Chimney Repair in Franklin, NJ | Monarch Roofing & Construction
Franklin is a borough of about 4,900 residents on four square miles in Sussex County, bordered by Hamburg, Ogdensburg, Sparta, and Hardyston. Known as the “Fluorescent Mineral Capital of the World,” it sits on an ore body containing more than 150 minerals. Zinc mining shaped the town: after the New Jersey Zinc Company formed in 1897, Franklin grew from about 500 residents to about 3,000 by 1913. Many of its neighborhoods are long established, and its roughly 2,200 homes include older houses with steep roofs, board decking, multiple roof layers, and masonry chimneys.
Monarch Roofing & Construction repairs chimneys for homeowners in Franklin. We handle the exterior of the chimney and the roof around it: flashing, brick and mortar, crowns, caps, and rebuilding above the roofline. Every job begins with a free chimney repair estimate.

How We Repoint a Chimney, Step by Step
Repointing is one of the most common chimney repairs, and doing it carefully makes the difference between joints that last and joints that crack again in a few winters.
- Evaluate the joints. We look at every face to see how much mortar has eroded and whether any bricks are loose or damaged.
- Choose the mortar. Mortar should be compatible with the existing brick and slightly softer, so the joints, not the bricks, take the weathering. On older chimneys we also try to match color and texture.
- Remove old mortar. Deteriorated mortar is cut or raked out to a consistent depth, usually deeper than the surface crumbling suggests, so the new mortar has something solid to bond to.
- Clean the joints. Dust and loose material are removed, and the joints are dampened so the brick does not pull water out of the fresh mortar too quickly.
- Pack the joints. Fresh mortar is pressed in, in layers for deeper joints, until each joint is full.
- Tool the finish. Joints are shaped to match the existing profile and to shed water.
- Replace damaged brick. Spalled or cracked bricks are cut out and replaced with matching units during the process.
- Let it cure. The new mortar needs time and moderate temperatures to cure before any water repellent is considered.
Working on Smaller Lots
Older neighborhoods often have homes close together. Chimney work there takes planning: where staging and ladders go, how debris is contained, and how neighboring homes, cars, and landscaping are protected. We plan these details before work begins and keep the site clean throughout.

Flashing on Steep, Layered Roofs
On older roofs with several layers of shingles, chimney flashing has often been tarred or bent over each new layer. Water slips behind the patches and soaks the deck. We remove the roofing around the chimney, check the board decking for rot and replace damaged boards, then install step flashing woven into each shingle course, counter flashing set into a groove cut in the mortar joints, apron flashing on the downhill face, and a cricket or back pan behind wider chimneys, with leak barrier and underlayment at the base.
Rebuilding a Chimney
When a chimney leans, has loose brick near the top, or has mortar failing throughout, repointing will not be enough. A partial rebuild takes the chimney down to sound masonry and relays it. A full rebuild above the roofline replaces all exposed masonry. Both include new flashing, a new crown, and a cap. We recommend rebuilding only after an evaluation shows it is needed.
Crowns: Built to Shed Water
A well-built crown is thick enough to resist cracking, slopes away from the flue on all sides, and extends past the face of the brick with a drip edge so water falls clear of the chimney walls. It should also allow for the flue tile to move slightly with temperature changes rather than being locked rigidly against it. Many older crowns are thin mortar caps finished flush with the brick, which crack quickly in freeze-thaw weather and let water into the top of the chimney. We seal minor cracks in sound crowns and replace failed crowns with properly formed ones.
Caps
A cap covers the flue opening and keeps rain, snow, leaves, and animals out while letting the flue vent. We install new caps sized for the flue and replace rusted or damaged ones.
Waterproofing After Repairs
After repairs are complete and the mortar has cured, a breathable water repellent can reduce how much water sound brick absorbs while still letting it dry. It is protection, not a repair, and will not stop leaks from flashing, open joints, or a cracked crown.
Snow and Freeze-Thaw
Sussex County winters bring snow and repeated freeze-thaw cycles. Water in brick and mortar freezes, expands, and gradually breaks the masonry apart, starting at the most exposed courses near the top. Snow sitting behind a chimney keeps the back flashing wet. Sound joints, a good crown, a cap, and complete flashing are the defense.
Signs Your Chimney Needs Repair
- Stains near the chimney on ceilings or walls
- Crumbling or recessed mortar joints
- Flaking or cracked brick
- White deposits on the masonry
- A thin, cracked, or flat crown
- A missing or rusted cap
- Tar-covered flashing
- A leaning chimney
Repair Versus Rebuild
Most chimneys can be repaired with flashing, repointing, brick replacement, and crown work. Rebuilding makes sense when damage is widespread or the chimney is structurally unsound. We explain what we find so you can decide.
What Affects the Cost
We do not quote prices without seeing the chimney. Cost depends on height and size, roof pitch, access on smaller lots, how much mortar and brick work is needed, crown and flashing condition, the number of roof layers, deck repairs, and whether a rebuild is needed.
Permits for Chimney Work in Franklin
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Borough of Franklin construction office before work begins, and we can discuss it during your estimate.

Replacing Damaged Brick on a Franklin Chimney
Snow and repeated freeze-thaw cycles can crack bricks or cause their faces to flake away. When that happens, individual bricks can often be cut out and replaced without rebuilding the whole chimney. The damaged units are removed carefully, the opening is cleaned, and replacement brick chosen to match the size, color and texture of the original is set in fresh mortar. If damage is widespread or the upper courses are loose, a partial rebuild above the roofline may be the more practical choice, which is decided only after the chimney is seen up close.
