Chimney Repair in Hamilton Township, NJ | Monarch Roofing & Construction

Hamilton Township is less a single town than a collection of communities: Mercerville, Hamilton Square, White Horse, Yardville, Groveville, Bromley, Golden Crest, Nottingham, Yardville Heights and White City, spread across 40 square miles southeast of Trenton. With more than 36,000 homes built over three centuries, Hamilton has nearly every common New Jersey house type, from older village homes with steep roofs and brick chimneys, to postwar Capes and ranches, to subdivisions built from the 1970s onward.

Monarch Roofing & Construction repairs brick chimneys and the roofing around them. We repoint mortar, replace damaged brick, rebuild crowns and stacks above the roof, install caps and replace flashing. Since we are roofers, the shingles and decking where the chimney meets the roof are part of the same job. Every repair starts with a free chimney repair estimate.

Professional Chimney Repair in Hamilton

Each kind of Hamilton house brings its own chimney concerns.

Older village homes

In the older cores of the villages, homes may have steep roofs, porches, board decking and brick chimneys that have weathered for generations. Old brick is often soft and needs a compatible mortar. We look at the full chimney and the roof around it before quoting so there are no surprises later.

Postwar Capes and ranches

Capes with finished upstairs rooms are prone to ice dams in winter, and ice or slush that builds up behind a chimney can back water under the flashing. On these homes, a cricket or back pan and well-set step and counter flashing make a real difference. Many of these chimneys are also at the age where crowns crack and mortar starts to recess.

Later subdivisions

Houses built from the 1970s onward may be on their first or second roof. When the roof was replaced, the chimney flashing may have been reused rather than renewed. Checking that flashing, along with the crown and cap, is a good idea on any chimney of this age.

Near parks and creeks

Homes near wooded parks and creeks get more shade and leaf fall. Leaves pile up behind chimneys, and shaded brick dries slowly and can grow moss.

Chimney Leaks and Roof Flashing

A leak near the chimney may come from flashing, open mortar joints, porous brick, a cracked crown or an uncapped flue. In winter, ice dams can add to the problem. We check each possible source before recommending a repair.

Flashing is a set of overlapping parts. Step flashing runs up the sides of the chimney, layered with the shingles. Counter flashing is cut into the mortar joints and laps over the step pieces. An apron seals the low side, and a cricket or back pan carries water, slush and leaves around the high side. We replace failed flashing with new metal rather than covering it in tar.

Brick and Mortar Repairs

Mortar joints wear first. When they recess or crumble, water gets into the masonry and freezes in winter, pushing the faces off bricks. That damage, called spalling, spreads each season.

Repointing restores the joints. We cut out worn mortar to an even depth and pack in fresh mortar compatible with the brick. On older village homes, the mortar should be softer than the brick so the joints take the wear. Damaged bricks are cut out and replaced with the best available match.

Chimney Rebuilding

When a chimney leans, has loose brick throughout the top section, or has cracks through many courses, repairs may not hold. After evaluating the masonry, we may recommend a rebuild. A partial rebuild replaces only the failed upper courses. A full rebuild above the roofline takes the chimney down to the roof deck or below and relays it. Every rebuild finishes with a new crown and new flashing.

Chimney Crowns and Caps

The crown is the slab that closes the top of the chimney. It should slope away from the flue and overhang the brick so water drips clear. Flat, thin or cracked crowns let water seep into the masonry. We repair small cracks where a repair will last and replace crowns that are broken or poorly shaped. A cap keeps rain, leaves and animals out of the flue opening.

Waterproofing and Moisture Protection

After repairs, a breathable water repellent can reduce how much rain the brick absorbs while still letting moisture escape. It does not seal open joints, fix a cracked crown or stop a flashing leak, so we apply it only after those repairs. We avoid coatings that trap moisture in the masonry.

Signs Your Chimney May Need Repair

  • Water stains near the chimney inside, especially after snow melts
  • Recessed, sandy or missing mortar
  • Flaking or broken brick
  • Lifted, rusted or tar-covered flashing
  • A cracked crown or missing cap
  • Ice building up behind the chimney
  • Moss or white staining on the brick
  • A chimney that leans

Repair Versus Rebuilding

Most chimneys can be repaired with repointing, some brick replacement, new flashing and a new crown or cap. A rebuild is the better choice when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options.

How to Compare Chimney Repair Quotes

Quotes for the same chimney can vary widely. Compare them line by line:

  1. Is the flashing new or reused? Which pieces: step, counter, apron, cricket?
  2. How much repointing is included, and what mortar will be used?
  3. How many bricks will be replaced?
  4. Will the crown be patched or replaced?
  5. Is a cap included?
  6. Are roofing repairs around the chimney included?
  7. Does any permit apply, and who handles cleanup?

A quote that is much lower than others usually leaves something out. Ours spells out each item, with photos of what we found.

What Affects Chimney Repair Costs in Hamilton?

We price each chimney after seeing it. Costs depend on:

  • Chimney height and how much masonry needs work
  • Roof pitch and access
  • Flashing condition and whether a cricket is needed
  • How many bricks need replacement and how well they can be matched
  • Crown repair or replacement
  • Roofing or decking repairs around the chimney
  • Whether a permit is required

Permits for Chimney Work

Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Hamilton Township construction office before work begins, and we can discuss it during your estimate.

Yes, including Mercerville, Hamilton Square, White Horse, Yardville, Groveville, Bromley, Golden Crest, Nottingham, Yardville Heights and White City.

My Cape leaks near the chimney in winter. What causes that?

Ice or slush building up behind the chimney can back water under the flashing. A cricket or back pan and sound flashing help.

My roof was replaced a few years ago. Why is the chimney leaking?

The flashing may have been reused, or water may be entering through mortar, brick or the crown. We check each source.

Repair or Partial Rebuild in Hamilton

Whether your chimney needs targeted repairs or a partial rebuild depends on what is found up close. The main factors are:

  • How deep mortar erosion goes and over how much of the chimney
  • Whether bricks are cracked through or only flaking at the face
  • Whether the top of the chimney is still plumb and solid
  • How the crown, cap, and flashing are holding up

Repointing, brick replacement, and a new crown solve many problems. A partial rebuild is suggested only when the upper section is failing, after an in-person look. Rebuild work may need a permit, so check with the township construction office.

Why does my chimney leak when my roof is only a few years old?

New shingles do not always mean new flashing, and a cracked crown or worn joints can let water in too. The source is found in person before repairs are proposed.
