Chimney Repair in Union Township, Hunterdon County, NJ | Monarch Roofing & Construction

Union Township in western Hunterdon County covers about 20 square miles of reservoir basin, plateau and ridge. Spruce Run Reservoir fills much of the northeast side, the Hunterdon Plateau rises to the southwest, and the Musconetcong Ridge runs along the northwest. Around 1,800 homes are spread among settlements such as Pattenburg, Perryville, Van Syckel, Norton, Mount Salem, Jutland, Grandin and Mechlings Corner. That mix of open water, high ground and old crossroads hamlets means chimneys here face wind, snow and age, often all at once. This page covers Union Township in Hunterdon County, not Union Township in Union County.

Monarch Roofing & Construction repairs the part of the chimney you can see from the yard: the brick, the mortar, the crown, the cap and the flashing where it meets the roof. We are a roofing contractor, so we can also repair the shingles and decking around the stack in the same visit. Each job begins with a free chimney repair estimate and a clear explanation of what the chimney needs.

Chimney Repair Across Union Township

A chimney in the reservoir basin deals with different weather than one on the ridge. Our work is the same in both places, but what we look for first changes with the setting.

Open ground near Spruce Run

Wind builds across open water and fields before it reaches a house. On exposed lots, wind-driven rain pushes sideways into mortar joints, under loose counter flashing and through cracks in the crown. Caps that are not fastened well can loosen or blow off. We check how securely the cap is attached and whether the side of the chimney facing the open ground is wearing faster than the rest.

The plateau and the ridge

Higher ground in the southwest and northwest gets more exposure to storms and can hold snow longer than sheltered valley lots. Snow that sits against the uphill side of a chimney melts slowly and feeds water into the joint between brick and roof. On wide chimneys, a cricket or back pan behind the stack keeps that meltwater moving around the chimney instead of pooling.

Older hamlet houses and farmhouses

Houses in the older crossroads settlements can be much older than the subdivisions built later. Their chimneys may need repointing, and the roofs around them may have board sheathing or framing that does not match modern standards. We account for that in the estimate so the scope is clear before work starts.

Our Chimney Repair Services

  • Step, counter and apron flashing repair and replacement
  • Crickets and back pans behind wide chimneys
  • Repointing of worn mortar joints
  • Replacement of cracked or spalled brick
  • Crown repair and replacement
  • Chimney cap installation and replacement
  • Partial and full chimney rebuilds above the roofline
  • Breathable exterior water repellent after masonry repairs
  • Storm damage repair to chimneys and the roofing around them

Finding and Fixing Chimney Leaks

A stain on the ceiling next to the chimney does not tell you where water entered. It could be flashing, open mortar joints, porous brick, a cracked crown or a missing cap. We check each of these from the roof before recommending a repair.

When the flashing is at fault, we replace it the right way. Step flashing is laid in with each course of shingles along the sides of the chimney. Counter flashing is cut into the mortar joints and folded down over the step flashing. The apron seals the low side. On the high side, a cricket or back pan carries water around the stack. Caulk alone over failed metal is not a lasting repair, so we remove the old flashing and install new pieces tied into the roof.

Brick, Mortar and Spalling

Freeze-thaw cycles are hard on masonry. Water that soaks into brick or open joints expands as it freezes, and over many winters that breaks the faces off bricks and loosens the mortar. On higher, colder ground with longer snow cover, a chimney may go through more of those cycles each season.

Repointing replaces worn mortar before the damage spreads. We cut out the failing joints to an even depth and pack in fresh mortar that is compatible with the brick. Older, softer brick calls for a softer mortar, so the joint wears instead of the brick. Bricks that have spalled or cracked through are removed and replaced with units matched as closely as possible in size and color.

When a Chimney Needs Rebuilding

A rebuild is reserved for masonry that cannot be saved with repairs. That includes a chimney leaning away from the house, brick that is loose throughout the top section, or cracks that run through many courses. In those cases we take the chimney down to sound brick and relay it.

A partial rebuild replaces the damaged top courses only. A full rebuild above the roofline takes the stack down to the roof or below. Every rebuild finishes with a new crown and new flashing. If our evaluation does not show the need for a rebuild, we will not recommend one.

Crowns and Caps

The crown is the sloped slab at the top of the chimney. It sheds water away from the flue and past the face of the brick. Crowns that were built flat, too thin, or without an overhang crack over time, and water then drains into the masonry from above. We repair minor cracks where that will last and replace crowns that are broken, crumbling or poorly shaped.

A cap covers the flue opening. It keeps rain, snow, leaves and animals out. On a rural lot with tree cover or open fields nearby, a well-fastened cap is a simple way to protect the top of the chimney.

Breathable Waterproofing

After repairs are done, a breathable water repellent can reduce how much rain the brick absorbs while letting moisture already in the masonry dry out. It is not a substitute for repointing, a sound crown or proper flashing, and it does not stop an active leak. We only apply it to masonry that has already been repaired, and we avoid coatings that seal moisture in.

Signs Your Chimney Needs Attention

  • Water marks on a ceiling or wall next to the chimney
  • Sandy, cracked or missing mortar
  • Flaking or broken brick faces
  • Lifted or rusted flashing, or flashing covered in layers of tar
  • A crown with visible cracks or missing pieces
  • A cap that is loose, rusted or missing
  • A chimney that no longer looks straight
  • White deposits on the brick from water moving through it

Repair Versus Rebuilding

Repairs are the right answer for most chimneys. New flashing, repointing, a few replacement bricks and a new crown or cap will restore many stacks. A rebuild becomes the better choice when damage is so widespread that patching would cost nearly as much and still leave weak masonry behind. During the estimate we show you photos and explain which approach fits your chimney.

What Affects Chimney Repair Costs in Union Township?

We price every job individually. The main factors are:

  • The height of the chimney and how much of it needs work
  • Roof pitch and access for ladders and staging
  • How far the work site is from a level spot for equipment on a rural lot
  • The condition of the flashing and whether a cricket is needed
  • The number of bricks to replace and how well they can be matched
  • Crown repair versus full replacement
  • Any roofing or decking repair needed around the chimney
  • Whether a permit is required

Permits for Chimney Work in Union Township

Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Union Township construction office before work begins, and we can discuss it during your estimate.

Why does snow seem to make my chimney leak?

Snow that piles against the uphill side of a chimney melts slowly and can find gaps in the flashing or mortar. A cricket or back pan and sound flashing help move that water around the stack.

Can you match the brick on an older farmhouse chimney?

We match replacement brick as closely as we can in size and color and choose mortar that suits older, softer brick.

Will you repair the roof around the chimney too?

Yes. Damaged shingles, underlayment or decking around the chimney can be repaired in the same job as the flashing.
