Chimney Repair in Marlboro, NJ | Monarch Roofing & Construction

Marlboro’s population more than doubled between 1980 and 2000, so a large share of its roughly 13,400 homes date from those two decades, in Robertsville, Morganville, Beacon Hill, Bradevelt and the neighborhoods around them. Larger colonials and contemporaries from the boom years often have complex roofs with many gables, valleys and roof-to-wall joints, and their original roofs are now at the age when many need replacement. Older farmhouses in crossroads communities such as Wickatunk and Marlboro Village add masonry chimneys and board decking to the mix.

Monarch Roofing & Construction repairs masonry chimneys and the caps, siding and flashing of framed chimney chases, together with the roofing around them. Every project starts with a free chimney repair estimate.

Professional Chimney Repair in Marlboro

Homes from the 1980s and 1990s boom

Chimneys on boom-era houses are now as old as the roofs around them. On masonry chimneys, crowns crack and mortar begins to recess. On framed chases, chase covers rust and siding seams open. Original step flashing has aged too, and on complex roofs a chimney beside a valley or wall joint sees more water than one in the middle of a plain slope.

Older farmhouses

In Wickatunk, Marlboro Village and the other old crossroads, older farmhouses may have masonry chimneys that need repointing, with board decking under the roof. Older brick calls for a mortar softer than the brick. We check the roof around the chimney before quoting.

Our Chimney Services

  • Repointing worn mortar on masonry chimneys
  • Replacing spalled, cracked or loose brick
  • Step, counter and apron flashing repair and replacement
  • Chase siding, chase cover and cap repairs
  • Crickets and back pans behind wide chimneys
  • Crown repair and replacement
  • Partial and full rebuilds above the roofline
  • Breathable water repellent after masonry repairs
  • Storm damage repair to chimneys and nearby roofing

Chimney Leaks and Roof Flashing

Water near a chimney may come from flashing, open mortar joints, porous brick, a cracked crown, an uncapped flue, or a failed chase cover or siding seam. We check each source before recommending a repair.

Step flashing runs up the sides of the chimney with the shingles. On masonry, counter flashing is cut into the mortar joints and laps over it. On a framed chase, the step flashing tucks behind the siding, much like a roof-to-wall joint. An apron seals the low side, and a cricket or back pan handles the high side. We install new flashing instead of reusing or tarring old metal.

Chase Siding and the Roof

Because flashing on a framed chase tucks behind the siding, the siding has to be loosened and reinstalled when the flashing is replaced, and older siding can crack in the process. If the siding on the chase is also worn, replacing it at the same time lets the flashing and housewrap be installed correctly behind new siding. If your roof is being replaced, that is the natural time to do all of this, since the old shingles around the chase are already off. We explain the options during the estimate.

Brick and Mortar Repairs

When mortar joints recess or crumble, water gets into the brick, freezes and pushes off the face. That spalling spreads each winter. We repoint by removing worn mortar to an even depth and packing in fresh mortar compatible with the brick. Damaged bricks are cut out and replaced with the closest available match.

Chimney Rebuilding

When a masonry chimney leans, has loose brick throughout the top section, or has cracks through many courses, repairs may not hold. After evaluating it, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. Both include a new crown and new flashing.

Crowns, Caps and Chase Covers

The crown is the sloped slab across the top of a masonry chimney. It should shed water away from the flue and drip it clear of the brick. Flat or cracked crowns let water in. We repair small cracks where a repair will last and replace crowns that are broken or poorly shaped. A cap keeps rain and animals out of the flue.

A framed chase has a metal cover instead of a crown. When it rusts or dishes, water pools on top and finds its way into the framing. A new, properly sloped cover is often the main fix.

Waterproofing and Moisture Protection

After masonry repairs, a breathable water repellent can reduce how much rain the brick absorbs while letting moisture escape. It does not seal open joints, fix a cracked crown or stop a flashing leak, so we use it only after those repairs.

Signs Your Chimney May Need Repair

  • Stains on a ceiling or wall near the chimney
  • Recessed or missing mortar
  • Flaking brick
  • Lifted, rusted or tar-covered flashing
  • A cracked crown or missing cap
  • A rusted chase cover, open siding seams or swollen trim on a chase
  • Curling shingles and granules around the chimney, signs the roof is aging too

Repair Versus Rebuilding

Most chimneys need repair: new flashing, repointing, some new brick and a new crown, cap or chase cover. A masonry rebuild is the better choice only when the brick has failed widely or the chimney leans. We show you photos and explain both options.

What Affects Chimney Repair Costs in Marlboro?

We price each chimney after seeing it. Costs depend on:

  • Whether the chimney is masonry or a framed chase
  • Chimney height and roof pitch
  • Nearby valleys, gables and wall joints
  • Whether chase siding needs repair or replacement
  • Flashing condition and whether a cricket is needed
  • Crown, cap or chase cover replacement
  • Whether the work is done with a roof replacement
  • Whether a permit is required

Permits for Chimney Work

Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Marlboro Township construction office before work begins, and we can discuss it during your estimate.

Use the online scheduling button on this page or call or text (551) 241-0470.

My chimney has siding on it. Why is it leaking?

Common causes are a rusted chase cover, open siding seams and failed step flashing behind the siding. We check all three.

Should I fix the chimney when I replace my roof?

It is usually the best time, because the shingles around the chimney are already off and new flashing can be installed correctly.

Do you work on older farmhouse chimneys in Wickatunk?

Yes. We repoint and repair older masonry chimneys with mortar suited to the brick.

Will you repair the roof around the chimney?

What Shapes a Chimney Repair Estimate in Marlboro

Many homes here have sided chases, and many are due for new roofs. Your written estimate considers:

  • How the chase siding, trim, and flashing meet the roof
  • Chase cover condition and whether it holds standing water
  • Timing with a roof replacement if one is planned
  • Repointing and brick needs on older farmhouse chimneys
  • Crown and cap condition on masonry chimneys

Should I fix the chimney when I replace my roof?

That is often a sensible time, since flashing and chase repairs can be tied into the new roof. The right plan for your home is decided after an in-person look.
