Chimney Repair in Alexandria Township, NJ | Monarch Roofing & Construction
Alexandria Township covers nearly 28 square miles of western Hunterdon County between the Delaware River and the Pittstown area, with fewer than 70 homes per square mile. Houses are spread across open countryside in and around Everittstown, Little York, Mount Pleasant, Palmyra, Swinesburg and parts of Pittstown and Mechlings Corner. Many stand in open farmland, where strong gusts hit with nothing in the way, and many older farmhouses have been expanded over the years with additions that each bring a new roof slope and a new joint to keep dry.
Monarch Roofing & Construction repairs chimneys and the roof around them. We fix flashing, repoint and replace brick, repair and replace crowns, install caps and rebuild chimney tops when the masonry has failed. Because we are a roofing company, the shingles and decking at the chimney are part of the same job. Every repair starts with a free chimney repair estimate.

Wind, Rain and Chimneys in Open Country
On a house in an open field, the chimney is the tallest thing around and catches weather from every side. Wind-driven rain is pushed sideways into mortar joints and up under the edges of counter flashing. Gusts work at caps that are not firmly attached. Over time, the side of the chimney facing the prevailing weather often wears faster than the others.
That is why we look at every face of the chimney, not just the one you can see from the driveway. We check whether mortar has eroded more on one side, whether the counter flashing has pulled out of its joint, and whether the cap is still fastened securely.
Chimneys on Expanded Farmhouses
When a farmhouse has grown over the years, the chimney may end up close to where an addition’s roof meets the original house. Each roof-to-wall joint is a common source of leaks, and a chimney near one of those joints can make it hard to tell where water is getting in. During the estimate we look at the chimney and the nearby joints separately, so the repair goes where the problem is.

Chimney Leaks and Roof Flashing
A stain near the chimney inside your house could come from the flashing, open mortar joints, porous brick, a cracked crown or an uncapped flue. We check each of these on the roof before recommending anything.
When the flashing has failed, we replace it the right way. Step flashing is woven into the shingle courses along each side. Counter flashing is cut into the mortar and laps over the step flashing. An apron seals the low side, and a cricket or back pan carries water around the high side. We do not rely on tar or caulk over failed metal, because those patches crack and let water back in.
Brick and Mortar Repairs
Mortar joints wear out first. When they recess or crumble, water soaks into the chimney and freezes in winter, pushing the faces off bricks. That spalling spreads every year the joints stay open.
We repoint by removing the worn mortar to an even depth and packing in fresh mortar compatible with the brick. On older farmhouse chimneys, we use a softer mortar so the joints take the wear instead of the brick. Bricks that are cracked through or badly spalled are cut out and replaced with the best available match.
Chimney Rebuilding
When a chimney leans, has loose brick throughout the top, or shows cracks through many courses, repairs may not hold. After evaluating the masonry, we may recommend rebuilding.
A partial rebuild replaces only the failed top courses. A full rebuild above the roofline takes the stack down to the roof deck or below and relays it with new brick and mortar. Both include a new crown and new flashing. We explain the reasons for a rebuild in writing, and we do not recommend one unless the masonry needs it.
Chimney Crowns and Caps
The crown is the sloped slab across the top of the chimney. It sheds water away from the flue and drips it clear of the brick. Flat, thin or cracked crowns let water seep into the masonry. We repair small cracks where that will last and replace crowns that are broken or poorly shaped.
A cap covers the flue opening and keeps rain, debris and animals out. On an exposed lot, a cap has to be fastened well enough to stay in place through strong gusts.
Waterproofing and Moisture Protection
After repairs, a breathable water repellent can reduce how much wind-driven rain the brick absorbs while still letting moisture escape. It does not seal open joints, fix a cracked crown or stop a flashing leak, so we only apply it after those repairs are done. We avoid coatings that trap moisture in the masonry.
Signs Your Chimney May Need Repair
- Water stains on a ceiling or wall near the chimney
- Mortar that is recessed, sandy or missing, especially on the weather side
- Flaking or broken brick
- Counter flashing pulled out of its joint, or flashing covered in tar
- A cracked crown
- A loose, bent or missing cap
- White staining on the brick
- A chimney that leans
Repair Versus Rebuilding
Most chimneys can be repaired with new flashing, repointing, some brick replacement and a new crown or cap. A rebuild becomes the better value when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options during the estimate.
What Affects Chimney Repair Costs in Alexandria Township?
We price each chimney after seeing it. Factors include:
- Chimney height and how much masonry needs work
- Roof pitch and access for ladders and staging
- Long driveways, soft lawns and keeping equipment away from wells and septic fields
- Whether the flashing needs replacing and whether a cricket is needed
- How many bricks need replacement and how well they can be matched
- Crown repair or replacement
- Roofing repairs around the chimney or nearby addition joints
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Alexandria Township construction office before work begins, and we can discuss it during your estimate.
Protecting Your Property During the Work
On rural lots, the setup matters as much as the repair. We plan where trucks, materials and debris will go so they stay off soft lawns, wells and septic fields. Tarps protect plantings below the chimney, and we clean up at the end of each day.

Alexandria Township Chimney Repair FAQs

How do I book an estimate?
Use the online scheduling button on this page or call or text (551) 241-0470.
Why does my chimney leak only in windy storms?
Wind drives rain into gaps that stay dry in calm weather, such as eroded mortar on the weather side or counter flashing that has pulled loose.
My farmhouse has several additions. How do you find the leak?
We check the chimney and each nearby roof-to-wall joint separately, so we can tell where the water is actually getting in.
Can you keep trucks off my lawn and septic field?
Yes. We plan access during the estimate and keep equipment away from wells, septic fields and soft ground.
Do you repair the roof near the chimney too?
Yes. Shingles, underlayment and decking around the chimney can be repaired along with the flashing.
