Chimney Repair in Trenton, NJ | Monarch Roofing & Construction

Trenton’s roughly 34,300 homes reflect more than three centuries of growth along the Delaware. Older buildings stand downtown and in historic districts such as Mill Hill, while attached houses, twins and single-family streets spread out as the industrial city grew, through neighborhoods like Chambersburg, Hiltonia, Cadwalader Heights, Berkeley Square, the West End, Glen Afton, the Island, East Trenton, North Trenton, Wilbur, Franklin Park and Duck Island. Many of these homes have older brick chimneys, and some of those chimneys are no longer in use but still have to keep water out.

Monarch Roofing & Construction repairs chimneys on pitched-roof homes and the roofing around them. We repoint mortar, replace damaged brick, rebuild crowns and stacks above the roof, install caps and replace flashing, including where a chimney meets a party wall. Each project begins with a free chimney repair estimate.

Professional Chimney Repair in Trenton

City houses put chimneys in tight spots. These are the conditions we plan around most in Trenton.

Attached houses and twins

Where houses share walls, the joints between neighboring roofs are common leak points. When a chimney sits at or near a party wall, or where a taller house steps up beside a lower one, the flashing has to seal against the chimney, your roof and sometimes the neighbor’s wall. On twins and attached houses, we tie the repair into the neighboring roof as it is.

Low-slope rear sections

Some older city houses have a pitched front and a low-slope rear roof. If a chimney rises through or beside a low-slope section, the flashing details differ from those on a shingled slope. We look at the roof around the chimney and talk with you about what it needs.

Older brick chimneys

Older chimneys, especially ones no longer in use, often have loose mortar, cracked crowns and failed flashing. An unused chimney still sits in the weather, and if it is neglected it can let water into the house just like an active one.

Our Chimney Services

  • Repointing loose or missing mortar
  • Replacing spalled, cracked or loose brick
  • Step, counter and apron flashing repair and replacement
  • Party wall and step-up flashing at the chimney
  • Crickets and back pans behind wide chimneys
  • Crown repair and replacement
  • Cap installation and replacement
  • Partial and full rebuilds above the roofline
  • Breathable water repellent after repairs
  • Storm damage repair to chimneys and nearby roofing

Options for an Unused Chimney

If your chimney is no longer used, you still need it to stay sound and dry. Depending on its condition, options may include repointing and a new crown, capping the top to keep rain and animals out, and replacing the flashing where it meets the roof. When the top of an unused chimney has failed badly, a partial rebuild may be the right answer. We look at the chimney and explain the options during your free estimate.

Chimney Leaks and Roof Flashing

A leak near a chimney might come from flashing, open mortar joints, porous brick, a cracked crown or an uncapped flue. On attached houses, it can also come from the junction with a neighboring wall or roof. We trace the water before recommending a repair.

Flashing is built in layers. Step flashing runs up the sides of the chimney with the roofing. Counter flashing is cut into the mortar joints and laps over the step pieces. An apron seals the low side, and a cricket or back pan diverts water around the high side. Where the chimney meets a party wall, the wall flashing has to work with all of these. We replace failed flashing instead of piling on tar.

Brick and Mortar Repairs

Mortar joints wear first. When they recess or crumble, water gets into the chimney and freezes in winter, pushing the faces off bricks. That spalling spreads every season.

Repointing restores the joints. We remove worn mortar to a uniform depth and pack in fresh mortar. Older city brick is often softer than modern brick, so we use a mortar softer and more breathable than the brick. Bricks too damaged to keep are replaced with the closest available match in size, color and texture.

Chimney Rebuilding

A chimney that leans, has loose brick throughout its top section, or has cracks through many courses may need rebuilding. We only recommend it after evaluating the masonry. A partial rebuild replaces the failed top courses; a full rebuild above the roofline relays the chimney from the roof deck or lower. On attached houses, we plan the rebuild so the neighboring roof and wall stay protected. Every rebuild finishes with a new crown and new flashing.

Chimney Crowns and Caps

The crown seals the top of the chimney and should slope away from the flue with an overhang that drips water clear of the brick. Older crowns are often flat or thin and crack with age, letting water drain straight down into the masonry. We repair small cracks where that will hold and replace crowns that are broken or poorly shaped. A cap keeps rain, debris and animals out of the flue opening.

Waterproofing and Moisture Protection

After repairs, a breathable water repellent can reduce how much rain soaks into the brick while letting moisture escape. That breathability matters on older brick. A repellent does not close open joints, fix a cracked crown or stop a flashing leak, so we use it only after those repairs.

Signs Your Chimney May Need Repair

  • Stains on a ceiling or wall near the chimney or along a party wall
  • Loose, sandy or missing mortar
  • Flaking or broken brick
  • Flashing that is lifted, rusted or covered in tar
  • A cracked crown or missing cap
  • Bricks loose at the top of the chimney
  • White staining on the brick
  • A chimney that leans

Repair Versus Rebuilding

Most chimneys can be repaired with repointing, some brick replacement, new flashing and a new crown or cap. A rebuild is the better choice when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options when both are realistic.

What Affects Chimney Repair Costs in Trenton?

We price each chimney after seeing it. Costs depend on:

  • Chimney height and how much masonry needs work
  • Whether the chimney sits at a party wall or step-up
  • Whether the roof around it is pitched or low-slope
  • Street parking and space for materials and debris
  • Flashing condition and whether a cricket is needed
  • How closely replacement brick must match
  • Crown repair or replacement
  • Whether a permit or historic-district approval applies

Permits and Historic Districts

Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Trenton construction office before work begins, and we can discuss it during your estimate. Trenton has several historic districts; if your home is in one, also check whether any historic-district rules apply to exterior changes.

Working on City Streets

Narrow streets, street parking and houses close to the sidewalk mean chimney work needs a plan. During the estimate we work out where materials and debris will go, how to keep sidewalks safe, and how to protect your neighbors’ property. On attached houses, we let you know before work begins if the repair will touch a neighboring roof or wall, so you can talk with your neighbor. Debris is cleaned up at the end of each day.
