A new roof is one of the larger investments a homeowner makes, and the decision deserves facts rather than pressure. This guide explains how to tell whether replacement makes sense, what the work involves, which choices affect the result, and what drives the price, so you can compare estimates with confidence.
Does Your Roof Need Replacement, or Just Repair?
Age by itself does not decide it. A twenty-year-old roof in good shape may have years left; a younger roof that was poorly installed or badly damaged may not. Replacement becomes the stronger option when several of these are true at once:
- Shingles are cracked, curled, brittle, or losing granules across most slopes, not just one area
- Leaks have appeared in different places over the past few seasons
- Storm damage affects a large share of the roof surface
- The decking feels soft or shows rot in multiple areas
- There are already two layers of shingles, which limits what can be done without a tear-off
- Repair costs keep recurring and are adding up
If the problems are limited to one component or one area and the rest of the roof is sound, repair is usually the better value. Our roof repair page covers that side. During a free estimate, we explain which situation your roof is in and why.
What a Roof Replacement Includes
Every roof is different, but a complete replacement generally moves through these stages:
- Assessment. We examine the roof surface, flashing, penetrations, edges, ventilation, and the attic when it is accessible.
- Written estimate. The estimate describes the scope: what will be removed, what will be installed, how decking repairs are handled, and which flashing will be replaced.
- Material selection. You choose the roofing type, style, and color, and we explain how each option suits your roof.
- Permits. Requirements depend on the building and the scope of work. We confirm with you who handles any required permit before work begins.
- Property protection. Landscaping, walkways, and the sides of the house are protected before tear-off begins.
- Removal. Existing roofing is removed down to the deck where the scope calls for it.
- Deck inspection and repair. Once the deck is exposed, we check it. Damaged sections are replaced after we discuss them with you.
- Underlayment and leak barriers. Underlayment covers the deck, with ice and water protection in vulnerable areas where required.
- Flashing. Chimneys, walls, valleys, and penetrations receive flashing suited to the new roof.
- New roofing. Starter courses, field shingles or membrane, and ridge caps are installed according to the product’s requirements.
- Ventilation. Intake and exhaust ventilation are reviewed and addressed as part of the scope.
- Cleanup. Debris is removed and a magnetic sweep is run for loose nails.
- Final walkthrough. We review the finished roof with you.
Roofing Materials We Install
Architectural asphalt shingles
Dimensional, layered shingles that are the standard choice for many pitched residential roofs in New Jersey. They come in a wide range of colors and profiles.
Three-tab asphalt shingles
A flatter, single-layer shingle. Where a homeowner’s priorities or a matching situation call for it, three-tab shingles remain an option.
Slate and cedar
Natural slate and cedar roofs suit certain homes, especially older houses where the original roof was one of these materials. They require different installation details than asphalt, and we discuss whether the roof structure and your goals fit these materials.
Low-slope roofing: EPDM, TPO, and modified bitumen
Porch roofs, rear additions, and other low-slope sections cannot take shingles. We replace these areas with EPDM, TPO, or modified bitumen systems, and we pay close attention to the transition where a low-slope section meets the main roof.
Decking, Flashing, and Ventilation
The parts of a roof you never see often decide how long it lasts. Decking that is soft or rotted cannot hold fasteners properly, so damaged sections should be replaced before new roofing goes down. Because the deck is hidden until tear-off, the full extent of decking repairs cannot be known in advance; your estimate explains how any additional decking work will be discussed and approved.
New flashing at chimneys, side walls, valleys, and penetrations is usually part of a full replacement, because old flashing is often the weakest point of an aging roof. Ventilation matters too: attics need a balance of intake and exhaust airflow, and the right approach depends on the house. We do not assume every roof needs the same system.
What Affects the Cost of a New Roof
We do not publish prices, because roof replacement cost depends on the specific property. The main factors are:
- Roof size and the number of separate slopes
- Pitch, which affects safety measures and labor
- The number of existing layers to remove and dispose of
- The roofing material you choose
- Access to the roof and the work area
- Chimneys, skylights, dormers, and valleys that need flashing
- Decking repairs found after tear-off
- Permit requirements, where applicable
- Labor and disposal
A property-specific written estimate is the only reliable way to know the price. Ask about financing options during your estimate.
Warranties
Roofing manufacturers offer product warranties whose terms vary by product and often depend on installation requirements. Ask us to explain the manufacturer coverage for the products you are considering, and ask about the details of our workmanship coverage, which we provide in writing.
New Jersey Weather and Your New Roof
New Jersey roofs deal with wind from summer storms and nor’easters, heavy rain, snow loads, ice at the eaves, freeze-thaw cycles, and summer heat that ages roofing from above. Near the shore, salt air and stronger wind add to that list. A replacement is the chance to address these conditions with proper fastening, leak barriers in vulnerable areas, sound flashing, and ventilation that helps control attic heat and moisture.
Preparing for Your Roof Replacement
- Move vehicles out of the driveway and away from the house
- Take down wall hangings that could shake loose during tear-off
- Cover items stored in the attic, which can collect dust
- Plan for noise during working hours
- Keep children and pets away from work areas
- Tell us about access needs, gates, or areas to avoid
- Ask about scheduling and what to expect each day

Roof Replacement FAQs
How do I know whether my roof needs replacement?
Look for widespread wear, leaks in several places, extensive storm damage, or soft decking. If problems are limited to one area, a repair may be enough. A free estimate clarifies which applies.
How much does a roof replacement cost?
It depends on size, pitch, layers, materials, access, flashing, decking repairs, permits, labor, and disposal. We provide a written, property-specific estimate.
How long does a roof replacement take?
It depends on the size and complexity of the roof, the material, and the weather. We discuss the expected schedule with you during the estimate.
Will damaged decking be replaced?
Damaged decking is identified once the old roofing is removed. We explain what we found and replace damaged sections after discussing it with you.
Is a permit required?
Requirements depend on the building and the scope of work. Your municipal construction office can confirm requirements for your property, and we confirm who handles any permit before work starts.
What happens to the old roofing?
The removed roofing and debris are hauled away as part of the job, and we run a magnetic sweep for loose nails.
Do you install low-slope roofs?
Yes. We replace low-slope sections with EPDM, TPO, or modified bitumen systems.
Do you offer financing?
Financing options are available. Ask about them during your estimate.
