Keyport has about 3,400 homes on less than a square and a half mile, at more than 5,000 residents per square mile, making it one of the denser Bayshore towns. It thrived on oysters until the early 1900s and built Navy seaplanes from 1914 to 1930, and many of its houses are old: steep roofs, dormers, porches, board decking, and brick chimneys, some with several roofs installed over the years, as our Keyport roofing page describes. Homes near the waterfront also take the brunt of nor’easters and coastal storms. Put those together and the most important idea for a Keyport homeowner is this: rain that blows sideways behaves very differently from rain that falls straight down.

Why Sideways Rain Finds Leaks Ordinary Rain Misses
A shingle roof works by overlap. Each course laps over the one below, and gravity carries water down and off. In a normal shower, that is enough. In a coastal storm, wind drives rain horizontally and even upward along the roof surface. The roofing page puts it plainly: coastal storms can drive rain sideways under shingles and flashing that would shed ordinary rain.
That changes where leaks happen:
- Under shingle edges. If the adhesive strip holding a shingle down has failed, wind can lift the edge and blow water underneath. On older roofs, seals are often weaker.
- Behind flashing on the windward side. Step flashing at dormer walls and chimney sides that faces the storm takes rain pushed directly at it. Any gap, short overlap, or caulk-only joint becomes an entry point.
- At ridge caps. Wind races over the peak. Loose or cracked caps let rain in at the ridge.
- Through vents. Some roof and ridge vents can admit rain when wind drives it at the right angle.
- Through walls, not the roof. The roofing page also notes that wind-driven rain tests siding as much as roofing. Water entering at a window or siding joint high on a wall can look exactly like a roof leak from inside.
The telltale sign is timing: a stain that appears only during storms from one direction, and stays dry in ordinary rain, almost always points to a weakness on the side of the house facing that wind.
Dormers: Keyport’s Common Weak Point
Older Keyport houses often have dormers, and in wind-driven rain they are especially vulnerable. A dormer has two side walls rising from the roof, a front face, and small valleys where its roof meets the main slope. Step flashing should be woven into each shingle course along the side walls and tucked behind the siding; an apron should lap over the shingles at the front.
The roofing page answers a common question directly: a leaky dormer on an older house often calls for a flashing repair, not a new roof. When we repair a dormer, we lift the shingles and siding along the joint, replace or reset the flashing, and seal the siding back over it. If the dormer’s own siding or window trim is letting water in, we can address that as well.
Older Homes With Several Roofs
Some older houses have had several roofs installed over the years. Each reroof may have left a layer behind, reused old flashing, or covered problems instead of correcting them. On these houses:
- Water can travel between layers before showing indoors.
- Flashing may be decades old, coated in sealant many times.
- Board decking under the layers may have gaps or soft spots.
- A repair must tie into existing layers carefully, and widespread trouble often points to a full tear-off.
Brick Chimneys in Bay Weather
Older brick chimneys exposed to bay weather need sound crowns, tight mortar, and good flashing. A cracked crown lets water into the masonry; eroded mortar lets it behind the counterflashing; and wind-driven rain hammers whichever side faces the storm. Repairs may involve flashing, repointing, or crown work. See our Keyport chimney repair page.
Salt Air and Metal
Close to the bay, the roofing page notes, corrosion-resistant fasteners and flashing last longer. Salt air can corrode nails, drip edge, and flashing, sometimes where it cannot be seen under shingles or siding. When we repair flashing near the waterfront, we check the surrounding metal and use materials suited to coastal exposure.
After a Nor’easter
The roofing page lays out a sensible post-storm routine:
- Check the attic, if you can do so safely, and top-floor ceilings for new stains.
- Look for shingles in the yard or street.
- From the ground, examine the roof for missing pieces and lifted ridge caps.
- Photograph any damage and keep the photos with the date.
- If you plan an insurance claim, ask your insurer how they want damage documented.
If shingles are missing or the deck is exposed, a prompt temporary repair can prevent interior damage. We can install temporary tarping until a permanent repair can be made in dry weather. Your insurer decides coverage; we provide photos and a written estimate.
What a Temporary Tarp Can and Cannot Do
A tarp after a storm is a holding measure. Properly secured over the damaged area and anchored so wind cannot get under it, it keeps rain off exposed underlayment or decking and limits further water damage inside. It buys time for the roof to dry, for an insurance adjuster to look if you have filed a claim, and for materials to be arranged.
A tarp is not a repair. It can loosen in the next strong wind, it does not seal flashing joints, and it should come off once the permanent work can be done. If a tarp has been on your roof for a while, or was put up in a hurry by someone else, it is worth having it checked, since a flapping tarp can damage the shingles around it.
A Windward-Side Checklist
Because Keyport storms so often push rain from one direction, it helps to know which side of your house faces the weather and to look at it more closely after a blow. From the ground on that side, check:
- Shingle edges along the eaves and rakes for lifting or creasing
- The ridge line for missing or out-of-place caps
- The flashing where any dormer cheek or chimney faces the wind
- Siding and window trim on the upper walls, for gaps where rain could enter
- Gutters on that side, which can be overwhelmed by sideways rain
Take photos, and mention which side faces the storms when you call. It narrows the search.
Diagnosing the Leak
Because so many Keyport leaks are wind-driven, we pay particular attention to when the leak appears and which way the wind was blowing. On the roof, we inspect the windward details first, then work through the rest. In the attic, stains on the underside of the boards help pinpoint the source. We also consider siding and window joints, attic condensation, bath fans venting into the attic, and plumbing, since all can mimic a roof leak.
Shingle and Ridge Repairs
Missing and wind-lifted shingles are replaced and sealed, and loose or cracked ridge caps are reset or replaced. We check the shingles surrounding any gap for broken seals. On older roofs, brittle neighbors may crack when lifted, and new shingles will look brighter than weathered ones at first.
Porches, Valleys, and Low-Slope Areas
Porch roofs on older homes are often low in pitch and leak where they meet the house wall. Valleys carry heavy water flow in storms. Low-slope sections depend on sealed seams and edges, and wind-driven rain can push water under lifted seams. We diagnose each before recommending a fix.
Repair or Replace?
A dormer flashing failure or a few wind-torn shingles is usually a repair. An older roof with several layers, brittle shingles, corroded metal, and leaks in multiple places may be ready for replacement. We weigh condition, layers, decking, repair history, and your plans. Our Keyport roofing contractor page covers full replacement.
The Free Inspection
We look at the shingles, ridge caps, edges, valleys, dormer and chimney flashing, vents, porch roofs, and gutters, along with signs of corrosion, and the attic when accessible. You receive our findings and a written estimate. It is a roofer’s evaluation, not an engineering or insurance inspection.
Working on Dense Streets
On close-set lots, ladder placement, debris control, and keeping sidewalks clear need planning, even for repairs. We work that out during the estimate.
Seasonal Notes
- Fall and winter: nor’easter season; check ceilings after storms and look for lifted shingles and caps.
- Spring: inspect for winter storm damage; clear gutters. Our Keyport gutter cleaning service can help.
- Summer: heat ages sealants and pipe boots; thunderstorms bring gusts.
Warning Signs
- Stains that appear only during storms from one direction
- Leaks around dormers
- Missing shingles or ridge caps
- Rust on flashing or drip edge
- Cracked chimney crowns
- Repeat leaks after patches
