Chimney Repair in Atlantic Highlands, NJ | Monarch Roofing & Construction
Atlantic Highlands is a hillside harbor borough of about 2,100 homes, set on just 1.3 square miles of land, much of it on hills and slopes above Sandy Hook Bay. The town began in 1879 as a Methodist camp-meeting settlement, and its Victorian core grew in the late 1800s. Queen Anne and other Victorian houses here often have steep, complex roofs with towers, cross gables, dormers and tall chimneys exposed on all sides. Homes facing the bay take the wind directly, and salt air is never far away.
Monarch Roofing & Construction repairs chimneys and the roofing around them. We repoint, replace damaged brick, rebuild crowns and stacks, install caps and replace flashing. Every project starts with a free chimney repair estimate.

Tall Victorian Chimneys
A tall chimney on a Victorian house rises well above the roof, exposed to wind, rain and freeze-thaw on every side. The top courses usually wear first: mortar recedes, bricks spall and the crown cracks. On a hill facing the bay, wind-driven rain makes that wear faster. Because these chimneys are part of the look of the house, repairs should keep their proportions and match the existing brick and mortar.
Hillside Lots and Access
On sloped lots, one side of a house may be much taller than the other, and access for ladders, staging and materials can be tricky. A chimney on the downhill side may stand far above the ground. We plan staging and fall protection during the estimate and include them in the price, so the work can be done safely and trim and landscaping are protected.
Bay Wind and Salt Air
Homes on the hills facing Sandy Hook Bay take storm winds head on. Rain is pushed sideways into mortar joints and under counter flashing, and caps that are not fastened well can lift or blow away. Salt air corrodes ordinary metal. When we replace chimney flashing and caps here, we use corrosion-resistant materials and cut counter flashing into the mortar so it stays tight.
Wooded Slopes
Where trees cover the hillsides, leaves gather behind chimneys and hold water against the flashing, and shaded brick dries slowly. A cricket behind a wide chimney and a good cap help.

Chimney Leaks and Roof Flashing
Leaks near a chimney come from flashing, open mortar joints, porous brick, a cracked crown or an uncapped flue. On complex Victorian roofs, water may also enter at a nearby dormer, tower or cross gable and travel. We check each source before recommending a repair.
Step flashing runs up the sides of the chimney with the roofing. Counter flashing is cut into the mortar joints and laps over the step pieces. An apron seals the front, and a cricket or back pan handles the back. On steep roofs, water moves fast and finds every gap, so each piece has to be right. We replace failed flashing rather than adding tar.
Brick and Mortar Repairs
When mortar joints recess, water gets into the brick, freezes in winter and pushes off the face. That spalling spreads each season. We repoint by removing worn mortar to a consistent depth and packing in fresh mortar. Older brick is often softer than modern brick, so the mortar should be softer and more breathable than the brick. Damaged bricks are replaced with units matched as closely as possible in size, color and texture.
Chimney Rebuilding
When the upper part of a tall chimney leans, has loose brick throughout, or has cracks through many courses, repairs may not hold. After evaluating it, we may recommend rebuilding. A partial rebuild of the failed top courses is often enough on a tall chimney; a full rebuild above the roofline relays the chimney from the roof deck or lower. On a Victorian house, we discuss brick, mortar color and the chimney’s original shape first. Every rebuild finishes with a new crown and new flashing.
Chimney Crowns and Caps
The crown seals the top of the chimney and should slope away from the flue with an overhang that drips water clear of the brick. Older crowns are often thin or cracked. We repair small cracks where a repair will last and replace crowns that are broken or poorly shaped. A cap keeps rain, leaves and animals out of the flue; on a bay-facing hill it must be corrosion-resistant and securely fastened.
Breathable Waterproofing
After repairs, a breathable water repellent can reduce how much wind-driven rain the brick absorbs while letting moisture escape, which matters on older brick. It does not close open joints, fix a crown or stop a flashing leak, so we use it only after those repairs.
Signs Your Chimney May Need Repair
- Stains on a ceiling or wall near the chimney, especially after storms
- Recessed or missing mortar near the top of the chimney
- Flaking or broken brick
- Rusted, lifted or tar-covered flashing
- A cracked crown or a loose or missing cap
- Leaves collecting behind the chimney
- A chimney that leans
Repair Versus Rebuilding
Most chimneys need repair: repointing, some new brick, new flashing and a new crown or cap. A rebuild is the better choice only when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options.
What Affects Chimney Repair Costs in Atlantic Highlands?
We price each chimney after seeing it. Costs depend on:
- Chimney height and how far it stands above the ground on a sloped lot
- Staging and fall protection needed on steep roofs
- Towers, dormers and trim near the chimney
- Corrosion-resistant flashing and cap materials
- Whether a cricket is needed
- How closely replacement brick must match
- Crown repair or replacement
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Borough of Atlantic Highlands construction office before work begins, and we can discuss it during your estimate.
