Chimney Repair in Flemington, NJ | Monarch Roofing & Construction
Flemington has been the Hunterdon County seat since 1785, a borough of just over a square mile surrounded by Raritan Township, with the South Branch of the Raritan flowing through its center. By 1980, about 65 percent of the borough was listed on the New Jersey Register of Historic Places, and the Flemington Historic District is on the National Register. Many of its roughly 1,970 homes are older buildings with steep roofs, dormers, board sheathing, and brick chimneys, often with roofing layered over earlier roofs. Rental homes and apartments are common, and small lots along busy streets shape how work gets done.
Monarch Roofing & Construction repairs chimneys throughout Flemington, and our regional location in Flemington keeps us close by. We replace flashing, repoint with compatible mortar, replace damaged brick, rebuild crowns, install caps, and rebuild chimneys above the roofline when the masonry is beyond repair. Every project starts with a free chimney repair estimate.

Chimney Repair in a Largely Historic Borough
With so much of Flemington on the state register, most chimney projects here involve older masonry. The goal is to stop water and stabilize the chimney while preserving as much original material as possible. That means repointing with mortar compatible with older brick, matching replacement brick and mortar color as closely as practical, and installing new flashing that is set into the masonry rather than caulked to it.
Before visible exterior changes on a property in the historic district, such as rebuilding a chimney or changing its height, shape, or materials, check with the borough about what applies. Repairs like repointing with matched mortar or replacing flashing usually do not change a chimney’s appearance. We can work to the specifications required.
Older Construction
Older homes often have chimneys that have outlasted several roofs, with flashing patched or sealed over at each re-roof and board sheathing that may have absorbed years of small leaks. On steep roofs with dormers, water that gets past a chimney’s flashing can travel along framing before it appears inside. We trace leaks carefully, cut back layered roofing to the deck around the chimney, replace damaged boards, and install new flashing in the correct sequence.
Rental Properties
For owners of rental homes and apartments, a chimney leak affects tenants as well as the building. We coordinate access with you and your tenants, protect entries and walkways, and give clear written findings and options. Most chimney work is done from the roof without entering units.

How Correct Flashing Works
Step flashing runs up each side of the chimney, one piece per shingle course, overlapping like the shingles. Counter-flashing is set into a groove cut in the mortar joint and folded down over the step flashing so water cannot run behind it. An apron covers the downhill face, and a back pan or cricket covers the uphill face. Installed this way, the flashing sheds water on its own and does not depend on tar or caulk.
Repointing Older Brick
Older brick is generally softer and more porous than modern brick, and the mortar used with it was usually softer still. Repointing with hard cement mortar can make the joints stronger than the brick, so the brick faces crack and spall as the chimney expands and contracts. We remove deteriorated mortar carefully to a sound depth and refill the joints in layers with a compatible mortar, tinted and tooled to match the original.
Brick Replacement
Cracked and spalled bricks are cut out and replaced with brick matched as closely as practical. On older chimneys, an exact match is not always available, and we discuss options with you. When spalling is widespread, we find and correct the moisture source above it.
Crowns and Caps
A durable crown is solid, slopes away from the flue, and overhangs the brick with a drip edge so water falls clear of the faces. Many older chimneys have thin mortar crowns that cracked long ago. We repair minor cracks and replace failed crowns. A cap keeps rain, snow, birds, and debris out of the flue.
In-Town Staging
On small lots and busy streets, chimney work needs careful planning. We contain loose brick and mortar so nothing falls onto sidewalks, neighboring roofs, or cars, plan ladder and equipment placement, keep walkways clear, and clean up thoroughly.
Valley Moisture
With the South Branch running through town, damp air can keep masonry wet longer after rain, and wet masonry is what freeze-thaw cycles damage. A sound crown, a cap, full mortar joints, and properly installed flashing keep the chimney drier and slow that damage.
Rebuilding Above the Roofline
When brick above the roof is loose across many courses, the chimney leans, or patching has left little sound masonry, a rebuild may be needed. A partial rebuild replaces the upper courses; a full rebuild replaces the chimney above the roofline. We reuse sound original brick where practical, match materials closely, and finish with a new crown, cap, and flashing. We recommend rebuilding only after evaluating the chimney and explaining why repair will not hold.
Breathable Waterproofing
After repairs, a breathable water repellent can help older masonry resist rain while letting moisture vapor escape. Non-breathable sealers can trap water inside older brick. A repellent never substitutes for repairs.
Signs Your Chimney Needs Repair
- Stains near the chimney, including in upper units
- Tar or caulk around the chimney base
- Mortar that is sandy, recessed, or missing
- Flaking, cracked, or loose brick
- A cracked crown or missing cap
- White deposits on the brick
- Debris from the chimney on the roof or sidewalk
- A visible lean
Repair Versus Rebuilding
In a largely historic borough, repair is our starting point because preserving original masonry is worthwhile. When deterioration is too extensive for repairs to hold, rebuilding the affected section is more durable. We explain our findings and recommendation.
What Affects Chimney Repair Costs in Flemington?
- Extent of repointing and brick replacement
- Brick and mortar matching
- Crown repair or replacement
- Number of roofing layers and sheathing repairs
- Staging on small lots and busy streets
- Historic review requirements
- Partial or full rebuilding
Permits for Chimney Work in Flemington
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Flemington borough construction office before work begins, and we can discuss it during your estimate.
