Chimney Repair in Middletown, NJ | Monarch Roofing & Construction

Middletown Township stretches across 41 square miles from Raritan Bay to the Navesink River, with nearly 25,000 homes in a collection of distinct communities. On the Bayshore are Belford, Leonardo, Port Monmouth and North Middletown. Inland are Lincroft, Navesink, Locust, Chapel Hill and River Plaza, and in between are New Monmouth, Fairview, Oak Hill, Harmony and Everett. Middletown Village, settled in the 1600s, has its own historic district. A chimney on a bayfront house in Leonardo faces different problems from one on a wooded lot in Lincroft or an old house in the village, and the repair should reflect that. This page covers Middletown Township in Monmouth County.

Monarch Roofing & Construction repoints and rebuilds masonry chimneys and repairs the caps and flashing of framed chases, along with the roofing around them. Every project starts with a free chimney repair estimate.

Matching the Repair to the Neighborhood

Bayshore communities

In Belford, Leonardo, Port Monmouth and North Middletown, homes face storms off Raritan Bay. Wind drives rain into mortar joints and under counter flashing, and salt air corrodes metal. Here the priorities are tight counter flashing cut into the mortar, corrosion-resistant metal, and caps fastened to stay put. Homes that have been raised are taller and more exposed, and reaching their chimneys requires staging and fall protection.

Postwar suburbs

Houses built in the decades after World War II are likely on their second or third roof, and some have two layers. Chimney flashing may have been reused or bent over old shingles, crowns may be cracking, and mortar may be receding near the top. The priority here is new flashing set properly, usually alongside repointing and a new crown.

Lincroft, Navesink and Locust

Homes on wooded lots may have complex roofs and heavy shade. Leaves collect behind chimneys and in valleys, holding water against flashing, and shaded masonry dries slowly and can grow moss. The priorities are a cricket or back pan behind wide chimneys, a sound crown and a good cap.

Middletown Village and other old settlements

Older houses may have masonry chimneys built with soft brick and mortar, board decking and original framing. Careful repointing with compatible mortar and protection of historic trim come first.

  • Crickets and back pans behind wide chimneys
  • Repointing worn mortar joints

  • Crown repair and replacement

  • Caps and flashing on framed chases
  • Partial and full rebuilds above the roofline

Chimney Leaks and Roof Flashing

Leaks near a chimney may come from flashing, open mortar joints, porous brick, a cracked crown, an uncapped flue, or a failed chase cap. On complex roofs, a nearby valley or wall joint can also be the source. We trace the water before recommending a repair.

Step flashing runs up the sides of the chimney with the shingles. On masonry, counter flashing is cut into the mortar joints and laps over the step pieces; on a framed chase, the siding laps over the step flashing. An apron seals the low side, and a cricket or back pan covers the high side. We install new flashing instead of patching old metal with tar.

Brick and Mortar Repairs

When mortar joints recess, water gets into the brick, freezes and pushes off the face. That spalling spreads each winter, faster on shaded or storm-exposed chimneys. We repoint by removing worn mortar to an even depth and packing in fresh mortar compatible with the brick. On older houses, the mortar should be softer than the brick. Damaged bricks are replaced with the closest available match.

Chimney Rebuilding

When a chimney leans, has loose brick throughout the top section, or has cracks through many courses, repairs may not last. After evaluating the masonry, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. On historic houses, we discuss brick, mortar color and the chimney’s original shape before starting. Every rebuild finishes with a new crown and new flashing.

Chimney Crowns and Caps

The crown seals the top of a masonry chimney and should slope away from the flue with an overhang that drips water clear of the brick. Flat or cracked crowns let water into the masonry. We repair small cracks where that will last and replace crowns that are broken or poorly shaped. A cap keeps rain, leaves and animals out of the flue opening. On a framed chase, a sound, sloped chase cap does the same job.

Waterproofing and Moisture Protection

After masonry repairs, a breathable water repellent can reduce how much rain the brick absorbs while letting moisture escape. That matters on shaded chimneys and storm-exposed ones alike. A repellent does not seal open joints, fix a cracked crown or stop a flashing leak, so we use it only after those repairs.

Signs Your Chimney May Need Repair

  • Water stains near the chimney inside
  • Recessed or missing mortar
  • Flaking brick or moss on the shaded side
  • Rusted, lifted or tar-covered flashing
  • A cracked crown or a loose or missing cap
  • Leaves collecting behind the chimney
  • A rusted chase cap
  • A chimney that leans

Repair Versus Rebuilding

Most chimneys need repair: new flashing, repointing, some new brick and a new crown or cap. A rebuild is the better choice only when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options.

What Affects Chimney Repair Costs in Middletown?

We price each chimney after seeing it. Costs depend on:

  • Whether the chimney is masonry or a framed chase
  • Chimney height and roof pitch
  • Staging needed on raised or tall homes
  • Flashing material, including corrosion-resistant metal near the bay
  • Whether a cricket is needed
  • Layers of old shingles around the chimney
  • Crown or cap replacement
  • Whether a permit is required

Permits for Chimney Work

Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Middletown Township construction office before work begins, and we can discuss it during your estimate.

What Happens on Repair Day

We protect the roof, plantings and walkways below the chimney first. Old flashing and failed mortar come out, and damaged brick is cut away. Masonry repairs follow, then the crown and cap. New flashing goes in last so it seals against finished masonry. Before we leave, we clean up and walk you through the completed work with photos. If the job runs more than one day, any open roofing or masonry is covered overnight.
