Millburn Township has about 21,700 residents on just under ten square miles, and most live in Short Hills, the community developed by Stewart Hartshorn in the late 1800s. The Paper Mill Playhouse sits on the Rahway River, and South Mountain Reservation extends into the township. Many larger homes here combine siding with stucco, stone, and brick, and the places where those materials meet are a frequent source of trouble. This page looks at them closely.

Where Siding Meets Stucco, Stone, and Brick
Why mixed exteriors need extra care
Many large homes use more than one exterior material: stone or brick on the lower floor, stucco on a wing, shingles or clapboards on upper walls and gables. Each material handles water differently, and each moves differently with temperature and moisture. The joints between them have to shed water and allow for movement at the same time.
Siding above masonry
Where siding sits on top of a stone or brick base, a drip edge or flashing should kick water out past the face of the masonry. Without it, water running down the siding soaks into the top of the masonry wall and the framing behind it.
Siding beside masonry
Vertical joints where siding meets a stone chimney, a brick wing, or a stucco wall need trim and flashing behind the siding, with sealant as a secondary measure. Sealant alone dries and cracks, letting water run behind the siding along the masonry.
Siding meeting stucco
Stucco and siding should not simply butt together. The transition usually needs a trim piece or casing bead, flashing that laps correctly with both wall systems, and a small gap with sealant. Stains, cracks in the stucco near the joint, or soft siding along the transition are common signs of trouble.
Multiple chimneys
Older homes often have more than one chimney, and each one that rises along a sided wall creates two long vertical joints. Chimney flashing at the roof must be sound too, or water travels down inside the wall beside the masonry. Because we also provide chimney repair in Millburn, we can address both sides of the joint.
Large Homes, Complex Walls
Multiple gables, hips, dormers, and turrets create many roof-to-wall joints, each needing correctly installed flashing behind the siding. A single failed joint can send water into a wall far from where it entered. On large properties, we plan staging carefully to protect landscaping, hardscape, and driveways.

Vinyl Siding Repair
Damaged vinyl panels can usually be replaced individually. We unlock the panel from the course below, remove the nails, and lock in a replacement fastened loosely so it can expand and contract.
Matching has honest limits. Vinyl fades and colors and profiles are discontinued, so a new panel may not exactly match a weathered wall. We find the closest available match and explain options.
Wood, Fiber Cement, and Aluminum
- Wood and cedar: we replace split or rotted pieces, match exposure and coursing, prime all sides, and finish to blend.
- Fiber cement: cracked boards are replaced, joints flashed, and new boards painted.
- Aluminum: dented or loose sections are replaced where profiles can be matched.
Loose, Cracked, Warped, or Missing Siding
General homeowner information; we confirm the cause on site.
- Loose siding: boards, shingles, or panels that have come unfastened.
- Cracked or split siding: impact, falling limbs, age, or wood checking.
- Warped siding: wood cupping from moisture, or vinyl nailed tight.
- Missing siding: pieces torn off by wind.
- Stains at material transitions: water getting in where siding meets masonry or stucco.
- Damaged trim: rotted sills, corner boards, and casings.
Wooded Lots Near the Reservation
Mature trees near South Mountain Reservation shade walls, drop leaves into gutters, and occasionally drop limbs in storms. Shaded walls stay damp and may grow mildew, and wood siding there needs finishing more often. Keeping branches trimmed back and gutters clear helps.
Storm Damaged Siding Repair
After a storm, walk around your house and look from the ground for missing, split, or hanging pieces. Use binoculars for gables and turrets, and look for limbs resting on walls. Photograph damage before anything is moved. Do not climb ladders.
If you file an insurance claim, your insurer decides what is covered. We can document the damage, explain which repairs protect the wall, and provide a written estimate.
Moisture Behind Siding
Siding is a rain screen. A weather-resistive barrier and flashing behind it carry incidental water out. On older homes, there may be board sheathing and little modern wrap, which makes flashing even more important. Common sources include material transitions, chimney joints, dormers without kick-outs, overflowing gutters, and windows without head flashing. Signs include stains, peeling paint, swelling, soft spots, and musty smells near an outside wall. Our Millburn gutter cleaning page explains more.
Soffit, Fascia, and Trim
On large homes, soffit and fascia cover long runs of eave, often as part of detailed cornices. We repair and replace soffit, fascia, and trim with attention to matching profiles and check what caused the damage.
Repair or Replace?
Repair usually works when damage is limited to a few pieces or one area. Replacement is worth discussing when:
- Several walls or transitions are failing
- Rot or paint failure is widespread
- Moisture damage behind the siding is extensive
- Matching pieces cannot be found or replicated
- A renovation is planned
We do not decide from a photo. At a free siding estimate in Millburn or Short Hills, we look at the siding and the wall behind it and explain your options.
Siding Installation and Replacement
For a full re-side, we remove the old siding, inspect and repair the sheathing, install a weather-resistive barrier, flash every opening, transition, and roof-to-wall joint, and fasten new siding with room for movement. We install vinyl, fiber cement, wood and cedar, and aluminum siding and go over product, profile, and color options that suit the house.
Permit requirements depend on scope. Check with the Millburn construction office before major exterior work, and we can discuss it during your estimate.
Hartshorn’s Short Hills and the Original Village
Short Hills was developed by Stewart Hartshorn in the late 1800s, and homes near the original village and older parts of the township reflect early twentieth-century building. On those houses, siding repairs often involve original wood shingles or clapboards, board sheathing, and trim profiles that are no longer standard. We repair sound original material, replicate profiles where needed, and keep transitions flashed so the house keeps its character and stays dry. If later siding was installed over original wood, we check what is underneath before deciding how to proceed.
Near the Rahway River
Homes in lower areas near the Rahway River may see more moisture at the base of their walls after heavy rain. Keeping downspouts discharging away from the house and soil below the bottom course helps those walls dry.
Seasonal Siding Care
- Spring: check joints where siding meets stone, brick, or stucco.
- Summer: repaint or restain wood siding where the finish is failing.
- Fall: clean gutters after leaf drop.
- Winter: watch for ice dams at shaded eaves.
Check from the ground only, and call a professional for anything high.
Signs to Call a Siding Contractor

- Water marks on masonry below siding
- Split or rotted siding
- Stains beside chimneys
