Chimney Repair in Long Branch, NJ | Monarch Roofing & Construction
Long Branch was once promoted as the nation’s first seaside resort, and its roughly 14,900 homes still reflect that long history, on both the ocean and river sides of the city. Older sections of the city may include large resort-era houses with steep roofs, decorative trim and several brick chimneys exposed to salt air. Denser neighborhoods such as North Long Branch, Branchport, Hollywood, East Long Branch and Kensington Park have houses set close together, and homes near Pleasure Bay face wind off the Shrewsbury River. About one in six homes was vacant at the 2020 census, a figure that includes seasonal homes and rentals.
Monarch Roofing & Construction repairs chimneys and the roofing around them. We repoint, replace damaged brick, rebuild crowns and stacks, install caps and replace flashing with corrosion-resistant metal. Every project starts with a free chimney repair estimate.

Professional Chimney Repair in Long Branch
Large older homes
Resort-era houses may have several brick chimneys, each in different condition. We look at every chimney, price each separately and explain which need attention now. Older brick usually calls for a softer, breathable mortar, and trim near steep roofs must be protected throughout the work.
Close-set in-town homes
In denser neighborhoods, houses sit only a few feet apart. Ladders, staging and debris need careful planning so nothing lands on the house next door, and neighboring property is protected with tarps where needed.
Ocean exposure
Near the ocean, storm winds drive rain sideways into mortar joints and under counter flashing. Salt carried on the wind attacks metal: plain steel fasteners rust, galvanized flashing pits and caps corrode. Rust streaks on the brick or roof below the flashing are an early sign. We use corrosion-resistant flashing and fasteners and cut counter flashing into the mortar.
River-side neighborhoods
Homes near Pleasure Bay and Branchport face wind off the river and damp air. Masonry that stays damp wears faster through freeze-thaw cycles.
Seasonal Homes and Rentals
If you own a second home or a rental, a small chimney leak can go unnoticed for weeks. Arrange a check before and after the summer season, and ask a neighbor or property manager to look inside after big storms, especially near each chimney. For rentals, we can schedule chimney work outside peak season so tenants are not disrupted.

Chimney Leaks and Roof Flashing
Water near a chimney may come from flashing, open mortar joints, porous brick, a cracked crown or an uncapped flue. On complex older roofs, a nearby dormer or valley can also be the source. We trace it before recommending a repair.
Step flashing runs up the sides of the chimney with the shingles. Counter flashing is cut into the mortar joints and laps over the step pieces. An apron seals the front, and a cricket or back pan covers the back. We replace failed flashing rather than covering it with tar.
Brick and Mortar Repairs
When mortar joints recess, water and salt get into the brick. Freezing, thawing and salt together push off the face. We repoint by removing worn mortar to an even depth and packing in fresh mortar compatible with the brick. Damaged bricks are replaced with units matched as closely as possible in size and color.
Chimney Rebuilding
When a chimney leans, has loose brick throughout the top section, or has cracks through many courses, repairs may not last. After evaluating it, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. On a resort-era house, we discuss brick, mortar color and the chimney’s original shape first. Every rebuild finishes with a new crown and new flashing.
Chimney Crowns and Caps
The crown seals the top of the chimney and should slope away from the flue with an overhang that drips water clear of the brick. Older crowns are often thin or cracked. We repair small cracks where a repair will last and replace crowns that are broken or poorly shaped. A cap keeps rain and animals out of the flue; near the ocean it should be corrosion-resistant and securely fastened.
Waterproofing and Moisture Protection
After repairs, a breathable water repellent can reduce how much rain and spray the brick absorbs while letting moisture escape. It does not seal open joints, fix a crown or stop a flashing leak, so we use it only after those repairs.
Signs Your Chimney May Need Repair
- Stains near a chimney inside, especially after storms
- Rust streaks below flashing or the cap
- Recessed or missing mortar
- Flaking or broken brick
- White deposits on the brick
- A cracked crown or a rusted, loose or missing cap
- A chimney that leans
Repair Versus Rebuilding
Most chimneys need repair: repointing, some new brick, new flashing and a new crown or cap. A rebuild is the better choice only when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options.
What Affects Chimney Repair Costs in Long Branch?
We price each chimney after seeing it. Costs depend on:
- How many chimneys need work and how tall they are
- Roof pitch, dormers and trim near the chimney
- Access on close-set lots and protection for neighbors
- Corrosion-resistant flashing and cap materials
- Whether a cricket is needed
- Crown or cap replacement
- Scheduling around tenants or seasonal use
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the City of Long Branch construction office before work begins, and we can discuss it during your estimate.
