Chimney Repair in Shrewsbury Township, NJ | Monarch Roofing & Construction

Shrewsbury Township is the smallest municipality in New Jersey by area, about one-tenth of a square mile with roughly 650 housing units. Nearly all of it is Vail Homes, formerly Camp Vail: 265 homes built during World War II for the families of personnel at Fort Monmouth, now the Alfred Vail Mutual Association, one of New Jersey’s first housing cooperatives. Shrewsbury Avenue is the only road access. Because so many homes share the same age and design, they tend to develop the same problems at about the same time, and decisions about exterior work may involve the cooperative as well as the household.

Monarch Roofing & Construction repairs chimneys and the roofing around them. We repoint, replace damaged brick, rebuild crowns and stacks, install caps and replace flashing. Every project starts with a free chimney repair estimate. This page covers Shrewsbury Township; Shrewsbury Borough has its own page.

Chimneys on WWII-Era Homes

Built quickly, built simply

Wartime homes were designed for speed and economy, with modest footprints and simple gable or hip roofs. Simple roofs are an advantage at the chimney: fewer valleys and wall intersections nearby, and flashing that is straightforward to replace properly.

Decades of reroofing

Houses around eighty years old have been reroofed several times. Where a home has a chimney, its flashing may have been reused, bent over an old shingle layer or covered in tar, and the masonry may have recessed mortar and a cracked crown. A lasting repair usually means removing old layers right around the chimney and installing new step and counter flashing, along with repointing and a new crown or cap as needed.

Similar homes, similar problems

If neighbors are dealing with chimney leaks, failing flashing or loose brick, it is worth having your own chimney checked. Homes built at the same time often reach the same point together.

Chimney Work in a Housing Cooperative

Because Vail Homes is organized as a mutual housing association, check how exterior work is handled before scheduling a chimney repair. Questions to ask include:

  1. Who is responsible for the chimney and roof: the household or the association?
  2. Are there approved materials or colors for flashing and caps?
  3. Does the work need association approval before a permit is requested?
  4. Are there rules about scheduling, containers or parking during construction?

We are glad to provide photos, a written scope of work and product details an association may ask for.

Chimney Leaks and Roof Flashing

Water near a chimney may come from flashing, open mortar joints, porous brick, a cracked crown or an uncapped flue. We check each before recommending a repair.

Step flashing runs up the sides of the chimney with the shingles. Counter flashing is cut into the mortar joints and laps over the step pieces. An apron seals the front, and on a wider chimney a cricket or back pan covers the back. We replace failed flashing rather than covering it with tar.

Brick and Mortar Repairs

When mortar joints recess, water gets into the brick, freezes and pushes off the face. That spalling spreads each winter. We repoint by removing worn mortar to an even depth and packing in fresh mortar compatible with the brick. On older homes, the mortar should be softer than the brick. Damaged bricks are replaced with the closest available match.

Chimney Rebuilding

When a chimney leans, has loose brick throughout the top section, or has cracks through many courses, repairs may not last. After evaluating it, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. Every rebuild finishes with a new crown and new flashing.

Chimney Crowns and Caps

The crown seals the top of the chimney and should slope away from the flue with an overhang that drips water clear of the brick. Cracked or flat crowns let water into the masonry. We repair small cracks where that will last and replace crowns that are broken or poorly shaped. A cap keeps rain, debris and animals out of the flue opening.

Waterproofing and Moisture Protection

After repairs, a breathable water repellent can reduce how much rain the brick absorbs while letting moisture escape. It does not seal open joints, fix a crown or stop a flashing leak, so we use it only after those repairs.

Attic Moisture or Chimney Leak?

Many older homes were built with little attic ventilation. In winter, warm, moist air can condense on the underside of the roof deck and drip, leaving stains that look like a leak. During the estimate, with your permission, we look in the attic near the chimney so we can tell you whether the water is coming through the chimney, the roof or the air.

Signs Your Chimney May Need Repair

  • Stains near the chimney inside
  • Recessed or missing mortar
  • Flaking or broken brick
  • Lifted, rusted or tar-covered flashing
  • A cracked crown or missing cap
  • White staining on the brick
  • A chimney that leans

Repair Versus Rebuilding

Most chimneys need repair: new flashing, repointing, some new brick and a new crown or cap. A rebuild is the better choice only when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options.

What Affects Chimney Repair Costs in Shrewsbury Township?

We price each chimney after seeing it. Costs depend on:

  • Chimney height and how much masonry needs work
  • Layers of old roofing to remove around the chimney
  • Flashing condition and whether a cricket is needed
  • Crown or cap replacement
  • Roofing or decking repairs around the chimney
  • Association requirements
  • Whether a permit is required

Permits for Chimney Work

Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Shrewsbury Township construction office before work begins, and we can discuss it during your estimate.
