Chimney Repair in Manalapan, NJ | Monarch Roofing & Construction
Manalapan’s population nearly tripled between 1970 and 2020, so most of its roughly 13,700 homes were built in the last half-century, in communities such as Yorketown, Gordons Corner, Tennent, Millhurst, Taylors Mills, Clarks Mills and Smithburg. That growth left predictable chimney patterns: homes from the 1970s and 1980s that have been reroofed at least once, often with the original chimney flashing reused; homes from the 1990s and 2000s now approaching their first roof replacement; and a few 18th- and 19th-century houses near Tennent and the battlefield.
Monarch Roofing & Construction repairs brick chimneys and the caps, siding and flashing of framed chimney chases, along with the roofing around them. Manalapan homeowners are served from our regional location in Manalapan as well as our headquarters. Every project begins with a free chimney repair estimate.

Professional Chimney Repair in Manalapan
Homes from the 1970s and 1980s
These houses have usually been reroofed at least once, and the chimney flashing from the original roof was often reused. Old flashing under newer shingles is a common weak point. If a second layer of shingles went over the first, flashing at the chimney may be bent over old shingles instead of set properly. Brick chimneys from this era may also need crown repairs and repointing.
Homes from the 1990s and 2000s
Many of these are on their original roof. Complex rooflines with multiple gables, valleys and bump-outs are common, and a chimney or chase near those intersections receives extra water. When the roof is replaced, it is the right time to install new chimney flashing and repair the crown or chase top.
Historic houses
Near Tennent and the battlefield, a few houses date to the 18th and 19th centuries. Their chimneys need careful masonry work with mortar suited to old brick, and historic trim must be protected.
Association communities
If your home is in an age-restricted or planned community with an association, check whether it handles exterior repairs or requires approval of materials before you arrange work.

Chimney Leaks and Roof Flashing
Leaks near a chimney may come from flashing, open mortar joints, porous brick, a cracked crown, an uncapped flue, or a failed chase top or siding joint. We trace the water before recommending a repair.
Step flashing runs up the sides of the chimney with each course of shingles. On brick, counter flashing is cut into the mortar and laps over the steps; on a chase, the siding laps over the step flashing. An apron seals the low side and a cricket or back pan covers the high side. We install new flashing rather than reusing or tarring old metal.
Brick and Mortar Repairs
When mortar joints recess, water gets into the brick and freezes, pushing off the faces. Repointing stops that: we remove worn mortar to an even depth and pack in fresh mortar compatible with the brick. Damaged bricks are replaced with the closest available match.
Chimney Rebuilding
When a brick chimney leans, has loose brick throughout the top, or has cracks through many courses, repairs may not hold. After evaluating it, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. Both finish with a new crown and new flashing.
Crowns, Caps and Chase Tops
A crown should slope away from the flue and overhang the brick so water drips clear. Flat or cracked crowns let water soak in; we repair small cracks where that will last and replace crowns that are broken or poorly shaped. A cap keeps rain and animals out of the flue opening.
On a framed chase, a rusted or dished chase top collects water and lets it into the framing. A new, properly sloped chase top is often the main fix.
Waterproofing and Moisture Protection
After masonry repairs, a breathable water repellent can reduce how much rain the brick absorbs while letting moisture escape. It does not seal open joints, fix a cracked crown or stop a flashing leak, so we use it only after those repairs.
Signs Your Chimney May Need Repair
- Water stains near the chimney inside
- Recessed or missing mortar
- Flaking brick
- Lifted, rusted or tar-covered flashing
- A cracked crown or missing cap
- A rusted chase top or open joints in chase siding
- Granules and curled shingles around the chimney, a sign the roof is aging too
Repair Versus Rebuilding
Most chimneys need repair: new flashing, repointing, some new brick and a new crown, cap or chase top. A rebuild is the better choice only when the brick has failed widely or the chimney leans. We show you photos and explain both options.
Timing Chimney Work With a Roof Replacement
If your roof is showing its age, with granules in the gutters, curling or cracked shingles, or leaks in more than one spot, plan chimney repairs alongside the replacement. With the old shingles off, new step flashing can be woven in correctly, a cricket can be added if needed, and the crown or chase top can be replaced while access is already set up. We can price the chimney and the roof together or separately.
What Affects Chimney Repair Costs in Manalapan?
We price each chimney after seeing it. Costs depend on:
- Whether the chimney is brick or a framed chase
- Chimney height and roof pitch
- Nearby valleys, gables and bump-outs
- Whether there are two layers of shingles around the chimney
- Flashing condition and whether a cricket is needed
- Crown, cap or chase top replacement
- Association requirements
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Manalapan Township construction office before work begins, and we can discuss it during your estimate.

How do I schedule an estimate?
Use the online scheduling button on this page or call or text (551) 241-0470.

Do you repair chimneys covered in siding?
Yes. We repair chase tops, siding and flashing on framed chimney chases.
I live in an age-restricted community. Can I hire you directly?
Check your association documents first. The association may handle exterior work or require approval of materials.
