Chimney Repair in Raritan Borough, NJ | Monarch Roofing & Construction
Raritan grew as a mill town on the Raritan River in the 1800s, when the Raritan Woolen Mills, founded in 1846, made uniforms and blankets for the Union Army. Today the borough has about 3,200 homes on two square miles, many of them long-standing houses on smaller lots with multiple roof layers, board decking, porch roofs, and masonry chimneys. On chimneys like these, the top is usually the first part to fail: the crown cracks, the upper joints wash out, and the top courses of brick begin to loosen.
Monarch Roofing & Construction repairs chimneys throughout Raritan. We reset or rebuild loose top courses, rebuild crowns, install caps, repoint mortar, replace damaged brick, replace flashing, and rebuild chimneys above the roofline when the masonry is beyond repair. Every project starts with a free chimney repair estimate.

Why Chimney Tops Fail First
The top of a chimney is the most exposed masonry on a house. It takes rain from above and from every side, catches the most wind, and has no roof or overhang to shelter it. Several things combine to wear it down:
- The crown cracks. Many crowns are thin mortar layers that crack within a few winters. Water then runs straight into the core of the chimney.
- Water freezes in the upper courses. Water that enters the top soaks into the bricks and joints just below the crown, where it freezes and expands each winter.
- Mortar washes out. The upper joints erode faster than those lower down because they are wetter more often.
- Bricks loosen. As mortar disappears, the top courses lose their bond and can shift, crack, or fall.
Signs of top-end trouble include a cracked or crumbling crown, gaps in the mortar near the top, bricks that look out of line, and brick or mortar fragments on the roof or in the gutters.
Resetting the Top Versus a Partial Rebuild
When only a few top courses have loosened and the masonry below is sound, the loose bricks can often be removed, cleaned, and reset in fresh mortar, followed by a new crown and cap. When loosening extends deeper, or many bricks are cracked or spalled, a partial rebuild down to solid masonry is the more durable choice. In either case, the new crown should be solid, slope away from the flue, and overhang the brick with a drip edge, and a cap should be installed to keep rain out of the flue. We explain which approach your chimney needs after evaluating it.

Flashing on Older, Layered Roofs
On homes with more than one roof layer, chimney flashing was often sealed over rather than replaced during later re-roofs. Beneath the sealant, the metal may be corroded, and the board decking may have absorbed years of small leaks. We cut back the roofing around the chimney, replace any rotted boards, and install new flashing in layers: step flashing woven into each shingle course along the sides, counter-flashing set into cut mortar joints and folded down over the steps, an apron across the low side, and a back pan or cricket across the high side.
Porch Roofs Beside the Chimney
Where a low-slope porch roof meets the house near the chimney, water drains slowly and can sit against the masonry. These junctions need roofing designed for low slopes and flashing that turns up the chimney under counter-flashing. A leak here can be mistaken for a problem higher up, so we check it during every diagnosis.
Repointing and Brick Replacement
Repointing removes deteriorated mortar to a sound depth and refills the joints in layers with fresh mortar compatible with your brick, tooled to match the existing profile. On older chimneys, compatible mortar protects softer brick from cracking.
Cracked and spalling bricks are cut out and replaced with brick matched as closely as practical. When spalling is widespread, we correct the moisture source, which is often the crown.
Rebuilding Above the Roofline
When deterioration runs through much of the chimney above the roof, or the chimney leans, a full rebuild above the roofline may be needed. We take the chimney down to the roof, relay it with matching brick and compatible mortar, and finish with a new crown, cap, and flashing. We recommend rebuilding only after evaluating the chimney and explaining why repair will not hold.
Working on Smaller Lots
Raritan’s homes often sit close together. Loose brick removed from the top of a chimney must be contained so it does not fall onto a neighbor’s roof, car, or yard. We plan staging, protect neighboring property, keep walkways clear, and clean up thoroughly.
Near the River
Homes on the lower ground near the Raritan River can see more humidity than those farther from the water. Damp air slows drying, so brick and mortar stay wet longer after rain, and masonry that is wet when the temperature drops below freezing is what gets damaged. For chimneys in these areas, keeping water out of the top with a sound crown and a cap matters even more, along with full mortar joints that shed rain rather than absorb it.
Breathable Waterproofing
After repairs, a breathable water repellent can help brick resist rain while letting moisture vapor escape. It is a finishing step, not a fix for crowns, flashing, or open joints.
Signs Your Chimney Needs Repair
- A cracked or crumbling crown
- Bricks near the top that look loose or out of line
- Brick or mortar fragments on the roof or in gutters
- Stains near the chimney inside
- Eroded or crumbling mortar
- A missing or rusted cap
- Tar or caulk around the chimney base
- A visible lean
Repair Versus Rebuilding
When the masonry is mostly sound, repair is the practical choice. When deterioration runs deep or the chimney has shifted, rebuilding lasts longer. We explain our findings and recommendation.
What Affects Chimney Repair Costs in Raritan?
- How far loose masonry extends from the top
- Crown repair or replacement
- Extent of repointing and brick replacement
- Number of roofing layers and decking damage
- Flashing scope
- Staging on small lots
- Partial or full rebuilding
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Raritan borough construction office before work begins, and we can discuss it during your estimate.

Yes. We evaluate the chimney and roof and provide a written estimate at no cost.
How do I schedule?
Use the scheduling button on this page or call or text (551) 241-0470.
I found brick pieces in my gutter. What does that mean?
The top of the chimney is likely deteriorating. Have it evaluated before more brick loosens.
Can loose top bricks be reset?
If only a few courses are loose and the masonry below is sound, yes. Deeper damage calls for a partial rebuild.
Why does the top of my chimney deteriorate first?
It takes the most weather, and a cracked crown lets water into the upper courses.
Will a sealant fix my chimney?
No. Sealants do not replace a sound crown, proper flashing, or solid mortar.
