Roof Repair Services in Guttenberg, NJ
Guttenberg is four blocks long and holds about 12,000 people, so when a row house roof starts leaking, it rarely stays a private problem for long. Water can cross into the building next door, and the first two days after a leak appears matter. Monarch Roofing & Construction provides roof repair in Guttenberg, NJ for attached row houses and small mixed-use and light industrial buildings: membrane seams, blisters, and punctures, flashing at party walls, parapets, hatches, and chimneys, drains, coping, and wind damage near the cliffs. Inspections and written estimates are free. Call or text (551) 241-0470.
On less than a quarter of a square mile atop the Palisades, Guttenberg is the most densely populated incorporated municipality in the United States. It lies between West New York and North Bergen, with Kennedy Boulevard to the west and Boulevard East along the cliffs facing Manhattan’s Upper West Side. The Galaxy Towers hold more than 1,000 apartments, but the rest of town has long been row houses, small stores, and light industry along Bergenline Avenue. Our work focuses on the row houses and smaller buildings.

The First 48 Hours After a Row House Leak
Hour one: protect what is below
Move furniture, electronics, and rugs away from the drip and set out containers. If the ceiling is bulging with water, keep people out from under it. Take photos of the stain and anything wet.
Later that day: look and note
If you can open the roof hatch safely, look at the roof without walking out on it. Is water ponding? Is debris blocking a drain? Is anything obviously torn or lifted near the stain? Note the weather, wind direction if you know it, and when the leak started.
Before evening: tell your neighbor
In an attached row, water can travel along a party wall. Let the owner next door know about the leak so they can check their top floor. Their roof may be the source, or yours may be affecting them.
Within a day or two: schedule an inspection
Get in touch with your notes and pictures. Where a storm has torn the roof open, a temporary tarp can hold off the weather until the lasting repair is done.
Meanwhile: avoid quick fixes that make it worse
Smearing roof cement over a seam or flashing joint without knowing the cause can trap water and make the real repair harder. Clearing a clogged drain from the hatch, if you can reach it safely, is a reasonable step; climbing out onto a wet roof is not.
After the First 48 Hours: Keeping Track
Once the leak is repaired, keep a short record: the date, what caused it, what was fixed, and photos. On a row of attached buildings, roofs age together and problems can recur at the same joints. A simple history, shared with your neighbors if you are on good terms, makes the next decision easier for everyone on the block. It also helps to note when each neighboring roof was last redone, since transitions between old and new roofing are common trouble spots.
Winter Watch
Snow and ice can freeze drains shut, leaving meltwater nowhere to go but into the weakest seam. After a heavy snowfall, check from the hatch that the drain is not buried, and watch top-floor ceilings during the thaw. Freeze-thaw cycles also loosen coping and flashing, so a spring look at the parapet is worthwhile.
Flat Roofs and Party Walls
Row houses usually have flat or low-slope roofs that meet the neighbors’ roofs at party walls. The flashing at those joints, at the parapet, and around hatches and chimneys has to be sound, because water can move from one building to the next.
Party wall transitions
On each side of a party wall, the roofing should climb the wall and be capped and flashed. If one neighbor redoes a roof and the other does not, the seam between them can separate. We rebuild the transition on your side, and the result is better still when the neighbor coordinates.
Hatches
The hatch curb must be flashed into the membrane, and the hatch gasket and frame must seal. Worn gaskets and loose curb flashing are common sources of drips at the top of the stairs.
Chimneys
Chimneys along party walls need flashing where they pass through the roof. Eroded mortar loosens counterflashing. For masonry, see our Guttenberg chimney repair page.
Drains
A clogged drain or scupper turns a flat roof into a pond, and standing water finds the weakest seam. Clearing and resealing drains is one of the simplest and most effective repairs.
Wind on the Cliff Edge
Buildings near Boulevard East face wind straight off the Hudson. The first signs of wind wear are loose coping, lifted membrane edges, and damaged flashing. Wind suction is strongest at roof edges and corners, so damage tends to start there and spread if not repaired. Repairs reset coping, re-secure membrane terminations, and refasten or replace flashing.
Parapets and Coping Up Close
The low wall around a row house roof does two jobs: it finishes the facade and it holds the roof edge. Its top is capped with coping, stone, masonry, or metal, that sheds water off the wall. When coping joints open or a stone shifts, water drops straight into the masonry. The back of the parapet, facing the roof, carries the membrane’s termination, and if that flashing loosens, water slips behind the membrane. Freeze-thaw cycles and wind work on both. Repairs can include resetting coping, sealing joints, repointing mortar, and re-terminating the membrane; badly deteriorated masonry may need a specialist, and we will tell you if so.
Small Stores and Light Industry
Small mixed-use and light industrial buildings along Bergenline Avenue and elsewhere in town typically have flat roofs with parapets and sometimes rooftop equipment. Leaks can affect inventory, equipment, and apartments above. Seams, equipment curbs, parapet flashing, and drains are the usual trouble spots. We schedule repairs to keep disruption low.
A note for business owners
Ask anyone who services rooftop equipment to report roof damage they notice, clear drains each fall, and keep a log of leaks with dates. Those habits catch problems before they reach inventory or tenants.
Working in Tight Quarters
With so many people in so little space, parking and staging are limited. We plan deliveries, debris removal, and sidewalk protection in advance, often carrying materials up through the building to the hatch with floors and stairs protected. The goal is a safe job site and as little inconvenience to neighbors as possible.
Tracing the Source
Water can travel under a flat membrane before dripping through the deck, move along a party wall into an adjoining building, or enter a parapet and run down inside the wall. We start at the highest stain, view the roof from the hatch, inspect seams, flashing, coping, and drains nearby, and look at the transitions to neighboring roofs. Plumbing from an upper unit and condensation are ruled out too.
Flat Roof Repair Options
- Resealing or patching open seams and punctures
- Cutting out and patching blisters
- Re-flashing party walls, parapets, hatches, and chimneys
- Resetting or replacing loose coping
- Clearing and resealing drains
- Replacing a failed section of membrane
When a flat roof is worn out, it is removed, the deck is repaired as needed, and a new membrane with flashed edges is installed.
Skylights Over Stairs
Some row houses bring daylight into the stairwell with a skylight. Like a hatch, it sits on a curb that has to be flashed into the membrane, and its glazing seals age. On a cold morning, warm air rising up the stairwell can condense on the glass and drip, which looks a lot like a leak. Rain leaks and condensation call for different fixes, so we sort out which one is happening first.
Pitched Sections
Some buildings have pitched sections. There, damaged shingles are replaced and woven into the surrounding courses, flashing is reset or replaced, and cracked vent boots are swapped out as a routine roof vent leak repair.
Gutters and Leaders
Where buildings have gutters or rear leaders, keeping them clear and secure prevents water from running down walls. Our Guttenberg gutter cleaning service can help.
Repair or Replace?
Open seams here and there, a hatch curb that leaks, or a party wall seam that has separated are repair jobs. When blisters have spread across the membrane, the insulation underneath is wet, or the roof is more patches than original, replacement belongs on the table. Our Guttenberg roofing contractor page covers replacement in detail.
The Free Inspection
Your notes and pictures come first. Then we head up through the hatch to look at the membrane and its seams, the drains, flashing along party walls and the parapet, the coping, the hatch itself, and any chimneys, along with the seams where your roof meets the buildings next door. When we are finished, you get a straightforward account, photos where useful, and a written estimate. Remember that this is a roofing contractor’s view; an engineer or insurance adjuster would be assessing different things.
Warning Signs
- Stains on top-floor ceilings or along party walls
- Drips near the roof hatch
- Ponding that lasts days
- Loose or shifted coping after wind
- Lifted membrane edges
- A neighbor reporting a new leak on their side
