Chimney Repair in Morristown, NJ | Monarch Roofing & Construction
Morristown, the Morris County seat, packs about 9,200 housing units into three square miles around the Morristown Green. That makes it more urban than most of the county, and its chimneys reflect the mix: tall brick stacks on historic homes with steep roofs and several chimneys apiece, chimneys on multi-family houses where a leak affects tenants, and masonry chimneys rising from the flat roofs of downtown and mixed-use buildings. Each type has its own weak points, but all of them face the same freeze-thaw winters.
Monarch Roofing & Construction repairs chimneys across Morristown. We work on pitched and flat roofs, replacing flashing, repointing mortar, replacing brick, rebuilding crowns, installing caps, and rebuilding chimneys above the roofline when the masonry is too far gone to repair. We provide free chimney repair estimates for homeowners and property owners alike.

Chimney Repair for Morristown’s Building Types
Historic homes
Older homes often have steep roofs, dormers, porches, and multiple chimneys. Masonry that has weathered for generations tends to have eroded joints, cracked crowns, and flashing patched during earlier re-roofs. We repoint with mortar suited to older brick, rebuild crowns, and re-flash each chimney properly. If your home is within a historic district, such as the Morristown District listed on the National Register, check with the town about any review requirements before visible changes like a chimney rebuild.
Multi-family houses and rentals
For owners of two-family and multi-family houses, a chimney leak is also a tenant issue. We coordinate access with you, protect occupied units, and explain repair options so you can make decisions quickly.
Downtown and mixed-use buildings
Buildings around the Green and along the main streets often have flat roofs with parapets. A chimney on a flat roof meets a membrane instead of shingles, and the junction must be flashed to suit that membrane, with counter-flashing set into the masonry above. Deteriorated chimney or parapet masonry can also let water into walls below. We repair the masonry and re-flash the junction with the roof.
Chimney Services We Provide
- Exterior chimney leak diagnosis
- Step flashing, counter-flashing, aprons, and crickets on pitched roofs
- Chimney-to-membrane flashing on flat roofs
- Repointing and brick replacement
- Crown repair and replacement
- Chimney cap installation and replacement
- Storm damage repair
- Partial and full rebuilding above the roofline
Flashing: The Joint Between Chimney and Roof
On a pitched roof, chimney flashing is built in layers. Step flashing runs up each side, interleaved with the shingles. Counter-flashing is set into a mortar joint and lapped over the step flashing. The front gets an apron, and the back gets a pan or cricket to move water around the chimney.
On a flat roof, the membrane is turned up the side of the chimney and terminated, and metal counter-flashing set into the masonry covers that termination so water cannot get behind it.
Either way, roofing cement and caulk are not a substitute for proper metalwork. They dry and crack. We remove failed flashing and install new materials correctly so the junction sheds water on its own.
Brick and Mortar Repairs
Mortar joints wear out first, by design. When they erode, water soaks in, freezes, and pushes the masonry apart. Repointing removes deteriorated mortar to a sound depth and replaces it with new mortar compatible with the brick and tooled to match. On historic chimneys, that compatibility matters even more, because older brick is often softer than modern mortar.
Cracked or spalling bricks, with faces that flake or pop off, are cut out and replaced. When spalling is widespread, we find the source of the moisture, usually a cracked crown or uncapped flue, and correct it.
Crowns and Caps
The crown is the slab on top of the chimney. It should slope away from the flue, overhang the brick, and have a drip edge. Thin mortar crowns crack quickly, letting water straight into the masonry. We repair crowns with minor cracks and replace failed ones.
A cap keeps rain, snow, birds, and debris out of the flue. We install caps where they are missing and replace damaged caps. On homes with several chimneys, we check each one.
Rebuilding Above the Roofline
When brick is loose across many courses, the chimney is leaning, or heavy patching has left little sound masonry, rebuilding may be the better solution. A partial rebuild replaces the upper section; a full rebuild replaces the chimney above the roofline. Rebuilds include a new crown, cap, and flashing. On historic homes, we match brick and mortar as closely as practical. We recommend a rebuild only after evaluating the chimney.
Waterproofing After Repairs
A breathable water repellent can help repaired masonry resist rain while allowing moisture vapor to escape. It is a finishing step and does not fix flashing, crowns, or open joints.
Signs of Chimney Trouble
- Water stains near the chimney, including in upper-floor units
- Damp walls below a parapet or chimney on a flat-roof building
- Eroded or crumbling mortar
- Cracked, loose, or flaking brick
- A cracked crown or missing cap
- Flashing that is rusted, lifted, or covered in tar
- White deposits on the masonry
- Pieces of brick on the roof or sidewalk
- A visible lean
Repair Versus Rebuilding
Repair is the right choice when the masonry is mostly sound. Rebuilding is more durable when deterioration is extensive or the chimney has shifted. We explain what we found and why we recommend one approach, including any reasonable alternatives.
What Affects Chimney Repair Costs in Morristown?
- Pitched or flat roof, and the roofing material involved
- Chimney height and access, including tight urban lots
- Extent of repointing and brick replacement
- Crown repair or replacement
- Flashing scope and any cricket
- Number of chimneys on the building
- Coordination with tenants in occupied buildings
- Partial or full rebuilding
Permits for Chimney Work in Morristown
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Town of Morristown construction office before work begins, and we can discuss it during your estimate. Properties in historic districts may also have review requirements.
