Chimney Repair in Lambertville, NJ | Monarch Roofing & Construction
Lambertville packs about 2,265 homes onto just over one square mile along the Delaware River, across the bridge from New Hope, Pennsylvania. The Lambertville Historic District covers nearly the whole city, and many of its houses are brick row houses and brownstones set close together, often sharing walls and rooflines with their neighbors. Chimneys on these buildings have stood through generations of river weather, and the joints where one roof meets the next are some of the most common places for water to get in.
Monarch Roofing & Construction repairs chimneys and the roofing around them. We repoint brick, replace damaged units, rebuild crowns, install caps, replace flashing and rebuild chimney tops when the masonry has failed. On attached houses, we plan each repair around the neighboring roof and wall as well as your own. Every project starts with a free chimney repair estimate.

Chimney Repair on Historic Attached Houses
Working on a chimney in Lambertville usually means working on an older brick building in tight quarters. A few conditions come up again and again in a city like this.
Party walls and stepped rooflines
Attached houses share walls, and a taller building often steps up beside a shorter one. When a chimney sits at or near one of those walls, the flashing has to seal against your roof, the chimney and sometimes the neighbor’s wall too. If only one owner is doing work, the repair has to tie into the adjoining roof as it is.
Low-slope rear sections
Some older attached houses have a steep front roof and a much flatter section over the back. If a chimney rises through or beside a low-slope section, the flashing details are different from those on a shingled slope. We look at the roof around the chimney and explain what it needs.
Federal and Victorian details
Cornices, dormers and decorative trim are easy to damage when old flashing and brick come off. We protect those details during chimney work and plan staging so nothing heavy rests on them.

Chimney Leaks and Roof Flashing
Water that shows up beside a chimney inside the house can come from flashing, open mortar joints, porous brick, a cracked crown or an uncapped flue. On a row house it can also come from the junction with a neighboring wall. We trace the entry point before quoting so the repair goes where the problem is.
When flashing is the cause, we replace it as a system. Step flashing works up the sides with the roofing. Counter flashing is cut into the mortar joints and laps over the step pieces. An apron seals the low side, and a cricket or back pan keeps water from sitting behind the stack. Where the chimney meets a party wall, the wall flashing has to work with all of it. Caulk and roof tar over failed metal are short-term patches, not repairs.
Brick and Mortar Repairs
Old brick and old mortar need care. As joints recess and crumble, rain moves deeper into the chimney, and winter freezes break the faces off bricks. That flaking, called spalling, gets worse every season the joints stay open.
We repoint by removing worn mortar to a consistent depth and packing in fresh mortar. On historic brick, the new mortar must be softer and more breathable than the brick, so the joints take the stress of moisture and temperature changes instead of the brick. A mortar that is too hard can crack and spall old brick from the edges. Where bricks are too damaged to keep, we replace them with units matched as closely as possible in size, color and texture.
Chimney Rebuilding
When a chimney leans, has loose brick throughout the top section, or has cracks through many courses, repointing may not be enough. After evaluating the chimney, we may recommend rebuilding the damaged portion.
A partial rebuild replaces only the top courses that have failed. A full rebuild above the roofline relays the chimney from the roof deck or lower. On a historic building we talk through brick, mortar color and the chimney’s original shape before starting, so the finished chimney fits the house and the street. Every rebuild finishes with a new crown and new flashing.
Crowns and Caps
The crown seals the top of the chimney and should shed water clear of the brick. Older crowns are often flat or thin and crack over time, letting water soak down into the masonry. We repair small cracks where that will last and replace crowns that are broken or poorly shaped.
A cap keeps rain, debris and animals out of the flue opening. On a tight city block, a cap also helps keep debris from neighboring trees and roofs out of the chimney top.
Breathable Waterproofing for Old Brick
After the masonry is repaired, a breathable water repellent can reduce how much rain soaks into the brick while letting moisture inside escape. That breathability is essential on older brick, which can be damaged when water is trapped behind a coating. A repellent does not seal open joints or stop a flashing leak, so we apply it only after repairs are complete, and only where it suits the masonry.
Signs Your Chimney May Need Repair
- Stains on the ceiling or wall near the chimney or along a party wall
- Mortar joints that are recessed, sandy or missing
- Brick faces that flake, crack or crumble
- Flashing that has lifted or is covered in layers of tar
- A cracked crown or missing cap
- White staining on the brick
- A chimney that leans
- Loose brick at the top of the stack
Repair Versus Rebuilding
Most chimneys can be repaired with repointing, some brick replacement, new flashing and a new crown or cap. A rebuild becomes the better choice when the brick has failed across a large area or the chimney has moved out of plumb. During the estimate we show you photos and explain both options when both are realistic.
What Affects Chimney Repair Costs in Lambertville?
Costs depend on the chimney and the building. Key factors include:
- Chimney height and how much masonry needs work
- Access on a tight lot or attached row, and where staging and debris can go
- Whether the flashing ties into a neighbor’s roof or wall
- Whether the roof around the chimney is steep or low-slope
- How many bricks need replacement and how closely they must match
- Crown repair or replacement
- Protection for cornices, dormers and trim
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Lambertville construction office before work begins, and we can discuss it during your estimate.
Working Close to Your Neighbors
On attached houses, chimney work affects more than one property. We plan ladders, staging and debris removal so sidewalks and neighboring doorways stay clear, protect adjoining roofs where we need to step or tie in, and clean up at the end of each day. If a repair needs to touch a neighbor’s roof or wall, we will tell you before work begins so you can talk with them.

Lambertville Chimney Repair FAQs
Is the chimney repair estimate free?
Yes. We look at the chimney, crown, cap, flashing and the roof around it and give you a written estimate at no cost.

Use the online scheduling button on this page or call or text (551) 241-0470.
My row house chimney leaks near the party wall. Can you fix that?
Yes. We check the flashing where your roof, chimney and the neighboring wall meet and repair the connection so it works with the adjoining roof.
Why does the type of mortar matter on an old brick chimney?
Historic brick is often softer than modern brick. Mortar that is harder than the brick can trap moisture and damage it, so we use a softer, more breathable mix.
Can you match the old brick on my chimney?
We match replacement brick as closely as we can in size, color and texture and choose a mortar color that blends with the existing joints.
Do you repair the roof around the chimney too?
Yes. If shingles, underlayment or decking near the chimney are damaged, we repair them with the flashing.
