Chimney Repair in Howell, NJ | Monarch Roofing & Construction
Howell Township is the largest municipality in Monmouth County by area, about 61 square miles with nearly 18,000 homes. The north sits on the hillier Inner Coastal Plain, while the south is sandy Outer Coastal Plain with pine-oak forest not far from the Pine Barrens. Homes range from houses among the pines and oaks in the south, to suburban neighborhoods such as Ramtown and Adelphia, to farmhouses and larger lots around older crossroads like Southard, Ardena, Fort Plains, Jerseyville and Squankum. Each setting affects chimneys differently, and in the wooded south, pine needles are the biggest factor.
Monarch Roofing & Construction repairs masonry chimneys and the flashing, caps and siding on framed chimney chases, along with the roofing around them. Every project starts with a free chimney repair estimate.

Pine Needles and Chimneys
Pine needles are harder on a roof than broad leaves. They mat together, hold moisture and wedge into gaps. Behind a chimney, where the roof slope runs into the back of the stack, needles pile up and form a wet mat that dams water against the flashing. Over time that standing moisture rusts metal, rots the decking behind the chimney and soaks the brick.
The best defense is a cricket or back pan on any chimney wider than a couple of feet. It splits the water and debris on the uphill side and sends both around the chimney instead of letting them collect. Add a sound cap so needles stay out of the flue opening, and trim limbs that hang over the roof. Clearing behind the chimney when you clean gutters in spring and fall also helps.
Professional Chimney Repair in Howell
Wooded southern neighborhoods
Shaded chimneys under pines and oaks dry slowly and can grow moss. We check the high side of the chimney, the crown and the flashing closely, and recommend a cricket where one is missing.
Suburban neighborhoods
Homes in Ramtown, Adelphia and other neighborhoods come from several decades of growth. Many are on their second roof, and some have two layers of shingles around the chimney, which makes it hard to set flashing correctly. Crowns and mortar on brick chimneys of this age often need attention.
Rural and farm properties
Farmhouses and homes on larger lots in the north may have older brick chimneys and longer driveways. We plan access during the estimate and keep equipment away from septic systems and wells.

Chimney Leaks and Roof Flashing
Leaks near a chimney come from flashing, open mortar joints, porous brick, a cracked crown, an uncapped flue, or a failed chase cap or siding. Under trees, a mat of needles behind the chimney can also push water over the top of the flashing. We check each source before recommending a repair.
Step flashing runs up the sides of the chimney with each shingle course. On masonry, counter flashing is cut into the mortar and laps over it; on a chase, the siding laps over the step flashing. An apron seals the low side and a cricket or back pan handles the high side. We install new flashing instead of patching old metal with tar.
Brick and Mortar Repairs
When mortar joints recess, water gets into the brick, freezes and pushes off the face. On a shaded chimney that stays damp, that process can move faster. We repoint by removing worn mortar to an even depth and packing in fresh mortar compatible with the brick. Damaged bricks are replaced with the closest available match.
Chimney Rebuilding
When a masonry chimney leans, has loose brick throughout the top section, or has cracks through many courses, repairs may not hold. After evaluating it, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. Both finish with a new crown and new flashing.
Crowns, Caps and Chase Covers
A crown should slope away from the flue and overhang the brick so water drips clear. Flat or cracked crowns let water in, and under trees they collect needles and debris. We repair small cracks where that will last and replace crowns that are broken or poorly shaped. A cap keeps needles, leaves, rain and animals out of the flue opening.
On a framed chase, a rusted or dished cover holds water and needles. A new, properly sloped cover is often the main repair.
Waterproofing and Moisture Protection
After masonry repairs, a breathable water repellent can reduce how much rain the brick absorbs while letting moisture escape. On a shaded chimney that dries slowly, breathability matters. A repellent does not seal open joints, fix a crown or stop a flashing leak, so we apply it only after those repairs.
Signs Your Chimney May Need Repair
- Water stains near the chimney inside
- A mat of needles or leaves behind the chimney
- Recessed or missing mortar
- Flaking brick or moss on the shaded side
- Lifted, rusted or tar-covered flashing
- A cracked crown or missing cap
- A rusted chase cover or loose chase siding
- A chimney that leans
Repair Versus Rebuilding
Most chimneys need repair: new flashing, a cricket, repointing, some new brick and a new crown, cap or chase cover. A rebuild is the better choice only when the brick has failed widely or the chimney leans. We show you photos and explain both options.
What Affects Chimney Repair Costs in Howell?
We price each chimney after seeing it. Costs depend on:
- Whether the chimney is masonry or a framed chase
- Chimney height and roof pitch
- Whether a cricket needs to be added
- Damage to decking behind the chimney
- Layers of old shingles around the chimney
- Crown, cap or chase cover replacement
- Driveway length and protecting septic systems and wells
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Howell Township construction office before work begins, and we can discuss it during your estimate.

Warning Signs Under the Pines
Pine needles collect behind chimneys and in valleys, holding water against the flashing. In wooded parts of Howell, watch for:
- Needles and debris packed on the uphill side of the chimney
- Stains on ceilings or walls near the chimney after rain
- Dark or green growth on shaded brick
- Rust on caps or chase covers
- Crumbling mortar near the roof line
A cricket can help shed debris and water around a wide chimney. Whether one suits your roof is decided in person.
