Chimney Repair in Frenchtown, NJ | Monarch Roofing & Construction
Frenchtown is a river borough of about 650 homes on 1.2 square miles along the Delaware. The Frenchtown Historic District alone covers about 100 acres and 401 contributing buildings dating from 1795 to 1931, so much of the housing is old and varied: Greek Revival, Italianate and later Victorian houses, each with its own roof shape. Chimneys on these buildings have stood through more than a century of weather, and the town’s riverside setting adds moisture to the mix.
Monarch Roofing & Construction repairs chimneys and the roofing that surrounds them. We repoint mortar, replace damaged brick, rebuild crowns, install caps, replace flashing and rebuild chimney tops when repairs will not last. On historic houses, we work carefully around trim and eaves and choose materials that suit old masonry. Every project starts with a free chimney repair estimate.

Chimney Repair in a Historic River Town
Old houses ask more of a chimney repair than newer ones. Here is what we pay attention to in Frenchtown.
Different roof shapes
Greek Revival houses often have low-pitched gable fronts. Italianate houses may have shallow hipped roofs with deep, bracketed eaves. Victorian houses add steep cross gables and dormers. Each shape changes how water runs toward a chimney and how flashing has to be detailed. On low-pitched roofs, water moves slowly and can back up behind a chimney, so a cricket or back pan becomes more important.
Decorative eaves and trim
Brackets, cornices and trim near the roof edge are easy to damage when ladders go up and old brick comes down. We plan ladder positions and debris removal to keep them clear.
River moisture
Houses near the river can carry extra moisture in attics and walls. Masonry that stays damp wears faster, especially through freeze and thaw. That makes sound mortar, a good crown and a cap even more important.
Old roof decks
On houses from the 1800s, the roof deck around a chimney is usually boards rather than plywood, and the framing may have settled over time. When we replace flashing, we check the wood near the chimney and explain what needs repair.

Chimney Leaks and Roof Flashing
When water appears near a chimney, the entry point may be flashing, open mortar joints, porous brick, a cracked crown or an uncapped flue. We check all of them before recommending a repair, so you are not paying to fix the wrong part.
Flashing works as a system. Step flashing runs up the sides with the roofing. Counter flashing is cut into the mortar and folded down over it. An apron seals the front, and a cricket or back pan diverts water around the back. On low-pitched historic roofs, these details have very little room for error. We replace failed flashing instead of covering it with tar.
Brick and Mortar Repairs
Mortar joints wear before brick does. Once joints recess, water moves into the masonry, freezes in winter and pushes the faces off bricks. That damage, called spalling, spreads each season.
Repointing replaces worn mortar before spalling takes hold. We cut out the old joints to an even depth and pack in new mortar. Brick on a house built in the 1800s is often softer than modern brick, so we use mortar that is softer and more breathable than the brick. That keeps the joints, not the brick, taking the wear. Damaged bricks are replaced with units matched as closely as possible in size, color and texture.
Chimney Rebuilding
A rebuild may be needed when a chimney leans, has loose brick throughout the top section, or has cracks through many courses. We only recommend one after evaluating the masonry. A partial rebuild replaces the failed top courses. A full rebuild above the roofline relays the chimney from the roof deck or lower. On a historic house, we talk through brick, mortar color and the chimney’s original shape before work starts. Every rebuild ends with a new crown and new flashing.
Crowns and Caps
The crown is the slab that closes the top of the chimney. It should slope away from the flue and overhang the brick so water drips clear. Older crowns are often flat or thin, and once they crack, water drains into the masonry. We repair small cracks where a repair will hold and replace crowns that are broken or poorly shaped. A cap keeps rain, debris and animals out of the flue opening.
Breathable Waterproofing
After repairs, a breathable water repellent can reduce how much rain the brick absorbs while letting moisture escape. On older brick, that breathability matters a great deal, because trapped moisture causes damage. A repellent does not close open joints, fix a crown or stop a flashing leak, so we use it only after repairs are complete.
Signs Your Chimney May Need Repair
- Stains on a ceiling or wall near the chimney
- Recessed, sandy or missing mortar
- Brick faces that are flaking or broken
- Lifted, rusted or tar-covered flashing
- A cracked crown or missing cap
- White staining on the brick
- A leaning chimney
- Loose brick at the top of the stack
Repair Versus Rebuilding
Most chimneys need repair rather than a rebuild. Repointing, some new brick, new flashing and a new crown or cap address most problems. A rebuild makes sense when the masonry has failed across a large area or the chimney leans. We show you photos and explain both options during the estimate.
What Affects Chimney Repair Costs in Frenchtown?
We price each job after seeing it. Costs depend on:
- Chimney height and how much masonry needs work
- Roof shape and pitch, from low-pitched gables to steep cross gables
- Protection needed for decorative eaves and trim
- Flashing condition and whether a cricket is needed
- How closely replacement brick must match
- Crown repair or replacement
- Repairs to board decking or roofing around the chimney
- Whether a permit is required
Permits and Historic Review
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Frenchtown construction office before work begins, and we can discuss it during your estimate. If your home is in the historic district, also ask the borough whether any historic review applies before you change the look of the chimney.

Frenchtown Chimney Repair FAQs
Is the chimney repair estimate free?
Yes. We look at the chimney and the roof around it and give you a written estimate at no cost, with no obligation.
How do I schedule an estimate?
Use the online scheduling button on this page or call or text (551) 241-0470.
My house has a low-pitched roof. Does that affect chimney flashing?
Yes. Water moves more slowly on a low slope and can back up behind a chimney. A cricket or back pan and carefully detailed flashing help.
Why should old brick get a softer mortar?
Brick on older houses is often soft. A softer, breathable mortar lets the joints take the wear from moisture and temperature changes, which protects the brick.
Will you protect the brackets and trim on my house?
Yes. We plan ladder positions and debris removal to keep decorative eaves and trim clear during the work.
Do you repair the roof near the chimney too?
Yes. We repair shingles, underlayment and board decking around the chimney along with the flashing.

What Shapes a Chimney Repair Estimate in Frenchtown
River moisture and older construction both affect the scope. Your written estimate considers:
- The roof shape around the chimney and the flashing it calls for
- Protection for decorative brackets, eaves, and trim during work
- Condition of the roof deck near the chimney
- Mortar choice suited to old brick
- Crown and cap condition
Does a low-pitched roof affect chimney flashing?
It can. Water moves more slowly on a low pitch, so flashing details need to suit that slope. The roof and chimney are examined in person before any recommendation.
