Chimney Repair in Hopewell Township, NJ | Monarch Roofing & Construction
Hopewell Township is the largest municipality in Mercer County, nearly 59 square miles running from the Delaware River to the Princeton line, with about 6,500 homes. The Sourlands rise across the north and west, topped by Baldpate Mountain, and the land falls to about 20 feet where Jacobs Creek meets the river. In between are river-road homes near Titusville and Washington Crossing, old farms and hamlets such as Pleasant Valley, Harbourton, Woodsville and Mount Rose, and suburban subdivisions built in the late 20th century. Each setting is hard on chimneys in its own way.
Monarch Roofing & Construction repairs chimneys from the roofline up. We repoint brick and stone, replace damaged brick, rebuild crowns and stacks above the roof, install caps and replace flashing. As a roofing company, we also repair the shingles and decking where the chimney meets the roof. Every project starts with a free chimney repair estimate.

Chimney Repair Across Hopewell Township
Sourland ridges and woods
Around Baldpate Mountain and the Sourlands, homes face heavy shade, leaf and needle fall, and branches close to the roof. Needles and leaves pack in behind chimneys and hold water against the flashing. Brick on a shaded face can stay wet for days and grow moss. A cricket behind the chimney, a sound crown and a good cap matter most here.
Homes along the river road
Along Route 29 and the canal near Titusville and Washington Crossing, houses sit between the river and steep slopes. Access for trucks and materials can be tight. We plan ladders, staging and deliveries during the estimate so the job runs smoothly on a narrow site.
Historic farms and hamlets
Pleasant Valley and other old farming areas include houses that have stood for generations. Their chimneys may be brick or stone and may need repointing. Where later additions meet the original house near a chimney, those transitions deserve a close look as possible leak sources.
Late 20th-century subdivisions
Houses built in the late 20th century may be on an original or second roof. When the roof was replaced, the chimney flashing may or may not have been. Worn crowns, aging flashing and mortar starting to recess are common items on these chimneys.

Chimney Leaks and Roof Flashing
When water shows up near a chimney, it may be coming through the flashing, open mortar joints, porous brick or stone, a cracked crown or an uncapped flue. We check every source before recommending a repair.
Flashing is built in layers. Step flashing runs up each side of the chimney, interleaved with the shingles. Counter flashing is cut into the mortar joints and folded down over the step pieces. An apron seals the low side, and a cricket or back pan diverts water and debris around the high side. On a stone chimney, the counter flashing has to follow irregular joints, which takes more care. We replace failed flashing rather than patching it with tar or caulk.
Brick, Stone and Mortar Repairs
Mortar joints wear out first. When they recess or crack, water gets into the chimney, freezes in winter and pushes the faces off bricks. That spalling spreads every season the joints stay open.
On brick chimneys, we cut out worn mortar to an even depth and pack in new mortar compatible with the brick. Older brick usually calls for a softer mortar so the joints take the wear. Damaged bricks are replaced with the closest match available.
On stone chimneys, joints are wider and irregular, and the mortar does more of the work of keeping water out. We choose a mortar suited to the stone and fill joints without smearing the faces. Loose stones can be reset where needed.
Chimney Rebuilding
When a chimney leans, has loose masonry throughout the top, or shows cracks through many courses, repairs may not hold. After evaluating it, we may recommend a rebuild.
A partial rebuild replaces the failed top section. A full rebuild above the roofline takes the stack down to the roof deck or below and relays it. On an old farmhouse, we discuss reusing sound stone or matching brick so the rebuilt chimney suits the house. Every rebuild ends with a new crown and new flashing.
Chimney Crowns and Caps
The crown is the sloped slab across the top of the chimney. It should shed water away from the flue and drip it clear of the masonry. Flat, thin or cracked crowns let water soak into the chimney from above. We repair small cracks where that will last and replace crowns that are broken or poorly shaped.
A cap covers the flue opening and keeps out rain, leaves, needles and animals. Under heavy tree cover in the Sourlands, a cap is one of the simplest ways to protect the top of the chimney.
Waterproofing and Moisture Protection
After repairs, a breathable water repellent can reduce how much rain the masonry absorbs while letting moisture escape. On a shaded chimney that dries slowly, breathability is important. A repellent does not seal open joints, fix a cracked crown or stop a flashing leak, so we apply it only after those repairs are done.
Signs Your Chimney May Need Repair
- Water stains on a ceiling or wall near the chimney
- Recessed, sandy or missing mortar
- Flaking brick or loose stones
- Lifted, rusted or tar-covered flashing
- A cracked crown or missing cap
- Leaves or needles packed behind the chimney
- Moss or white staining on the masonry
- A chimney that leans
Repair Versus Rebuilding
Most chimneys can be repaired with repointing, some brick or stone work, new flashing and a new crown or cap. A rebuild is the better choice when the masonry has failed over a large area or the chimney is out of plumb. We show you photos and explain both options during the estimate.
What Affects Chimney Repair Costs in Hopewell Township?
We price every chimney after seeing it. Costs depend on:
- Whether the chimney is brick or stone
- Chimney height and how much masonry needs work
- Roof pitch and access, including tight river-road sites
- Keeping equipment away from wells and septic fields on rural lots
- Flashing condition and whether a cricket is needed
- Crown repair or replacement
- Roofing repairs around the chimney or at nearby addition joints
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Hopewell Township construction office before work begins, and we can discuss it during your estimate.
Coordinating With a Roof Replacement
If your roof is reaching replacement age, it often makes sense to repair the chimney at the same time. With the old shingles off, new step and counter flashing can be installed correctly, the crown and mortar can be repaired while staging is already up, and the new roof is sealed to sound masonry from the start. We can price the chimney and roof together or separately so you can decide.

Hopewell Township Chimney Repair FAQs
Is a chimney repair estimate free?
Yes. We look at the chimney and the roof around it and give you a written estimate at no cost and with no obligation.
How do I book an estimate?
Use the online scheduling button on this page or call or text (551) 241-0470.
Do you repair stone chimneys on older farmhouses?
Yes. We repoint stone with a suitable mortar, reset loose stones and replace flashing along irregular joints.
My house is in the Sourlands under heavy trees. What should I watch for?
Look for needles and leaves packed behind the chimney, moss on shaded brick and stains near the chimney inside. A cricket, a cap and trimmed branches help.
Should I repair my chimney when I replace my roof?
It is often the best time. New flashing can be installed correctly with the old shingles off, and masonry repairs can be done while staging is in place.
Can you work on a tight lot along the river road?
Yes. We plan access, staging and deliveries during the estimate.
