Chimney Repair in Wall Township, NJ | Monarch Roofing & Construction
Wall Township is one of the largest municipalities in Monmouth County, about 10,900 housing units spread across nearly 32 square miles. It surrounds or borders the shore boroughs that were carved from it, Belmar, Manasquan, Spring Lake, Sea Girt, Brielle, Spring Lake Heights and Lake Como, and it includes communities such as Allenwood, West Belmar, Allaire, Glendola, New Bedford, Collingwood Park, Shark River, Sterling Woods and Treasure Island. Most homes are single-family houses, from subdivisions built in the second half of the 20th century to homes on wooded lots near Allaire State Park. A chimney in eastern Wall faces salt and storm wind; one in the west faces trees and shade.
Monarch Roofing & Construction repairs chimneys and the roofing around them. We repoint, replace damaged brick, rebuild crowns and stacks, install caps and replace flashing. Every project starts with a free chimney repair estimate.

Chimney Repair Across Wall Township
Eastern Wall near the shore boroughs
Neighborhoods just inland from Belmar, Spring Lake, Sea Girt and Manasquan are close enough to the coast for salt air and nor’easters. Flashing, fasteners and caps corrode faster here, and wind-driven rain gets into open mortar joints and behind loose counter flashing. Corrosion-resistant metal and caps fastened to stay put are the priorities.
Wooded neighborhoods in the west
Toward Allaire State Park, many homes sit on larger, wooded lots. Falling limbs can strike chimneys in storms, leaves and pine needles pack in behind them and hold water against the flashing, and shade keeps brick damp long enough for moss to grow. A cricket behind a wide chimney, a cap and trimmed branches make a real difference.
Suburban developments
Colonials, split-levels, ranches and Capes from the later 20th century are often on their second or third roof. Chimney flashing may have been reused during an earlier reroof, crowns may be cracking and mortar may be receding near the top. New flashing, repointing and a new crown usually put these chimneys back in order.
Near the Shark River and Wreck Pond
Homes close to tidal water see wind across open water and damp air. Shaded chimneys there dry slowly and wear faster through freeze and thaw.

Chimney Leaks and Roof Flashing
Water near a chimney may come from flashing, open mortar joints, porous brick, a cracked crown or an uncapped flue. Under trees, a mat of needles behind the chimney can also push water over the flashing. We trace it before recommending a repair.
Step flashing runs up the sides of the chimney with the shingles. Counter flashing is cut into the mortar joints and laps over the step pieces. An apron seals the front, and a cricket or back pan covers the back. We install new flashing rather than reusing or tarring old metal.
Brick and Mortar Repairs
When mortar joints recess, water gets into the brick, freezes and pushes off the face. That spalling spreads each winter, faster on shaded or salt-exposed chimneys. We repoint by removing worn mortar to an even depth and packing in fresh mortar compatible with the brick. Damaged bricks are replaced with the closest available match.
Chimney Rebuilding
When a chimney leans, has loose brick throughout the top section, or has cracks through many courses, repairs may not last. A limb strike can also leave the top of a chimney too damaged to patch. After evaluating it, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. Every rebuild finishes with a new crown and new flashing.
Chimney Crowns and Caps
The crown seals the top of the chimney and should slope away from the flue with an overhang that drips water clear of the brick. Cracked or flat crowns let water into the masonry. We repair small cracks where that will last and replace crowns that are broken or poorly shaped. A cap keeps rain, leaves, needles and animals out of the flue; in eastern Wall it should be corrosion-resistant.
Waterproofing and Moisture Protection
After repairs, a breathable water repellent can reduce how much rain the brick absorbs while letting moisture escape. On shaded chimneys, breathability matters. A repellent does not seal open joints, fix a crown or stop a flashing leak, so we use it only after those repairs.
What a Chimney Evaluation Covers
- Brick and mortar on every face of the chimney
- The crown and cap
- Step, counter and apron flashing, and any cricket
- Overhanging limbs and debris behind the chimney
- The shingles and decking around the stack
- The attic or ceiling near the chimney, when accessible
You get photos, a plain explanation and a free written estimate.
Signs Your Chimney May Need Repair
- Water stains near the chimney inside
- Recessed or missing mortar
- Flaking brick or moss on the shaded side
- Rusted, lifted or tar-covered flashing
- A cracked crown or a loose or missing cap
- Leaves or needles packed behind the chimney
- A chimney that leans
Repair Versus Rebuilding
Most chimneys need repair: new flashing, repointing, some new brick and a new crown or cap. A rebuild is the better choice only when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options.
What Affects Chimney Repair Costs in Wall Township?
We price each chimney after seeing it. Costs depend on:
- Chimney height and how much masonry needs work
- Roof pitch and access
- Flashing condition and whether a cricket is needed
- Corrosion-resistant materials in eastern neighborhoods
- Storm or limb damage to the roofing around the chimney
- Crown or cap replacement
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Wall Township construction office before work begins, and we can discuss it during your estimate.
