Chimney Repair in Warren Township, NJ | Monarch Roofing & Construction
Warren Township spans nearly twenty square miles of northeastern Somerset County, with the Second Watchung Mountain ridge running east to west through its middle. The northern half slopes toward the Passaic and Dead Rivers, and the southern half lies in the Washington Valley between the First and Second Watchung ridges. Homes on and near the ridges take more wind, wooded lots drop limbs and leaves, and many larger homes have multiple gables, dormers, and chimneys. All of that, plus freeze-thaw winters, shapes how chimneys wear here.
Monarch Roofing & Construction repairs chimneys throughout Warren Township. We trace leaks, replace flashing, repoint mortar, replace damaged brick, rebuild crowns, install caps, repair storm damage, and rebuild chimneys above the roofline when the masonry is beyond repair. Every project starts with a free chimney repair estimate.

Chimney Repair on Warren’s Ridges and Valleys
Ridgetop exposure
On and near the Watchung ridges, chimneys catch the wind first. Gusts drive rain into mortar joints and under counter-flashing that was only caulked to the brick, and they can loosen caps. The crown and the upper courses of brick take the most punishment. We set counter-flashing firmly into the mortar and fasten caps securely for exposed sites.
Valley and slope homes
In the Washington Valley and on the slopes toward the rivers, wooded lots and shade keep masonry damp longer. Leaves collect behind chimneys and hold moisture against the flashing. Screened caps, crickets, and sound mortar help, along with trimming branches that overhang the roof.
Larger homes
Larger homes often have several chimneys set among long valleys and multiple roof planes. On roofs like these, water that gets past chimney flashing can travel along framing and appear far from the source. We trace the water path first and evaluate every chimney on the house.

What a Partial Rebuild Involves
When only the upper section of a chimney has deteriorated, a partial rebuild can restore it without disturbing the sound masonry below. A typical partial rebuild goes like this:
- Evaluate how far damage extends. We determine where loose or deteriorated brick ends and solid masonry begins.
- Protect the roof and surroundings. The roof surface, landscaping, and anything below the chimney are protected from falling debris.
- Take down the damaged section. Brick is removed course by course down to sound masonry. Sound brick may be cleaned and reused where practical.
- Relay the brick. The chimney is rebuilt with matching brick and compatible mortar, keeping courses level and joints consistent with the masonry below.
- Form a new crown. A properly sloped crown with an overhang and drip edge is built on top.
- Install a cap. A new cap covers the flue.
- Re-flash at the roof. If the rebuild reaches the roofline, or the flashing is worn, new flashing is installed and tied into the shingles.
A full rebuild above the roofline follows the same steps but starts at the roof. We recommend either only after evaluating the chimney and explaining why repair will not hold.
Flashing and Chimney Leaks
Flashing is where most chimney leaks start. Step flashing is woven into each shingle course along the sides; counter-flashing is set into a cut in the mortar joint and folded over the step flashing; an apron covers the downhill face; and a back pan or cricket protects the uphill face. When flashing has corroded, loosened, or been patched with roofing cement, we remove it, check the decking, and install new metal correctly.
Repointing and Brick Replacement
Repointing removes deteriorated mortar to a sound depth and refills the joints in layers with fresh mortar compatible with your brick, tooled to match the existing profile. Sound joints keep wind-driven rain out and hold counter-flashing firmly in place.
Cracked and spalling bricks are cut out and replaced with brick matched as closely as practical. Spalling is caused by water freezing inside the brick, so when it is widespread we find and correct the moisture source above it.
Crowns and Caps
A durable crown is solid, slopes away from the flue, and overhangs the brick with a drip edge so water falls clear of the chimney faces. Thin mortar crowns crack quickly, and falling limbs can break them. We repair minor cracks and replace failing crowns. A cap keeps rain, snow, animals, and leaves out of the flue; on wooded lots, a screened cap is practical.
After a Storm
After a major storm, look at your chimneys from the ground. A missing or tilted cap, bricks shifted near the top, flashing pulled away from the roof, or branches lying against the chimney all call for a closer look. Keep clear of the area below a damaged chimney and call us; we repair the chimney and the roof around it together.
Breathable Waterproofing
After repairs, a breathable water repellent can help brick resist wind-driven rain while letting moisture vapor escape. It never substitutes for repairing flashing, crowns, or mortar.
Signs Your Chimney Needs Repair
- Leaks during windy storms
- Stains near a chimney, or in rooms below valleys
- A loose, tilted, or missing cap
- Eroded or crumbling mortar
- Cracked, loose, or flaking brick, especially near the top
- A cracked or broken crown
- Leaves trapped behind the chimney
- A visible lean
Repair Versus Rebuilding
When the masonry is mostly sound, targeted repair is the right call. When deterioration runs through the upper courses or the chimney has shifted, a partial or full rebuild lasts longer. We explain our findings and recommendation.
What Affects Chimney Repair Costs in Warren Township?
- Number and height of chimneys
- Roof complexity and exposure
- Extent of repointing and brick replacement
- Crown repair or replacement
- Flashing scope and crickets

Permits for Chimney Work in Warren Township
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Warren Township construction office before work begins, and we can discuss it during your estimate.

Warren Township Chimney Repair FAQs

Yes. We evaluate the chimney and roof and provide a written estimate at no cost.
How do I schedule?
Use the scheduling button on this page or call or text (551) 241-0470.
What is the difference between a partial and full rebuild?
A partial rebuild replaces only the deteriorated upper section. A full rebuild replaces everything above the roofline.
Our home sits near the ridge. Why does the chimney leak in storms?
Wind drives rain into joints and behind loosely set flashing. Tight counter-flashing and sound mortar usually solve it.
Can you reuse our original brick in a rebuild?
Sound brick can often be cleaned and reused, with matching brick added as needed.
Will a sealant fix the leak?
No. Sealants do not replace proper flashing or sound mortar.
