Chimney Repair in Holland Township, NJ | Monarch Roofing & Construction

Holland Township fills the northwestern corner of Hunterdon County, about 24 square miles bounded by the Delaware River on the west and the Musconetcong River on the north. Its roughly 2,100 homes sit in very different settings: river-valley houses beneath wooded slopes near Finesville and Riegel Ridge, homes on higher open ground, and older houses in hamlets such as Amsterdam, Hughesville, Little York, Mount Joy, Spring Mills and Warren Paper Mills. Some of those older houses have brick or stone chimneys that have been through many decades of weather.

Monarch Roofing & Construction repairs the outside of the chimney and the roof around it. We repoint brick and stone, replace damaged brick, repair and replace crowns, install caps, replace flashing and rebuild chimney tops when repairs will not last. Every project begins with a free chimney repair estimate.

Chimney Repair from the River Valleys to the Uplands

Under the wooded slopes

In the Delaware and Musconetcong valleys, shade and leaves are the biggest concerns. Leaves pile up behind chimneys and in the valleys beside them. North-facing roof slopes may stay damp and grow moss, and a chimney on that side of the house dries slowly after every rain. Damp masonry wears faster through freeze and thaw, so the crown, the mortar and the high side of the chimney get extra attention on these homes.

On higher, open ground

Homes on the uplands take more wind. Rain is driven against the chimney face and under counter flashing, and caps need to be well fastened. We check the weather side of the masonry and the flashing edges closely.

In the older hamlets

Older houses may have brick or stone chimneys that need repointing, and the roof around the chimney may hide board sheathing or more than one layer of shingles. Built-up layers make it hard to flash a chimney properly, so we check before we quote.

Chimney Leaks and Roof Flashing

Water near a chimney can come from flashing, open mortar joints, porous brick or stone, a cracked crown or an uncapped flue. We check each of these before recommending a repair.

Good flashing is a set of overlapping parts. Step flashing runs up the sides with each course of shingles. Counter flashing is cut into the mortar and folded down over the step pieces. An apron seals the front, and a cricket or back pan diverts water and leaves around the back.

When a roof has more than one layer of shingles, flashing is often bent or nailed over the old layers instead of being set properly. If that is the case on your house, the best long-term fix may mean removing the old layers near the chimney so new flashing can be installed correctly. We explain the options during the estimate.

Brick, Stone and Mortar Repairs

Mortar joints wear first. When they recess, water gets into the masonry and freezes in winter, breaking the faces off bricks. That is spalling, and it spreads.

For brick, we cut out worn mortar to an even depth and pack in new mortar compatible with the brick. On older chimneys, the mortar should be softer than the brick. Damaged bricks are replaced with the closest match available.

For stone, the joints are wider and less regular, and the mortar carries more of the load of keeping water out. We choose mortar suited to the stone and fill joints carefully without smearing the faces. Loose stones can be reset where needed.

Chimney Rebuilding

A chimney that leans, has loose masonry throughout the top, or has cracks through many courses may need rebuilding. We only recommend it after evaluating the chimney. A partial rebuild replaces the failed top section. A full rebuild above the roofline takes the stack down to the roof deck or below. On a stone chimney, we can discuss reusing sound stone where practical. Every rebuild finishes with a new crown and new flashing.

Chimney Crowns and Caps

The crown seals the top of the chimney and should slope away from the flue with an overhang that drips water clear of the masonry. Flat, thin or cracked crowns let water seep down into the chimney. We repair small cracks when a repair will hold and replace crowns that are broken or poorly shaped.

A cap keeps rain, leaves and animals out of the flue opening. Under trees in the river valleys, a cap keeps leaves out of the chimney top. On open ground, it needs to be fastened against wind.

Waterproofing and Moisture Protection

After repairs, a breathable water repellent can reduce how much rain the masonry absorbs while letting moisture escape. That matters on a shaded chimney that already dries slowly. A repellent does not seal open joints, fix a cracked crown or stop a flashing leak, so we use it only after those repairs are done.

What You Can Check from the Ground

  1. Look at the top of the chimney with binoculars for cracked crowns, missing caps or loose brick and stone.
  2. Look at the mortar joints for gaps or recessed lines.
  3. Check whether the flashing at the base of the chimney looks lifted, rusted or covered in tar.
  4. Look for moss or dark staining on the shaded side.
  5. Inside, check the ceiling and walls next to the chimney for stains, especially after heavy rain.

If you see any of these, stay off the roof and schedule a free chimney repair estimate.

Signs Your Chimney May Need Repair

  • Water stains near the chimney inside
  • Recessed, crumbling or missing mortar
  • Flaking brick or loose stones
  • Lifted, rusted or tar-covered flashing
  • A cracked crown or missing cap
  • Moss or white staining on the masonry
  • A chimney that leans

Repair Versus Rebuilding

Most chimneys can be repaired with repointing, some brick replacement, new flashing and a new crown or cap. A rebuild becomes the better choice when the masonry has failed across a large area or the chimney is out of plumb. We show you photos and explain both options.

What Affects Chimney Repair Costs in Holland Township?

Every chimney is priced on its own. Factors include:

  • Whether the chimney is brick or stone
  • Chimney height and how much masonry needs work
  • Roof pitch and access from narrow lanes or long driveways
  • Whether there are extra shingle layers around the chimney
  • Flashing condition and whether a cricket is needed
  • Crown repair or replacement
  • Keeping equipment away from wells and septic systems
  • Whether a permit is required

Permits for Chimney Work

Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Holland Township construction office before work begins, and we can discuss it during your estimate.

Holland Township Chimney Repair FAQs

Do chimney repair estimates cost anything?

No. The estimate is free and includes a written scope and photos, with no obligation.

How do I schedule an estimate?

Use the online scheduling button on this page or call or text (551) 241-0470.

Do you repair stone chimneys?

Yes. We repoint stone chimneys with mortar suited to the stone, reset loose stones and replace flashing.

My roof has more than one layer of shingles. Does that affect chimney flashing?

It can. Flashing over built-up layers is often not set correctly. We look at it during the estimate and explain whether old layers near the chimney should come off.

Why is the north side of my chimney mossy?

A shaded side stays damp longer, which lets moss grow and keeps the masonry wet. Sound mortar, a good crown and a breathable repellent after repairs help.

Can you work around my well and septic system?

Yes. Tell us where they are and we will keep trucks and materials away from them.

What Goes Into a Chimney Repair Estimate in Holland Township

Setting, materials, and roof layers all shape the scope. The written estimate considers:

  • Whether the chimney is brick or stone and the mortar it needs
  • Moss and damp on shaded north faces
  • How flashing will be installed on a roof with more than one layer
  • Crown and cap condition
  • Protection of wells and septic systems during the work

Why is the north side of my chimney mossy?

The north face gets the least sun, so it stays damp longer. Moss there is a sign the masonry holds moisture, and the joints, crown, and cap are worth an in-person look.
