Chimney Repair in Millstone Township, NJ | Monarch Roofing & Construction

Millstone Township spreads over 37 square miles of western Monmouth County, on a ridge where three watersheds divide. Its roughly 3,400 homes sit on large lots, from older farmhouses at crossroads such as Clarksburg, Perrineville, Stone Tavern, Carrs Tavern, Charleston Springs, Smithburg, Ely and Bergen Mills, to newer houses set back from country roads. Bigger homes often have bigger, more complicated roofs, and their chimneys, whether masonry or framed chases, can be tall and hard to reach. This page covers Millstone Township in Monmouth County, not Millstone Borough in Somerset County.

Monarch Roofing & Construction repairs masonry chimneys and the caps, siding and flashing of framed chimney chases, along with the roofing around them. We repoint, replace brick, rebuild crowns and stacks, install caps and chase tops, and replace flashing. Every project starts with a free chimney repair estimate.

Chimney Repair on Large Homes

Tall chimneys and complex roofs

On a large house with multiple gables, hips, dormers and long valleys, a chimney may rise from the middle of a steep slope or beside a valley that carries a lot of water. Flashing has to tie into those intersections correctly, and a cricket behind a wide chimney keeps water from building up on the uphill side. Reaching a tall chimney safely may require roof brackets, planks or staging, which we include in the estimate.

Framed chimney chases

Many newer large homes have framed chases clad in siding rather than masonry. The chase top, the siding and the flashing at the roof keep water out. A rusted or dished chase top can hold water against the framing, and open siding joints let wind-driven rain in.

Exposure on the ridge

Homes on open land along the township’s high ground take more wind. Rain is driven into mortar joints, against chase siding and under flashing edges, and caps and chase tops need to be fastened well.

Wooded lots

Where homes sit among trees, leaves collect behind chimneys and in nearby valleys, holding water against the flashing. Shaded masonry dries slowly.

Older farmhouses

Older homes at the crossroads may have masonry chimneys, board decking and older framing. Old brick usually needs a softer mortar, and we check the roof around the chimney before pricing.

Chimney Leaks and Roof Flashing

Leaks near a chimney may come from flashing, open mortar joints, porous brick, a cracked crown, an uncapped flue, or a failed chase top or siding. On a complex roof, water can also enter at a nearby valley or dormer and travel. We trace it before recommending a repair.

Step flashing runs up the sides of the chimney with each course of shingles. On masonry, counter flashing is cut into the mortar and laps over it; on a chase, the siding laps over the step flashing. An apron seals the low side and a cricket or back pan covers the high side. We install new flashing instead of patching old metal with tar.

Brick and Mortar Repairs

When mortar joints recess or crumble, water enters the masonry, freezes and pushes the faces off bricks. We repoint by removing worn mortar to a consistent depth and packing in fresh mortar compatible with the brick. Damaged bricks are replaced with the closest available match.

Chimney Rebuilding

When a masonry chimney leans, has loose brick throughout the top, or shows cracks through many courses, repairs may not hold. After evaluating it, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. Both finish with a new crown and new flashing.

Crowns, Caps and Chase Tops

A masonry crown should slope away from the flue and overhang the brick so water drips clear. Flat or cracked crowns let water soak in; we repair small cracks where that will last and replace crowns that are broken or poorly shaped. A cap keeps rain, leaves and animals out of the flue.

On a framed chase, the chase top does the same job. A new, properly sloped chase top is often the key repair for a leaking chase.

Waterproofing and Moisture Protection

After masonry repairs, a breathable water repellent can reduce how much rain the brick absorbs while letting moisture escape. It does not seal open joints, fix a cracked crown or stop a flashing leak, so we use it only after those repairs.

Signs Your Chimney May Need Repair

  • Water stains near the chimney inside, including in bonus rooms or cathedral ceilings
  • Recessed or missing mortar
  • Flaking brick
  • Lifted, rusted or tar-covered flashing
  • A cracked crown or missing cap
  • A rusted chase top or open joints in chase siding
  • Leaves collecting behind the chimney

Repair Versus Rebuilding

Most chimneys need repair: new flashing, repointing, some new brick and a new crown, cap or chase top. A masonry rebuild makes sense only when the brick has failed widely or the chimney leans. We show you photos and explain both options.

What Affects Chimney Repair Costs in Millstone Township?

We price each chimney after seeing it. Costs depend on:

  • Whether the chimney is masonry or a framed chase
  • Chimney height and the staging needed to reach it
  • Roof pitch and complexity around the chimney
  • Flashing condition and whether a cricket is needed
  • Crown, cap or chase top replacement
  • Roofing or siding repairs around the chimney
  • Protecting lawns, driveways and septic systems during the job
  • Whether a permit is required

Permits for Chimney Work

Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Millstone Township construction office before work begins, and we can discuss it during your estimate.

Planning Work on a Large Lot

On large properties, we confirm where staging, deliveries and debris containers will go before the job starts, keeping equipment off lawns, septic systems and soft ground. Tarps protect landscaping below the chimney, and the site is cleaned up at the end of each day.
