
Signs Your Chimney May Need Repair
- New stains near the chimney after a storm
- Recessed or missing mortar
- Flaking or broken brick
- Rusted, lifted or tar-covered flashing
- A cracked crown or a rusted, loose or missing cap
- A chimney that leans
Repair Versus Rebuilding
Most chimneys need repair: new flashing, repointing, some new brick and a new crown or cap. A rebuild is the better choice only when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options.
What Affects Chimney Repair Costs in Union Beach?
We price each chimney after seeing it. Costs depend on:
- Chimney height, and the height of a raised home
- Staging and fall protection needed to reach the chimney
- Flashing material suited to coastal exposure
- Whether a cricket is needed
- How much masonry needs work
- Crown or cap replacement
- Roofing repairs around the chimney
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Borough of Union Beach construction office before work begins, and we can discuss it during your estimate.
