Chimney Repair in Bloomsbury, NJ | Monarch Roofing & Construction
Bloomsbury is a small borough. Just under 800 people live in about 360 homes on less than a square mile along the Musconetcong River, with Warren County on the far bank. In a village this compact, many houses stand close together on older streets, and a lot of them still have the brick chimneys they were built with. Once those chimneys lose mortar, water starts finding its way into attics, ceilings and the wall next to the stack.
Monarch Roofing & Construction repairs chimneys from the roofline up. We fix flashing, repoint brick, replace crowns and caps, and rebuild chimney tops that can no longer be repaired. Because we also replace roofs, we treat the chimney and the roof around it as one job, not two. Every repair starts with a free chimney repair estimate that explains what we found and what we recommend.

Professional Chimney Repair in Bloomsbury
A chimney sits above the rest of the house and takes rain, wind and freeze-thaw cycles from every side. In a river town, where shade and damp can linger, masonry that never fully dries tends to wear faster. Our repairs cover everything above the roof deck and where the chimney meets the roof:
- Flashing repair and replacement, including step flashing, counter flashing, apron flashing and crickets
- Repointing worn or missing mortar joints
- Replacing cracked, spalled or loose brick
- Crown repair and full crown replacement
- Chimney cap installation and replacement
- Partial and full rebuilds above the roofline
- Breathable exterior water repellent once repairs are complete
- Storm damage repairs to chimneys and the roofing around them
On older village homes we also look for problems that tend to show up together: several layers of shingles built up against the chimney, plank sheathing under the roof, and flashing that has been patched over many times instead of replaced.
Chimney Leaks and Roof Flashing in Bloomsbury
When water shows up near a chimney, the flashing is often where we look first, though it is not always the cause. Flashing is the metal that closes the joint between the brick and the roof. Step flashing is woven into the shingle courses along the sides. Counter flashing is set into the mortar joints and laps over the step pieces. An apron covers the low side, and a cricket or back pan steers water around the high side so it does not collect behind the stack.
Leaks also come in through porous brick, open mortar joints, a cracked crown or a missing cap. Before we quote anything, we check each of these on your chimney so you pay to fix the actual entry point. Sealant smeared along a flashing edge can hide a problem for a season, but it does not replace flashing that has failed. We remove the old metal, install new pieces in the right order and tie them into the roof properly.
Brick and Mortar Repairs
Mortar is meant to wear out before the brick does. When the joints recess, crumble or open up, water gets behind the face of the brick and freezes in winter. That is how spalling starts, with the face of the brick flaking or popping off.
Repointing means grinding out the failed mortar to a consistent depth and packing in new mortar that suits the brick. On older chimneys, a mortar that is too hard can trap moisture and damage soft brick, so we match the mix to the masonry rather than using whatever is fastest. Badly spalled or cracked bricks are cut out and replaced with units that fit the existing size and color as closely as possible.
Chimney Rebuilding Above the Roofline
Some chimneys are past repointing. Signs include a stack that leans, brick that moves when pressed, wide cracks running through several courses, or a top section where most of the joints have failed. When our evaluation shows that, we may recommend taking the chimney down to sound masonry and relaying it with new brick and mortar.
A partial rebuild covers only the damaged top courses. A full rebuild above the roofline takes the stack down to the roof deck or below it. Either way, we finish with a new crown and new flashing so the rebuilt section and the roof are sealed together. We only recommend a rebuild when the condition of the masonry calls for it, and we explain why in writing on your estimate.
Chimney Crowns and Caps
The crown is the cement or masonry slab across the top of the chimney. It should slope away from the flue and overhang the brick so water drips clear of the face. Many older crowns were built flat or thin, and they crack as they age. Water then seeps straight down into the brick below.
Small hairline cracks can sometimes be repaired. A crown that is broken through, crumbling or built without any slope is usually better replaced. A cap sits above the flue opening and keeps rain, leaves and animals out. With tree cover near the river, a cap also helps keep leaves and debris from collecting at the top of the chimney.
Waterproofing and Moisture Protection
Brick absorbs water. A breathable, vapor-permeable water repellent can cut down how much rain the face of the chimney soaks up, while still letting moisture inside the masonry escape. We apply it only after repointing, brick and crown repairs are finished, because a repellent cannot close an open joint or a cracked crown. It is a way to protect sound masonry, not a fix for a leak. We avoid film-forming coatings that trap moisture behind the surface.
Signs Your Chimney May Need Repair
- Water stains on a ceiling or wall next to the chimney
- Mortar joints that are recessed, sandy or missing
- Brick faces that are flaking, cracked or crumbling
- Loose or lifted flashing, or heavy layers of tar along the chimney edge
- A cracked or crumbling crown
- A missing or rusted cap
- White staining on the brick, which can point to water moving through the masonry
- A stack that looks out of plumb
- Moss or dark growth on the shaded side of the chimney
Repair or Rebuild?
Most chimneys need repair, not a rebuild. Repointing, a new crown, new flashing and a cap will put many stacks back in sound condition. A rebuild makes sense when the masonry itself is failing: loose brick, a lean, or damage too widespread to patch economically. During your estimate we show you photos of what we found and lay out both options when both are realistic, so you can see the difference in scope.
What Affects Chimney Repair Costs in Bloomsbury?
We do not publish set prices, because two chimneys can need very different work. Your estimate depends on:
- How tall the chimney is and how much of it needs work
- Roof pitch and how safely we can set up ladders and staging
- How close neighboring houses are, which affects where ladders and debris can go
- Whether the flashing can be reused or has to be replaced
- How many bricks need to be replaced and how well they can be matched
- Whether the crown can be repaired or must be replaced
- Whether the roofing around the chimney also needs repair
- Whether the job requires a permit
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Bloomsbury construction office before work begins, and we can discuss it during your estimate.
Working on Tight Village Lots
Many Bloomsbury homes sit close to their neighbors, so we plan the setup before the first brick comes out. We decide where ladders and staging go, where mortar is mixed, and how old brick and debris come off the roof without landing in a neighbor’s yard or blocking a shared driveway. Tarps protect plantings and walkways under the chimney. At the end of each day the work area is cleaned up, and any open masonry or roofing is covered if rain is expected.

Bloomsbury Chimney Repair FAQs
Are chimney repair estimates free?
Yes. We look at the chimney, the crown, the flashing and the roof around it, then give you a written estimate at no cost. There is no obligation to book the work.
How do I schedule a chimney repair estimate?
You can book online through the schedule button on this page, or call or text (551) 241-0470. We will confirm a time that works for you.
Why does my chimney leak only during heavy rain?
Wind-driven rain can push water into gaps that stay dry in light rain, such as loose counter flashing, open mortar joints at the top of the stack or a cracked crown. Finding the exact entry point is part of the estimate.
Can you fix the roof around my chimney at the same time?
Yes. If shingles, underlayment or decking near the chimney are damaged, we can repair them along with the flashing so the whole intersection is sealed together.
My house is old. Does that change how you repair the chimney?
It can. Older brick is often softer, so we choose a mortar that will not be harder than the brick. We also check for built-up shingle layers and old patches at the flashing that need to come off before new metal goes on.
Do I need a cap if my chimney is not used much?
A cap still keeps rain, leaves and animals out of the flue opening, and that helps protect the top of the chimney whether or not the fireplace is used.
