Chimney Repair in Neptune City, NJ | Monarch Roofing & Construction
Neptune City is a compact borough of about 2,250 housing units on less than one square mile along the Shark River, a short distance inland from the ocean. Most homes are single-family houses on modest lots, Capes, ranches and two-story colonials in neighborhoods including Neptune Heights and Ocean Grove Heights. Many have been reroofed more than once, sometimes with new shingles laid over old ones. Wind off the river and ocean, and salt in the air, add to the wear on every chimney in town.
Monarch Roofing & Construction repairs chimneys and the roofing around them. We repoint, replace damaged brick, rebuild crowns and stacks, install caps and replace flashing. Every project starts with a free chimney repair estimate.

Professional Chimney Repair in Neptune City
Modest homes, many reroofs
When a house has been reroofed more than once, the chimney flashing is often the weakest part. On some homes the old flashing was reused; on others, new shingles were laid over an old layer and the flashing was bent over both or simply tarred. Neither seals well for long. A lasting fix usually means removing the old layers right around the chimney and installing new step and counter flashing. If the whole roof is near the end of its life, it makes sense to do the chimney with the replacement.
Wind off the river and ocean
Open water lets wind build speed. Homes near the river or on the eastern side of the borough feel stronger gusts during nor’easters, which drive rain into mortar joints and under loose counter flashing. Caps need to be securely fastened.
Salt in the air
Neptune City is close enough to the ocean for salt to reach it. Over the years, salt corrodes ordinary flashing, fasteners and caps, and the metal at a chimney often wears out before the brick. We use corrosion-resistant metal when we replace flashing and caps.

Chimney Leaks and Roof Flashing
Water near a chimney may come from flashing, open mortar joints, porous brick, a cracked crown or an uncapped flue. On homes that have been added onto, a nearby addition or dormer joint can also be the source, and the stain inside is often away from the entry point. We trace the water before recommending a repair.
Step flashing runs up the sides of the chimney with the shingles. Counter flashing is cut into the mortar joints and laps over the step pieces. An apron seals the front, and a cricket or back pan covers the back. We replace failed flashing rather than covering it with tar.
Brick and Mortar Repairs
When mortar joints recess, water gets into the brick, freezes and pushes off the face. That spalling spreads each winter. We repoint by removing worn mortar to an even depth and packing in fresh mortar compatible with the brick. Damaged bricks are replaced with the closest available match.
Chimney Rebuilding
When a chimney leans, has loose brick throughout the top section, or has cracks through many courses, repairs may not last. After evaluating it, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. Every rebuild finishes with a new crown and new flashing.
Chimney Crowns and Caps
The crown seals the top of the chimney and should slope away from the flue with an overhang that drips water clear of the brick. Cracked or flat crowns let water into the masonry. We repair small cracks where that will last and replace crowns that are broken or poorly shaped. A cap keeps rain and animals out of the flue opening; near the water it should be corrosion-resistant.
Waterproofing and Moisture Protection
After repairs, a breathable water repellent can reduce how much rain the brick absorbs while letting moisture escape. It does not seal open joints, fix a crown or stop a flashing leak, so we use it only after those repairs.
What We Check During a Chimney Estimate
- The brick and mortar on every face of the chimney
- The crown and cap
- Step, counter and apron flashing
- How many layers of roofing surround the chimney
- The shingles and decking right around the stack
- The ceiling or attic near the chimney, when accessible
After the estimate, we explain what we found, whether repair or rebuilding makes sense, and give you a free written estimate.
Signs Your Chimney May Need Repair
- Stains near the chimney inside
- Recessed or missing mortar
- Flaking or broken brick
- Rusted, lifted or tar-covered flashing
- A cracked crown or a rusted or missing cap
- White staining on the brick
- A chimney that leans
Repair Versus Rebuilding
Most chimneys need repair: new flashing, repointing, some new brick and a new crown or cap. A rebuild is the better choice only when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options.
What Affects Chimney Repair Costs in Neptune City?
We price each chimney after seeing it. Costs depend on:
- Chimney height and how much masonry needs work
- Roof pitch and access
- Layers of old roofing to remove around the chimney
- Corrosion-resistant flashing and cap materials
- Whether a cricket is needed
- Crown or cap replacement
- Roofing or decking repairs around the chimney
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Borough of Neptune City construction office before work begins, and we can discuss it during your estimate.

Neptune City Chimney Repair FAQs
Is my chimney repair estimate free?
Yes. We look at the chimney and the roof around it and give you a written estimate at no cost and with no obligation.
How do I schedule an estimate?
Use the online scheduling button on this page or call or text (551) 241-0470.
My roof has two layers. Does that affect the chimney?
Often, yes. Flashing over two layers rarely seals well. A lasting repair usually removes the old layers around the chimney.
Is Neptune City the same as Neptune Township?
No. They are separate municipalities, and each has its own page.
Why does my chimney leak in nor’easters but not in ordinary rain?
Storm winds drive rain into gaps that stay dry otherwise, such as loose counter flashing or open joints near the top.
Will you repair the roof around the chimney?
Yes. We repair shingles, underlayment and decking around the chimney along with the flashing.
