Edgewater is a narrow strip of land between the Hudson River and the Palisades cliffs, with about three and a half miles of waterfront facing Manhattan. Former factory sites along the shore have become condominiums, rental apartments, and townhouses, and the population has grown to about 14,300. Waterfront wind, damp air, and runoff from the cliffs above all affect siding here, and many owners also have an association to work with.

Siding Between a River and a Cliff

Wind off the water

Properties along the Hudson face wind coming straight across open water, and storms from the east and northeast arrive with little to slow them down. Siding fails at edges first: corners, gable ends, the bottom course, and the top course under the eaves. Wind-driven rain also tests flashing at windows, doors, and roof-to-wall joints, pushing water into gaps that stay dry in calm rain.

Damp air and metal

Waterfront air is damp much of the year. Over time, moist air can speed up corrosion on exposed metal, including siding nails, trim fasteners, aluminum trim coil, and flashing. Rusted fasteners stain siding and lose their hold, and corroded flashing stops doing its job. When we repair or replace siding near the water, we use corrosion-resistant fasteners and flashing and check the condition of the metal already on the wall.

Water from above

Buildings at the base of the Palisades can receive runoff from higher ground as well as rain falling directly on the roof. Good drainage around the building, plus gutters and downspouts that move roof water away, keeps the lower walls from staying wet.

Townhouses and Associations

A large share of Edgewater’s newer housing is in condominium and townhouse communities. In many of these, the homeowners association is responsible for exterior siding, or has rules about who may work on it and which materials, profiles, and colors are allowed. If you own a townhouse, check your association documents before arranging siding work. We can provide estimates to individual owners or to association boards for low-rise buildings.

Townhouse siding has a specific weak point: the joints between units. Where one unit’s wall steps forward of the next, or where roofs at different heights meet walls, flashing and trim have to be continuous. A gap at one unit can let water into a neighbor’s wall. We look at those transitions closely and plan work so neighboring units are protected.

Vinyl Siding Repair

Damaged vinyl panels can usually be replaced individually. We unlock the panel from the course below, remove the nails, and lock in a replacement fastened loosely so it can expand and contract while staying secure against wind. Loose panels are re-hung, and buckled sections are refastened.

Matching has limits. Vinyl fades in the sun, and colors and profiles are discontinued. A new panel may not exactly match an older wall. In association communities, approved colors may also apply. We find the closest available match and explain options before work begins.

Fiber Cement, Wood, and Aluminum

  • Fiber cement: common on newer buildings. We replace cracked boards, flash joints, and repaint to the approved color.
  • Wood and cedar: we replace split or rotted pieces, prime all sides, paint, and look for the moisture source.
  • Aluminum: dents easily and can show corrosion near the water. We replace damaged sections where profiles can be matched.

Loose, Cracked, Warped, or Missing Siding

General homeowner information; we confirm the cause on site.

  • Loose siding: panels that rattle, flap, or have unlocked.
  • Cracked siding: debris impact, age, or cold brittleness.
  • Warped siding: ripples from tight nailing or heat.
  • Missing siding: sections torn away by wind off the river.
  • Rust stains: streaks below fasteners or flashing.
  • Damaged trim: separating corners, bent J-channel, loose trim.

Storm Damaged Siding Repair

After a storm, walk around your building from the ground. Check river-facing walls and corners first. Photograph anything missing, cracked, or hanging before it is moved. Do not climb ladders or go onto a roof to inspect.

If you file an insurance claim, your insurer decides what is covered. We can document the damage, explain which repairs protect the wall, and provide a written estimate. In association communities, the association may handle the claim for exterior damage.

Moisture Behind Siding

Siding is a rain screen. A weather-resistive barrier and flashing behind it carry incidental water out. On exposed waterfront walls, more water gets behind the siding, so those layers matter more. Common sources:

  • Windows and doors without proper flashing
  • Missing kick-out flashing at roof-to-wall joints
  • Gaps at transitions between units
  • Overflowing gutters
  • Runoff and splashback at the base of walls

Signs include stains, peeling paint, swelling, soft spots, and damp interior walls. Because we also handle roofing and gutters, we look at what is above a damaged wall. Our Edgewater gutter cleaning page covers more on drainage.

Soffit, Fascia, and Trim

Soffit closes the underside of the roof overhang, and fascia carries the gutters. Wind can loosen soffit panels and fascia covers, and damp air can corrode fasteners holding them. We repair and replace soffit, fascia, and trim and secure them for exposure.

Commercial and Multi-Family Buildings

For small multi-family and low-rise commercial buildings, we plan siding work around residents, customers, entrances, and parking along River Road and side streets. We look closely at transitions between siding and masonry, metal panels, or storefront systems, which are frequent leak points.

Repair or Replace?

Repair usually works when damage is limited to a few pieces or one wall. Replacement is worth discussing when:

  • Several exposed walls are failing
  • Fasteners and flashing are widely corroded
  • Wind-driven rain has damaged the wall behind the siding
  • Matching pieces are unavailable
  • An association is planning exterior work across buildings

We do not decide from a photo. At a free siding estimate in Edgewater, we look at the siding and the wall behind it and explain the options.

Siding Installation and Replacement

For a full re-side, we remove the old siding, inspect and repair the sheathing, install a weather-resistive barrier, flash every opening and roof-to-wall joint, and fasten new siding with corrosion-resistant fasteners and attention to wind exposure. We install vinyl, fiber cement, wood and cedar, and aluminum siding and go over product, profile, and color options at the estimate, within any association guidelines.

Permit requirements depend on scope. Check with the Edgewater construction office before major exterior work, and we can discuss it during your estimate.

Converted Buildings and Newer Construction

Much of Edgewater’s housing stands on former industrial sites, and many buildings are relatively new. Newer siding still develops problems at details. Common examples include J-channel butted against window frames instead of lapped over flashing, panels nailed too tight that ripple in the first hot summer, missing kick-out flashing where a lower roof meets a wall, and sealant joints at transitions that dry out and crack within a few years. Catching these early, before water has a chance to soak the sheathing, keeps repairs small. If you notice stains, ripples, or gaps on a newer building, it is worth having them looked at sooner rather than later, and in association communities, reporting them to the board promptly helps too.

Seasonal Siding Care

  • Spring: check river-facing walls for winter wind damage and rust stains.
  • Summer: rinse grime and pollen off siding with a gentle, low-pressure wash.
  • Fall: clean gutters and check drainage at the base of walls.
  • Winter: watch for snow drifting against walls.

Check from the ground only, and call a professional for anything high.

Signs It Is Time to Call

  1. Missing, cracked, or hanging siding
  2. Siding that flaps in wind off the river
  3. Rust streaks below fasteners or trim
  4. Leaks around windows during storms
  5. Stains at joints between townhouse units
  6. Loose soffit or fascia
