Chimney Repair in Highlands, NJ | Monarch Roofing & Construction

Highlands is a small borough of about 2,900 homes on less than a square mile of land, where Raritan Bay meets the Shrewsbury River across from Sandy Hook. For chimney purposes, it is really two towns. On the high bluff near the Twin Lights, homes face open ocean and bay winds. Along the low waterfront, homes took a storm surge of nearly ten feet in Hurricane Sandy, and many were repaired, rebuilt or raised afterward. With water on three sides, salt air reaches almost every house.

Monarch Roofing & Construction repairs chimneys above the roofline and replaces their flashing, along with the roofing around them. We repoint, replace damaged brick, repair and replace crowns, install caps and rebuild chimney tops when needed. Every project starts with a free chimney repair estimate.

On the Bluff

Homes on the high ground near Lighthouse Hill sit well above the water with little to slow the wind. Chimneys here take storm winds on every side. Wind-driven rain is forced into mortar joints and under loose counter flashing, and caps that are not fastened securely can lift or blow off. Steep driveways and slopes also affect where ladders and staging can go. Our priorities on bluff-top chimneys are tight counter flashing cut into the mortar, corrosion-resistant metal and caps fastened to stay put.

Along the Waterfront

Raised and rebuilt homes

When a house is lifted or heavily rebuilt, the roof is often left as it was or patched where it was disturbed. Years later, those patches can be weak spots. If your home was raised or repaired after the storm, the places where the roof was opened or reattached, including the flashing around any chimney, are worth checking. Raised homes are also taller and more exposed, and reaching the chimney needs proper staging and fall protection, which we include in the estimate.

Older homes

Older homes that survived the storm may have been enlarged in stages over the decades. When a chimney sits near one of those addition joints, a leak can come from either. We check both.

Salt Air and Metal

Close to the water on three sides, ordinary flashing, fasteners and caps corrode faster. Once flashing pits or rusts through, wind-driven rain gets behind it. We use corrosion-resistant metal and fasteners suited to coastal exposure when we replace chimney flashing and caps in Highlands.

Chimney Leaks and Roof Flashing

Water near a chimney may come from flashing, open mortar joints, porous brick, a cracked crown or an uncapped flue, or from a nearby patch or addition joint. We trace it before recommending a repair.

Step flashing runs up the sides of the chimney with the shingles. Counter flashing is cut into the mortar joints and laps over the step pieces so wind cannot drive water behind it. An apron seals the front, and a cricket or back pan covers the back. We install new flashing rather than adding tar over old metal.

Brick and Mortar Repairs

When mortar joints recess, storm rain soaks into the brick and freezes in winter, pushing off the face. That spalling spreads each season. We repoint by removing worn mortar to an even depth and packing in fresh mortar compatible with the brick. Damaged bricks are replaced with the closest available match.

Chimney Rebuilding

When a chimney leans, has loose brick throughout the top section, or has cracks through many courses, repairs may not last. After evaluating it, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. Every rebuild finishes with a new crown and new flashing.

Chimney Crowns and Caps

The crown seals the top of the chimney and should slope away from the flue with an overhang that drips water clear of the brick. Cracked or flat crowns let storm water into the masonry. We repair small cracks where that will last and replace crowns that are broken or poorly shaped. A cap keeps rain and animals out of the flue opening, and in Highlands it should be corrosion-resistant and fastened against high wind.

Waterproofing and Moisture Protection

After repairs, a breathable water repellent can reduce how much wind-driven rain the brick absorbs while letting moisture escape. It does not seal open joints, fix a cracked crown or stop a flashing leak, so we use it only after those repairs.

After a Strong Storm

After a storm, look at the chimney from the ground for a missing or bent cap, lifted flashing and loose brick at the top, and check ceilings and the attic near the chimney for new stains. Photograph any damage with the date before cleanup. If the chimney or roof is open, a quick temporary cover can prevent interior damage while a permanent repair is scheduled. Stay off the roof, especially on a raised home.

Signs Your Chimney May Need Repair

  • New stains near the chimney after a storm
  • Rusted, pitted or lifted flashing
  • Recessed or missing mortar
  • Flaking or broken brick
  • A cracked crown or a rusted, loose or missing cap
  • Patches in the roof near the chimney from earlier repairs
  • A chimney that leans

Repair Versus Rebuilding

Most chimneys need repair: new flashing, repointing, some new brick and a new crown or cap. A rebuild is the better choice only when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options.

What Affects Chimney Repair Costs in Highlands?

We price each chimney after seeing it. Costs depend on:

  • Chimney height, and the height of a raised home
  • Staging and fall protection, including on steep bluff lots
  • Corrosion-resistant flashing and cap materials
  • Whether a cricket is needed
  • How much masonry needs work
  • Crown or cap replacement
  • Roofing repairs around the chimney, including old patches
  • Whether a permit is required

Permits for Chimney Work

Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Borough of Highlands construction office before work begins, and we can discuss it during your estimate.

My house was raised after Sandy. What should I check near the chimney?

Look at the flashing and any roof patches where the roof was opened or reattached, and check the attic for stains. We can look at it during the estimate.

My home is on the bluff. What matters most for the chimney?

Tight counter flashing, corrosion-resistant metal and a securely fastened cap, because wind hits the chimney from every side.

Why does my flashing rust so quickly?

Salt air near the water corrodes ordinary metal. Corrosion-resistant flashing and fasteners last longer.
