Roof Repair Services in Roseland, NJ
A dormer adds light and headroom to an upstairs room, and it also adds a cluster of joints where the roof can leak. In Roseland, where flashing failures at chimneys, walls, and dormers are among the usual reasons a roof needs work, Monarch Roofing & Construction offers roof repair that pays close attention to those joints. We also replace aging and storm-damaged shingles, clear and repair debris-clogged valleys, replace vent boots, fix ice dam damage, and repair flat roofs on the borough’s office and commercial buildings. Inspections cost nothing, and estimates are written. Call or text (551) 241-0470.
Roseland is a borough of about 6,300 residents on roughly 3.6 square miles in western Essex County, bordered by Essex Fells, Livingston, West Caldwell, West Orange, and East Hanover. Known as Centerville until 1874, it was incorporated from part of Livingston in 1908. For decades the Becker Farm covered nearly half the borough, complete with a miniature railroad from 1938 to 1972; much of that land is now a large business complex. Around 2,600 homes sit alongside that business district, and many were built around the same time, so their roofs tend to age together.

Anatomy of a Dormer, and Where It Leaks
A typical gable or shed dormer has four places where water can find a way in.
The cheek walls
The triangular or rectangular side walls of a dormer rise out of the main roof. Where they meet the shingles, step flashing should be woven in, one piece per course, with each piece lapping the one below and tucked up behind the siding. If a piece is missing, too short, or was cut when the siding was replaced, water running down the main roof gets behind it. Stains typically appear on the ceiling or knee wall of the room below, beside the dormer.
The front face and apron
Below the dormer window, the main roof continues downhill. An apron flashing should lap over the shingles below the dormer face and tuck behind the siding above. When it fails, water shows up around or below the dormer window inside.
The dormer’s own roof
A dormer’s roof is a small roof of its own, with shingles, an edge, and sometimes a ridge. On shed dormers, the roof may be fairly low in slope, which makes shingles more vulnerable to wind-driven rain backing up.
The valleys
On a gable dormer, two small valleys form where the dormer roof meets the main slope. They are short but carry concentrated water and are often hard to shingle neatly. Worn or poorly lapped dormer valleys are a classic leak source.
Repairing dormer leaks
We confirm which joint is failing, often by tracing stains in the attic or knee-wall space, and then rebuild that detail properly: replacing step flashing course by course, resetting apron flashing, re-lapping valleys, or re-shingling a shed dormer roof with added protection beneath. Sealant smeared along a dormer joint is not a lasting fix. We check the wood behind the joint before pricing, because rot can change the work.
Dormer Window or Dormer Flashing?
Water near a dormer window could be coming from the roof or from the window itself. Some clues help sort it out. If water appears at the top corners of the window or along the head trim, the apron or the flashing above the window may be at fault, or the window’s own head flashing. If water appears at the bottom of the window or on the sill, a failed window seal or sill is a likely candidate. If the stain is on the ceiling or knee wall beside the dormer rather than at the window, the cheek wall step flashing is the prime suspect. We look at both the roof and the window before recommending anything, so you are not paying for flashing work when the window needs attention, or the reverse.
Ice at the Dormers
Dormers create cold pockets and odd snow patterns. Snow can drift into the valleys beside a dormer and against its cheek walls, and meltwater running down from above can refreeze where the dormer interrupts the slope. Ice that builds against a cheek wall can push water behind the step flashing even when the flashing is in decent shape. After a snowy winter, a stain beside a dormer that only appears during thaws often points to this. Repairs address the flashing, and better attic insulation and ventilation help reduce the melting that starts the cycle.
A Spring and Fall Routine for Roseland Homes
A quick look twice a year catches most problems early.
Spring
- From the yard, scan for shingles lifted, creased, or lost over the winter
- Check the edges and gutters for ice damage, such as bent gutters or sagging sections
- Look at upper-floor ceilings and around dormer windows for new stains
- Clear any debris that collected in gutters and valleys over the winter
Fall
- Clean gutters and downspouts after the leaves drop
- Check valleys and the uphill side of chimneys for packed leaves
- Look for lifted or missing shingles after late-season storms
- Make sure downspouts carry water away from the foundation
- Consider attic insulation, ventilation, and leak barrier at the eaves as ways to keep ice dams in check
Our Roseland gutter cleaning service can handle the gutter portion of both visits.
When Homes Age on the Same Schedule
Where homes went up around the same time, roofs often reach the end of their service life together. If neighbors are replacing roofs, that is a sensible prompt to have yours inspected. A roof with an isolated problem can usually be repaired; one with curling, cracking, and bare patches on every slope may be ready for replacement. We tell you which applies.
Chimneys
Chimney flashing fails in much the same way as dormer flashing, with the added issue of mortar. As freeze-thaw cycles erode mortar joints, the counterflashing set into them loosens. Resetting or replacing the step flashing and counterflashing, and adding a cricket behind a wide chimney if one is missing, is the durable fix. For brick and crown work, see our Roseland chimney repair page.
Valleys Clogged With Debris
Main-roof valleys collect leaves and twigs, which hold moisture against the shingles and slow drainage. Over time that wears the valley out ahead of the rest of the roof. Repairs range from replacing worn valley shingles to relining the valley.
Attic Ventilation
Attics without enough ventilation trap heat in summer, which ages shingles, and moisture in winter, which condenses on the roof deck. Warm attics also melt roof snow that refreezes at the eaves. We note ventilation during every inspection so you can decide what to address.
Tracing the Leak
Water often travels before it drips. Around a dormer, it can run down inside the cheek wall or along a rafter and show up several feet away. We start at the stain, use the attic or knee-wall space as evidence where accessible, and examine every joint above. Condensation, plumbing, and windows are considered as possible causes too; a dormer window itself can leak and mimic flashing failure.
Knee Walls and Hidden Spaces
Rooms with dormers often have short knee walls with small storage spaces behind them. Those spaces sit right under the roof slope, next to the dormer cheeks, and they are where evidence of a dormer leak usually shows first: damp insulation, stained sheathing, or a musty smell. If you have access panels into those spaces, a look with a flashlight after a heavy rain can tell you a lot.
Office and Commercial Roofs
Roseland’s business district includes large flat roofs that depend on watertight membrane seams, flashing at rooftop units, curbs, and parapets, and clear drains. Ponding, blisters, and split seams are signs to act on before water reaches ceilings and equipment below. We repair these issues and coordinate scheduling with building management.
Repair or Replace?
When one dormer or chimney seam is the only problem on a roof that is otherwise holding up, we fix that seam. When the whole surface is wearing out, leaks keep multiplying, the deck has softened, or old layers have built up, it is time to weigh replacement, with your plans for the house in the mix. Our Roseland roofing contractor page covers replacement for homes and commercial buildings.
The Free Inspection
Dormers, chimneys, and wall joints get the most attention, one by one. After that the roofer works over the rest of the roof, from shingles, peak, and edges to valleys, pipe collars, skylights, and gutters, and climbs into the attic and any knee-wall spaces that can be reached. You hear what we concluded and why, see photos when they help, and get a written estimate. Bear in mind that it is a roofer’s view, not an engineer’s report or an insurance inspection.
Warning Signs
- Stains beside or below dormers
- Water around dormer windows
- Tar along dormer or chimney joints
- Valleys packed with leaves
- Lifted or missing shingles after storms
- Ice dams in winter
- Ponding or blisters on flat commercial roofs

Roseland Roof Repair FAQs
Who repairs roofs in Roseland, NJ?
Monarch Roofing & Construction provides roof repair in Roseland, including dormer and chimney flashing, shingles, valleys, vent boots, ice dams, and flat commercial roofs. Call or text (551) 241-0470.
Why does my dormer leak?
Dormers have cheek wall flashing, an apron, their own roof, and small valleys. A failure at any of these can let water in.
Can I just caulk the dormer joint?
Caulk rarely lasts. Rebuilding the step flashing or apron is the dependable repair.
My neighbors are replacing roofs. Do I need to?
Not necessarily. An inspection will show whether your roof has an isolated problem or widespread wear.
Is the inspection free?
Yes. You are not charged for the visit or the written estimate.
Do you repair office roofs?
Yes. We repair membrane seams, flashing at units and parapets, and drains, and coordinate with building management.
Do you tarp roofs after storms?
Yes. We can tarp a storm-opened roof until it is permanently repaired.
What should I do after a windstorm?
Look from the ground for lifted or missing shingles and anything lying on the roof, and take pictures. If the roof is open, we can tarp it until it is repaired. Your insurer decides on coverage; we can provide photos and a written estimate.
Can you fix a leaking skylight or vent boot?
Yes. Skylights may leak at curb flashing or seals, or simply fog with condensation; split rubber vent boots are replaced as a routine repair. We confirm the cause first.
Will new shingles match?
Not perfectly at first. Weathered shingles fade and some colors are discontinued, so we show you the nearest available option.
