Chimney Repair in Brick, NJ | Monarch Roofing & Construction
Brick Township covers a lot of ground, from neighborhoods near the Monmouth County line to homes along the Metedeconk River, the shores of Barnegat Bay, and a stretch of ocean beach on the Barnegat Peninsula. With more than 33,000 housing units across communities such as Laurelton, Herbertsville, Breton Woods, Lake Riviera, Osbornville, and Shore Acres, the township has chimneys of many ages and styles. Monarch Roofing & Construction repairs the exterior of those chimneys and the roof around them, including brick and mortar, crowns, caps, and flashing.
Weather in Brick can be rough on masonry. The township recorded about 30 inches of snow in the December 2010 blizzard, the highest total in the state for that storm, and waterfront and barrier-island properties took a hard hit from Hurricane Sandy in 2012. Snow sitting against a chimney, repeated freezing and thawing, and wind-driven rain off the bay all find their way into weak mortar and worn flashing. We help homeowners figure out what their chimney needs and provide a free chimney repair estimate.

Chimney Services for Brick Township Homes
Chimney repair is about keeping water out of the masonry and out of the house. Our work covers the parts of the chimney that face the weather and the roof joint below them:
- Exterior leak diagnosis at the chimney and surrounding roof
- Repointing cracked, eroded, or missing mortar
- Replacing spalled, cracked, or loose brick
- Crown repair and crown replacement
- Chimney cap installation or replacement
- Step flashing, counter flashing, apron flashing, and cricket or back pan installation
- Partial and full chimney rebuilding above the roofline when an evaluation calls for it
- Storm damage repair to chimneys and flashing
- Roofing repairs around the chimney
Snow, Ice, and the Chimney-Roof Joint
On the uphill side of a chimney, snow can pile up and melt slowly, feeding water into the roof joint for days. If there is no cricket or the back flashing is worn, that meltwater can work under shingles and into the roof deck. Ice forming in the joint can lift flashing edges and open gaps that let the next rain in.
Proper chimney flashing has several layers. Step flashing interlocks with the shingle courses along each side. Counter flashing is set into the mortar joints and laps down over the step flashing. An apron covers the low side. On chimneys wider than about 30 inches, a cricket or back pan steers water and snowmelt around the high side. When any layer is missing, loose, or rusted, the joint becomes a common leak point.
We look at the whole system rather than just smearing new sealant over the edges. Roofing cement can hide problems for a season, but it cracks and pulls away, and water often finds its way behind it.
Freeze-Thaw Damage to Brick and Mortar
Mortar Joints
When mortar wears down, water gets into the joints and freezes, expanding and pushing the masonry apart a little more each winter. Repointing removes the deteriorated mortar to a sound depth and replaces it with fresh mortar compatible with the brick. Done correctly, repointing restores the chimney’s ability to shed water.
Spalling Brick
Brick that absorbs water and freezes can lose its face, a condition called spalling. Spalled bricks absorb more water and deteriorate faster, and the damage tends to spread. We replace damaged bricks with matching units where possible and repoint around them.
Chimney Crowns and Caps
The crown sits on top of the chimney and keeps water out of the brick. It should slope down and away from the flue and overhang the chimney face so water drips clear. Crowns made from a thin layer of mortar tend to crack, and cracked crowns are a major source of hidden water entry.
We repair minor cracks in a sound crown and replace crowns that are crumbling or poorly shaped. A chimney cap covers the flue opening to keep rain, snow, and animals out and helps protect the crown. For homes near the bay and ocean, we recommend corrosion-resistant caps attached securely enough to handle strong wind.
When a Rebuild Makes Sense
Sometimes the masonry above the roof has failed too far for repair. Signs include a visible lean, many loose or crumbling bricks, large cracks through the masonry, or repairs that have failed repeatedly. In those cases, we may recommend a partial rebuild of the upper section or a full rebuild above the roofline. We make that call only after evaluating the chimney, and we walk you through the reasons.
Waterproofing and Moisture Protection
Once repairs are complete, a breathable masonry water repellent can reduce how much water the brick absorbs. Breathability matters, because moisture inside the masonry needs a way to escape. We apply repellent only after flashing, crown, and mortar repairs are done, and we do not present it as a leak fix on its own.
Signs Your Chimney May Need Repair
- Water stains on ceilings or walls near the chimney, especially after snowmelt
- Damp spots in the attic around the chimney
- Crumbling or recessed mortar joints
- Flaking or broken brick
- White powdery residue on the brick
- Loose, rusted, or tar-covered flashing
- A cracked crown or missing cap
- Brick fragments on the roof or in gutters
- A chimney that appears to lean
Repair Versus Rebuilding
If the chimney is sound and the problems are limited to the flashing, crown, cap, or certain joints and bricks, repair is usually the right approach. If the damage is widespread or the chimney is unstable, rebuilding may provide a longer-lasting result. We lay out both paths so you can decide.
What Affects Chimney Repair Costs in Brick?
Chimney repair costs vary with the job. Factors include:
- Chimney size and height above the roof
- Roof pitch and access
- How much mortar and brick need attention
- Crown repair or replacement
- Flashing replacement and the need for a cricket
- Water damage to decking or framing around the chimney
- Brick matching
- Permits required for the work
Your free chimney repair estimate spells out the scope in writing.
Permits
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Brick Township construction office before work begins, and we can discuss it during your estimate.

Brick Township Chimney Repair FAQs
Why does my chimney leak after snowstorms?
Snow can pile up behind the chimney and melt slowly, sending water into the roof joint. Without a cricket or with worn back flashing, that water can get under the roofing. Ice can also lift flashing edges.
Do you work on chimneys in both inland and waterfront parts of Brick?
Yes. We work throughout the township, and we adjust materials for homes near the bay and ocean where salt air and wind are stronger.
Can new sealant fix a leaking chimney?
Sealant alone rarely fixes a leak. Lasting repairs usually involve correct flashing, a sound crown, and good mortar joints.
Do you provide free chimney repair estimates?
Yes. We look at your chimney and roof and provide a free written chimney repair estimate.
How do I schedule service in Brick?
Schedule online or call or text (551) 241-0470.
What is a cricket and do I need one?
A cricket is a small peaked structure on the uphill side of a chimney that diverts water and snow around it. Wider chimneys generally need one, and we will let you know if yours does.

What Goes Into a Chimney Repair Estimate in Brick
Each estimate depends on what is found on the roof, so no number can be given in advance. The factors that usually shape the scope are:
- How much of the mortar has eroded and whether repointing is enough
- The number of bricks that are cracked, loose or spalling
- Whether the crown is cracked or needs to be replaced entirely
- The condition of the step and counter flashing and the shingles around it
- Roof pitch, chimney height and how the chimney can be reached safely
Structural or rebuild work may need a permit, so check with the Brick Township construction office if you have questions about your project.
What chimney problems can Monarch Roofing help address?
