Chimney Repair in Hillsborough, NJ | Monarch Roofing & Construction
Hillsborough Township covers 55 square miles of Somerset County, and nearly 40 percent of it is protected open space or preserved farmland, from the Sourland Mountain Preserve to Duke Farms. Its roughly 14,000 homes are spread among communities such as Belle Mead, Flagtown, Neshanic, Blackwells Mills, and South Branch, in subdivisions, beside open fields, on wooded lots near the Sourland Mountain, and on farm properties. Chimneys in each setting face different stresses: wind on open land, shade and falling limbs in the woods, and neighborhood-wide aging in the subdivisions.
Monarch Roofing & Construction repairs chimneys throughout Hillsborough. We trace leaks, replace flashing, repoint mortar, replace damaged brick, rebuild crowns, install caps, repair storm damage, and rebuild chimneys above the roofline when the masonry is beyond repair. Every project begins with a free chimney repair estimate.

Chimney Repair Across Hillsborough
Subdivisions reaching the same age
Where homes went up together, chimneys tend to need attention together. Cracked crowns, recessed joints, rusted caps, and flashing at the end of its life appear up and down the street. If your roof is also nearing replacement, coordinating the two jobs makes sense.
Homes beside open land
Homes next to fields and farmland take more wind. Gusts drive rain into mortar joints and behind counter-flashing that was only caulked to the brick, and they can loosen caps. Tight counter-flashing set into the mortar and securely fastened caps hold up better on exposed sites.
Wooded lots near the Sourland Mountain
On wooded lots, shade keeps masonry damp, moss can take hold, and leaves collect behind chimneys where they hold moisture against the flashing. Storms can also bring down limbs that crack crowns or knock brick loose. Screened caps, crickets, and trimming branches back from the chimney help.
Farmhouses and outbuildings
Farmhouses on open land are exposed from every side. If a barn, garage, or other outbuilding has a masonry chimney, we can evaluate it along with the house.

Planning Chimney Work Around a Roof Replacement
In subdivisions where roofs and chimneys are aging together, timing matters. If a new roof is coming within the next few years, masonry repairs such as repointing and crown replacement should be done first, and new flashing and a cricket should be installed during the tear-off, when the decking around the chimney is fully exposed. That avoids disturbing new shingles later. If the roof still has plenty of life, chimney flashing can be replaced on its own: we remove the shingles around the chimney, install new flashing, and blend the repair into the existing roof.
Flashing and Chimney Leaks
Flashing seals the joint where the chimney passes through the roof. Step flashing is woven into each shingle course along the sides; counter-flashing is set into a cut in the mortar joint and folded down over the step flashing; an apron covers the downhill face; and a back pan or cricket covers the uphill face. When flashing has corroded, loosened, or been patched with roofing cement, we remove it, check the decking, and install new metal in the correct order.
Repointing and Brick Replacement
Repointing removes deteriorated mortar to a sound depth and refills the joints in layers with fresh mortar compatible with your brick, tooled to match the existing profile. On exposed and shaded chimneys alike, sound joints keep water out of the masonry.
Cracked and spalling bricks, where the faces have flaked or broken away, are cut out and replaced with brick matched as closely as practical. When spalling is widespread, we find and correct the moisture source above it.
Crowns and Caps
A durable crown is solid, slopes away from the flue, and overhangs the brick with a drip edge so water falls clear of the chimney faces. Thin mortar crowns crack quickly, and falling limbs can break them. We repair minor cracks and replace failing crowns.
A cap keeps rain, snow, animals, and leaves out of the flue. On wooded lots, a screened cap is practical; on open land, a securely fastened one is essential.
After a Storm
After a major storm, look at your chimney from the ground for a missing or tilted cap, displaced brick near the top, flashing pulled away from the roof, or branches lying against it. Keep clear of the area below a damaged chimney and call us. We repair the chimney and the roof around it together.
Rebuilding Above the Roofline
When brick above the roof is loose across many courses, the chimney leans, or patching has left little sound masonry, rebuilding may be the durable choice. A partial rebuild replaces the top courses; a full rebuild replaces the chimney above the roofline. Each finishes with a new crown, cap, and flashing. We recommend rebuilding only after evaluating the chimney.
Breathable Waterproofing
After repairs, a breathable water repellent can help brick resist rain while letting moisture vapor escape. It never substitutes for repairing flashing, crowns, or mortar.
Signs Your Chimney Needs Repair
- Stains near the chimney on ceilings or walls
- Leaks during windy storms
- A loose, tilted, or missing cap
- Eroded or crumbling mortar
- Cracked, loose, or flaking brick
- A cracked crown
- Moss, leaves, or debris behind the chimney
- A visible lean
Repair Versus Rebuilding
When the masonry is mostly sound, targeted repair is the right choice. When deterioration runs deep or the chimney has shifted, rebuilding lasts longer. We explain our findings and recommendation.
What Affects Chimney Repair Costs in Hillsborough?
- Chimney height and exposure
- Extent of repointing and brick replacement
- Crown repair or replacement
- Flashing scope and any cricket
- Whether work is coordinated with a roof replacement
- Storm damage around the chimney
- Partial or full rebuilding
Permits for Chimney Work in Hillsborough
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Hillsborough Township construction office before work begins, and we can discuss it during your estimate.

Yes, in Belle Mead, Flagtown, Neshanic, Blackwells Mills, South Branch, and throughout the township.
How do I schedule?
Use the scheduling button on this page or call or text (551) 241-0470.
Should I repair my chimney before replacing my roof?
Yes. Masonry repairs go first, and new flashing goes in with the new roof.
Our home backs onto fields. Why does the chimney leak in storms?
Wind drives rain into joints and behind loosely set flashing. Tight counter-flashing and sound mortar usually solve it.
Can you look at the chimney on our barn?
Yes, if it is a masonry chimney. We can evaluate it along with the house.
Will a sealant fix the leak?
No. Sealants do not replace proper flashing or sound mortar.
