Chimney Repair in Hazlet, NJ | Monarch Roofing & Construction
Hazlet is a compact township of about 7,400 homes on 5.7 square miles near Raritan Bay. It grew explosively after World War II, from about 2,800 residents in 1950 to more than 15,300 in 1960, so many of its houses, in Centerville, North Centerville, Mechanicsville, South Keyport, West Keansburg, Tiltons Corner and Van Marters Corner, date from that decade. Capes and ranches from the 1950s are typically on their second or third roof, and their brick chimneys have now weathered some seventy years of bayshore storms and wind.
Monarch Roofing & Construction repairs brick chimneys and the roofing around them. We repoint, replace damaged brick, rebuild crowns and stacks, install caps and replace flashing. Every project starts with a free chimney repair estimate.

Chimneys on 1950s Homes
Several roofs, one set of flashing
Houses from the 1950s have usually been reroofed more than once. In some cases, a second layer of shingles was installed over the first, and the chimney flashing was bent over the old shingles or left in place and tarred. That is a common source of leaks at the chimney. New Jersey rules do not allow a third layer, so at the next replacement both layers must come off, and that is the right time for new step and counter flashing.
Aging brick and crowns
After decades of weather, mortar at the top of the chimney recedes, crowns crack, and bricks start to spall. These are usually repairable with repointing, some brick replacement and a new crown and cap.
Capes and ice
Capes from that era often have small attics with limited ventilation, so heat escaping into the roof can melt snow that refreezes lower down. Ice or slush built up behind a chimney can back water under the flashing. A cricket or back pan and properly set flashing help.
Bayshore Weather and Chimneys
Hazlet’s location near Raritan Bay means coastal storms and strong wind. Wind-driven rain is pushed into mortar joints and up under counter flashing, and caps that are poorly fastened can lift or blow off. Chimneys stand above the rest of the roof and catch the worst of it.
Before storm season, look at your chimney from the ground for flashing pulled away from the brick, a missing or loose cap, cracked mortar near the top and loose bricks. After a storm, check again and photograph any damage. If the flashing or cap has failed, a prompt temporary repair can prevent interior damage while you arrange a permanent fix.

Chimney Leaks and Roof Flashing
Leaks near a chimney come from flashing, open mortar joints, porous brick, a cracked crown or an uncapped flue. In winter, ice dams can add to the problem. We check each source before recommending a repair.
Step flashing runs up the sides of the chimney, layered with the shingles. Counter flashing is cut into the mortar joints and laps over the step pieces. An apron seals the front, and a cricket or back pan carries water around the back. We remove failed flashing and install new metal rather than tarring over it.
Brick and Mortar Repairs
When mortar joints recess or crumble, wind-driven rain soaks into the brick and freezes in winter, pushing off the face. That spalling spreads each season. Repointing stops it: we remove worn mortar to a consistent depth and pack in fresh mortar compatible with the brick. Damaged bricks are replaced with the closest available match.
Chimney Rebuilding
When a chimney leans, has loose brick throughout the top section, or has cracks through many courses, repairs may not last. After evaluating it, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. Every rebuild finishes with a new crown and new flashing.
Chimney Crowns and Caps
The crown seals the top of the chimney and should slope away from the flue with an overhang that drips water clear of the brick. Flat or cracked crowns let water into the masonry. We repair small cracks where that will last and replace crowns that are broken or poorly shaped. A cap keeps rain and animals out of the flue opening; near the bay, it needs to be fastened securely against wind.
Waterproofing and Moisture Protection
After repairs, a breathable water repellent can reduce how much wind-driven rain the brick absorbs while letting moisture escape. It does not seal open joints, fix a cracked crown or stop a flashing leak, so we use it only after those repairs.
Signs Your Chimney May Need Repair
- Water stains near the chimney inside, especially after storms or snow melt
- Recessed or missing mortar
- Flaking or broken brick
- Flashing pulled away from the brick or covered in tar
- A cracked crown or a loose or missing cap
- Ice building up behind the chimney
- A chimney that leans
Repair Versus Rebuilding
Most chimneys need repair: repointing, some new brick, new flashing and a new crown or cap. A rebuild makes sense only when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options.
What Affects Chimney Repair Costs in Hazlet?
We price each chimney after seeing it. Costs depend on:
- Chimney height and how much masonry needs work
- Roof pitch and access
- Layers of old shingles around the chimney
- Flashing condition and whether a cricket is needed
- How many bricks need replacement
- Crown repair or replacement
- Decking repairs around the chimney
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Hazlet Township construction office before work begins, and we can discuss it during your estimate.

Hazlet Chimney Repair FAQs
Is my chimney repair estimate free?
Yes. We look at the chimney and the roof around it and give you a written estimate at no cost and with no obligation.
How do I schedule an estimate?
Use the online scheduling button on this page or call or text (551) 241-0470.
My 1950s house has two layers of shingles. Does that affect the chimney?
Often, yes. Flashing over built-up layers is frequently bent or tarred instead of set properly. At the next reroof, both layers must come off and new flashing can be installed.
Why does my Cape leak by the chimney in winter?
Ice or slush behind the chimney can back water under the flashing. A cricket or back pan and sound flashing help, and so does better attic ventilation.
What should I check after a coastal storm?
From the ground, look for a loose or missing cap, flashing pulled away from the brick and loose bricks. Photograph any damage and stay off the roof.
Will you repair the roof around the chimney?
Yes. We repair shingles, underlayment and decking around the chimney along with the flashing.
