Chimney Repair in Spring Lake, NJ | Monarch Roofing & Construction
Spring Lake grew during the Gilded Age as a resort for families from New York and Philadelphia, and many of the large summer cottages built then still stand near the oceanfront and the spring-fed lake that gave the town its name. The borough has about 2,100 housing units, and roughly four in ten were counted as vacant in the 2020 census, a sign of how many are seasonal or second homes. Large shingle-style and Victorian-era cottages tend to have big, complex roofs with multiple gables, dormers, turrets and several chimneys, all exposed to salt spray and onshore wind.
Monarch Roofing & Construction repairs chimneys and the roofing around them. We repoint with mortar suited to old brick, replace damaged brick, rebuild crowns and stacks, install caps and replace flashing with corrosion-resistant metal. Every project starts with a free chimney repair estimate.

Chimneys on Gilded Age Cottages
Several chimneys, one plan
Large cottages often have several chimneys, built at the same time but weathered differently depending on which way they face and how exposed they are. One may need only a new cap; another may need repointing and new flashing; a third may need its top rebuilt. During the estimate we look at each one, price them separately and help you decide what is urgent and what can wait.
Complex roofs
The more intersections a roof has, the more flashing it depends on. On houses like these, most leaks start at a valley, dormer, chimney or wall intersection, and a leak can travel a long way inside before appearing on a ceiling. We trace water to its true entry point before recommending a repair.
Old brick and old patches
After more than a century, chimneys have usually been patched, sometimes with hard mortar that does not suit soft brick, and flashing may have been covered in roofing cement. We look at what has been done before, because the right repair often starts with undoing a poor one.
Oceanfront Exposure
Homes near the beach face salt spray and strong onshore wind. Salt corrodes flashing, fasteners and caps, and nor’easters push rain into open mortar joints and under loose counter flashing. Tall chimneys on large houses catch the worst of it. We use corrosion-resistant flashing, cut counter flashing into the mortar and fasten caps securely. Copper or painted metal can also suit a period house better than bright aluminum.
Seasonal Ownership
With so many second homes, chimney leaks can go unnoticed for weeks in the off-season. Have the chimneys checked before the house is closed and again after major storms, and look at ceilings and plaster near each chimney when you open the house.

Chimney Leaks and Roof Flashing
Water near a chimney may come from flashing, open mortar joints, porous brick, a cracked crown or an uncapped flue. Step flashing runs up the sides of the chimney with the roofing. Counter flashing is cut into the mortar joints and laps over the step pieces. An apron seals the front, and a cricket or back pan covers the back. We remove patched, failed flashing and install new metal rather than adding more cement.
Brick and Mortar Repairs
Brick on century-old houses is usually softer than modern brick, and mortar should be softer still. We cut out failed or unsuitable mortar to an even depth and repoint with a compatible, breathable mix matched in color and joint profile. Damaged bricks are replaced with units matched as closely as possible.
Chimney Rebuilding
When a chimney leans, has loose brick throughout the top section, or has cracks through many courses, repairs may not last. After evaluating the masonry, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. On a Gilded Age cottage, we discuss brick, mortar color, corbelling and the chimney’s original shape before starting. Every rebuild finishes with a new crown and new flashing.
Chimney Crowns and Caps
The crown seals the top of the chimney and should slope away from the flue with an overhang that drips water clear of the brick. Older crowns are often thin or cracked. We repair small cracks where a repair will last and replace crowns that are broken or poorly shaped. A cap keeps rain and animals out of the flue; near the ocean it should be corrosion-resistant and well fastened.
Breathable Waterproofing
After repairs, a breathable water repellent can reduce how much rain and spray the brick absorbs while letting moisture escape. On old brick, breathability is essential. A repellent does not close open joints, fix a crown or stop a flashing leak, so we use it only after those repairs.
Signs Your Chimney May Need Repair
- Stains on plaster or ceilings near a chimney, especially after the house has been closed
- Recessed, sandy or missing mortar
- Hard gray mortar patches that differ from the original
- Flaking or broken brick
- Rusted flashing or flashing covered in roofing cement
- A cracked crown or a rusted, loose or missing cap
- A chimney that leans
Repair Versus Rebuilding
Most chimneys need repair: repointing, some new brick, new flashing and a new crown or cap. A rebuild is the better choice only when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options.
What Affects Chimney Repair Costs in Spring Lake?
We price each chimney after seeing it. Costs depend on:
- How many chimneys need work and how tall they are
- Roof pitch, dormers and turrets near each chimney
- Staging needed to reach tall chimneys safely
- Earlier patches that need to be removed
- How closely brick and mortar must match
- Flashing material, such as copper or coated metal
- Crown or cap replacement
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Borough of Spring Lake construction office before work begins, and we can discuss it during your estimate.
