Chimney Repair in North Brunswick, NJ | Monarch Roofing & Construction
North Brunswick Township, despite its name, lies just south of New Brunswick, with about 15,800 homes across twelve square miles between Route 1 and Farrington Lake. Its neighborhoods include single-family homes of many sizes, with some larger homes in the southern and eastern sections, along with townhouse and condominium communities. Chimneys here range from modest brick stacks on homes in neighborhoods built around the same time to taller chimneys rising through complex roofs with multiple planes, dormers, and valleys.
Monarch Roofing & Construction repairs chimneys throughout North Brunswick. We trace leaks, replace flashing, build crickets, repoint mortar, replace damaged brick, rebuild crowns, install caps, and rebuild chimneys above the roofline when the masonry is beyond repair. Every project starts with a free chimney repair estimate.

Chimney Repair Across North Brunswick
Neighborhoods built together
Where homes went up at about the same time, chimneys wear out on a similar schedule. Recessed mortar joints, cracked crowns, rusted caps, and aging flashing tend to appear up and down the same street. If neighbors are having chimney or roof work done, it is a good time to have yours checked.
Larger homes with complex roofs
On larger homes, chimneys often sit among several roof planes, near valleys or below long slopes. That can send a lot of water to the uphill side of the chimney. When water gets past the flashing on a complex roof, it can travel along framing and appear far from the chimney, so we trace the water path before recommending a fix.
Association communities
In townhouse and condominium communities, the association may handle chimneys and roofs or set rules for materials and contractors. Check your association’s requirements first. We can provide a written scope for its review.

Why Crickets Matter
A chimney interrupts the flow of water down a roof. On the uphill side, water, snow, and debris collect against the masonry. On a narrow chimney, a back pan can handle it. On a wider chimney, or one sitting below a long slope, a cricket is the better solution. A cricket is a small peaked structure, framed and covered with roofing and metal, that splits the flow and sends water around both sides of the chimney.
Without one, water can sit against the back of the chimney after every storm, wearing out the flashing and soaking the lower courses of brick. Many chimneys that leak only in heavy rain are missing a cricket or have one that was built too small. When we replace chimney flashing, we evaluate whether a cricket is needed and build one where it makes sense.
How the Rest of the Flashing Works
Along the sides, step flashing is installed one piece per shingle course, overlapping like the shingles. Counter-flashing is set into a cut in the mortar joint and folded down over the step flashing so water cannot run behind it. The downhill face gets an apron. When any of these pieces corrodes, loosens, or has been replaced with roofing cement, water gets in. We remove failed flashing, check the decking, and install new metal in the correct sequence.
Repointing and Brick Replacement
Repointing removes deteriorated mortar to a sound depth and replaces it with fresh mortar compatible with your brick, tooled to match the existing joints. When joints are sound, they keep rain from soaking into the chimney and protect the brick from freeze damage.
Bricks that are cracked or spalling, with faces that have flaked or broken off, are cut out and replaced. Widespread spalling means water is getting into the chimney from above, usually through a cracked crown or missing cap, and we correct that source.
Crowns and Caps
A crown should be a solid, sloped slab that overhangs the brick with a drip edge so water falls clear of the chimney faces. Thin mortar crowns crack in freezing weather and let water directly into the masonry. We repair minor cracks and replace failing crowns.
A cap keeps rain, snow, birds, and debris out of the flue. We install caps where they are missing and replace those that are rusted or damaged.
Taller Chimneys
Chimneys on larger homes are often taller, both overall and above the roofline. Height increases exposure to wind and weather, especially at the crown and upper courses, and it affects how the work is staged. We plan safe access for tall chimneys during the estimate and factor it into the scope.
Rebuilding Above the Roofline
When brick above the roof is loose across many courses, the chimney leans, or patching has left little sound masonry, rebuilding may be the durable choice. A partial rebuild replaces the top courses; a full rebuild replaces the chimney above the roofline. Each includes a new crown, cap, and flashing. We recommend rebuilding only after evaluating the chimney and explaining why repair will not hold.
Breathable Waterproofing
After repairs, a breathable water repellent can help brick resist rain while letting moisture vapor escape. It does not fix flashing, crowns, or open joints, so it always follows those repairs.
Signs Your Chimney Needs Repair
- Stains near the chimney, or in rooms below valleys
- Leaks that appear only in heavy rain
- Water or debris collecting behind the chimney
- Eroded or crumbling mortar
- Cracked, loose, or flaking brick
- A cracked crown or missing cap
- Rusted, lifted, or tarred flashing
- A visible lean
Repair Versus Rebuilding
When the masonry is mostly sound, targeted repair is the right call. When deterioration runs deep or the chimney has shifted, rebuilding lasts longer. We explain our findings and why we recommend one approach.
What Affects Chimney Repair Costs in North Brunswick?
- Chimney height and roof complexity
- Whether a cricket is needed
- Extent of repointing and brick replacement
- Crown repair or replacement
- Flashing scope
- Association requirements
- Partial or full rebuilding
Permits for Chimney Work in North Brunswick
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the North Brunswick Township construction office before work begins, and we can discuss it during your estimate.

How do I schedule?
Use the scheduling button on this page or call or text (551) 241-0470.
My chimney leaks only in heavy rain. Why?
Water may be collecting behind the chimney and overwhelming the flashing. A cricket and new flashing often solve it.
I live in a townhouse. Can you repair my chimney?
Check your association’s rules first. We can provide a written scope for its review.
Does a taller chimney need different repairs?
Taller chimneys see more weather at the top and need careful staging, but the repairs themselves follow the same principles.
Will waterproofing fix a leak?
No. A breathable repellent helps only after the actual source has been repaired.
