Chimney Repair in Metuchen, NJ | Monarch Roofing & Construction
Metuchen, the “Brainy Borough,” has about 6,000 homes on less than three square miles, completely surrounded by Edison. Many are older houses with steep roofs, dormers, porches, and masonry chimneys, including homes in and around the Middlesex Avenue–Woodwild Park Historic District, listed on the National Register in 2017 with nearly 200 contributing buildings. Mature trees shade many of these streets. Over the years, chimneys here have lost mortar, cracked their crowns, and had their flashing patched with tar instead of replaced, and those patches eventually fail.
Monarch Roofing & Construction repairs chimneys throughout Metuchen, on homes and on the commercial and mixed-use buildings along Main Street. We replace tar-patched flashing with properly installed metal, repoint mortar, replace damaged brick, rebuild crowns, install caps, and rebuild chimneys above the roofline when the masonry cannot be saved. Every job begins with a free chimney repair estimate.

What Makes a Chimney Repair Last
Some chimney repairs hold up for many years; others fail after a winter or two. The difference usually comes down to a handful of decisions:
- Fixing the actual source. A stain near the chimney might come from the flashing, the crown, the mortar, or even the roof nearby. A repair that targets the wrong component will not stop the leak.
- Replacing flashing rather than sealing it. Tar and caulk harden and crack. New metal, installed in layers with the shingles and set into the masonry, sheds water on its own.
- Using compatible mortar. On older chimneys, mortar that is harder than the brick can cause the brick to crack. The joints should be the part that wears.
- Building a proper crown. A thin mortar wash over the top bricks cracks quickly. A crown with thickness, slope, overhang, and a drip edge lasts.
- Adding a cap. Keeping rain out of the flue protects the masonry from the inside.
These principles guide every chimney repair we do in Metuchen.

Replacing Tar-Patched Flashing
On many older homes, the chimney flashing has been coated with roofing tar again and again. Each coat stops the leak for a while, then the tar shrinks, cracks, and lets water back in. Layers of tar also hide what is underneath, which may be corroded step flashing, counter-flashing that has pulled out of its joint, or gaps where no flashing was ever installed.
We remove the tar and the old metal, inspect the board decking for rot, and replace any damaged wood. Then we install new step flashing with each course of shingles along the sides, counter-flashing set into cut mortar joints and folded over the steps, an apron across the low side, and a back pan or cricket across the high side. If the joints that anchor the counter-flashing are eroded, we repoint them first.
Steep Roofs and Dormers
Older homes often have steep roofs with dormers, and a chimney nearby can receive a lot of water. On these roofs, leaks can travel along rafters before appearing inside, sometimes a room away from the chimney. We trace the water path carefully before recommending repairs.
Repointing and Brick Replacement
Repointing removes deteriorated mortar to a sound depth and refills the joints in layers with fresh mortar tooled to match the original joint profile. We choose mortar that is compatible with your chimney’s brick.
Cracked and spalling bricks are cut out and replaced with brick matched as closely as practical. When spalling is widespread, the chimney is taking on water from above, and we correct that source.
Crowns and Caps
A crown should be a solid slab that slopes away from the flue and overhangs the brick with a drip edge. Many older chimneys have thin mortar crowns that cracked long ago. We repair minor cracks and replace failed crowns. A cap keeps rain, snow, animals, and leaves out of the flue; under mature trees, a screened cap is a practical choice.
Main Street Buildings
Commercial and mixed-use buildings along Main Street often have flat roofs with parapets. A chimney on a flat roof needs its base flashed into the membrane, with metal counter-flashing set into the masonry above. Deteriorated chimney or parapet masonry can also let water into the walls below. We repair the masonry and re-flash the junction with the roof.
Rebuilding Above the Roofline
When brick above the roof is loose across many courses, the chimney leans, or patching has left little sound masonry, rebuilding may be the right answer. A partial rebuild replaces the top courses; a full rebuild replaces the chimney above the roofline. We match brick and mortar as closely as practical and finish with a new crown, cap, and flashing. We recommend rebuilding only after evaluating the chimney.
Historic District
If your home is in the Middlesex Avenue–Woodwild Park Historic District or another historic area, check with the borough about any requirements before visible changes, such as rebuilding a chimney or altering its appearance.
Breathable Waterproofing
After repairs, a breathable water repellent can help older masonry resist rain while letting moisture vapor escape. Non-breathable sealers can trap water in older brick. A repellent never substitutes for repairs.
Signs Your Chimney Needs Repair
- Tar or caulk around the base of the chimney
- Stains near the chimney, or in a room below a dormer
- Recessed or crumbling mortar
- Flaking, cracked, or loose brick
- A cracked crown or missing cap
- White deposits on the brick
- Leaves piling up behind the chimney
- A visible lean
Repair Versus Rebuilding
Repair is our starting point because preserving sound masonry is usually worthwhile. When deterioration is too extensive for repairs to last, rebuilding the affected section is the durable choice. We explain our findings and recommendation.
What Affects Chimney Repair Costs in Metuchen?
- How much tar and old flashing must be removed
- Board decking damage under old patches
- Extent of repointing and brick replacement
- Crown repair or replacement
- Flashing scope and any cricket
- Chimney height and roof steepness
- Pitched or flat roof
- Partial or full rebuilding
Permits for Chimney Work in Metuchen
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Metuchen borough construction office before work begins, and we can discuss it during your estimate.
