Chimney Repair in Manasquan, NJ | Monarch Roofing & Construction

Manasquan is a shore borough of about 3,400 housing units on roughly 2.5 square miles, nearly half of it water, with the Atlantic Ocean to the east and the Manasquan Inlet to the south. Over the years, many of its small beach bungalows have been torn down and replaced by larger single-family homes, and the town has become more of a year-round community. That leaves two kinds of chimneys: those on older bungalows and cottages, often patched over decades, and those on newer, taller homes with complex rooflines. Both stand in salt air and storm wind from the ocean and the inlet.

Monarch Roofing & Construction repairs chimneys and the roofing around them. We repoint, replace damaged brick, rebuild crowns and stacks, install caps and replace flashing with metals suited to salt air. Manasquan homeowners are served from our regional location in Manasquan as well as our headquarters. Every project starts with a free chimney repair estimate.

Two Generations of Shore Homes

Beach bungalows and cottages

On the older bungalows that remain, a chimney may have seen decades of patches: flashing covered in tar, mortar touched up with whatever was on hand, and new shingle layers laid around it. Removing old patches and layers near the chimney and installing new step and counter flashing is often the lasting fix. These roofs are usually simple, so a well-planned repair can solve years of small problems at once.

Larger newer homes

Newer homes built on bungalow lots are often taller, with multiple gables, dormers, porches and decks. A chimney or chase near those details receives more water, and wind-driven rain hits exposed walls and chimneys harder on a tall house. Flashing has to tie into the surrounding roof details correctly.

The Inlet and the Ocean

Homes near the beach face salt spray and onshore wind; homes near the inlet face wind across open water from the south and east. Salt corrodes flashing, fasteners and caps, and on many shore homes the metal at the chimney fails before the masonry. We use corrosion-resistant metal, cut counter flashing into the mortar and fasten caps securely.

More Year-Round Living

As more homes are lived in year-round, chimneys see more winter weather on occupied houses: snow melt, ice at the eaves and freeze-thaw cycles in the masonry. Ice or slush behind a chimney can back water under the flashing, so a cricket or back pan and properly set flashing matter more than they did in a summer-only cottage.

Professional Chimney Repair Services

  • Corrosion-resistant step, counter and apron flashing
  • Crickets and back pans behind wide chimneys
  • Repointing worn mortar joints
  • Replacing spalled, cracked or loose brick
  • Crown repair and replacement
  • Cap installation and secure fastening
  • Partial and full rebuilds above the roofline
  • Breathable water repellent after repairs
  • Storm damage repair to chimneys and nearby roofing

Chimney Leaks and Roof Flashing

Wind-driven rain can enter at a flashing detail and travel along framing before showing up inside. Water may also come through open mortar joints, porous brick, a cracked crown or an uncapped flue. We trace it to the source before recommending a repair.

Step flashing runs up the sides of the chimney with the shingles. Counter flashing is cut into the mortar joints and laps over the step pieces. An apron seals the front, and a cricket or back pan covers the back. We replace failed flashing rather than adding more tar.

Brick and Mortar Repairs

When mortar joints recess, water and salt get into the brick, freeze and push off the face. We repoint by removing worn mortar to an even depth and packing in fresh mortar compatible with the brick. Damaged bricks are replaced with the closest available match.

Chimney Rebuilding

When a chimney leans, has loose brick throughout the top section, or has cracks through many courses, repairs may not last. After evaluating it, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. Every rebuild finishes with a new crown and new flashing.

Chimney Crowns and Caps

The crown seals the top of the chimney and should slope away from the flue with an overhang that drips water clear of the brick. Cracked or flat crowns let storm water into the masonry. We repair small cracks where that will last and replace crowns that are broken or poorly shaped. A cap keeps rain and animals out of the flue; near the inlet and ocean it should be corrosion-resistant and well fastened.

Waterproofing and Moisture Protection

After repairs, a breathable water repellent can reduce how much rain and spray the brick absorbs while letting moisture escape. It does not seal open joints, fix a crown or stop a flashing leak, so we use it only after those repairs.

Signs Your Chimney May Need Repair

  • Stains near the chimney inside, especially after storms
  • Rusted flashing or flashing covered in tar
  • Recessed or missing mortar
  • Flaking or broken brick
  • White deposits on the brick
  • A cracked crown or a rusted, loose or missing cap
  • Ice building up behind the chimney
  • A chimney that leans

Repair Versus Rebuilding

Most chimneys need repair: new flashing, repointing, some new brick and a new crown or cap. A rebuild is the better choice only when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options.

What Affects Chimney Repair Costs in Manasquan?

We price each chimney after seeing it. Costs depend on:

  • Chimney height and how much masonry needs work
  • Roof pitch and complexity, especially on taller newer homes
  • Old patches and shingle layers to remove on bungalows
  • Corrosion-resistant flashing and cap materials
  • Whether a cricket is needed
  • Crown or cap replacement
  • Whether a permit is required

Permits for Chimney Work

Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Borough of Manasquan construction office before work begins, and we can discuss it during your estimate.

My bungalow chimney has been patched many times. Can it be fixed properly?

Usually, yes. Removing old patches and installing new flashing, along with repointing and a new crown, often solves years of small leaks.

My house is near the inlet. Is that different from the beach?

Inlet homes face wind across open water from the south and east. Salt and wind affect both.

We live here year-round now. Does that change what the chimney needs?

Winter use brings ice and snow melt, so a cricket and properly set flashing matter more.

Will you repair the roof around the chimney?

Yes. We repair shingles, underlayment and decking around the chimney along with the flashing.
