From Summer Colony to Year-Round Borough
Beachwood has an unusual origin. In 1914, the publishers of the New-York Tribune bought 1,763 acres of Berkeley Township and laid out a summer colony of small 20-by-100-foot lots, each sold with a six-month subscription to the newspaper. The first cottages went up in 1915, and the borough was incorporated in 1917.
Over the following century, the summer colony became a year-round town. Some houses grew out of early cottages, and homes on the borough’s streets have been built, expanded, and updated in many different decades. For siding, that history often shows up as walls of different ages on the same house: an original section, a later addition, perhaps a newer dormer or porch enclosure. Each part may have been sided at a different time, sometimes with different materials.
Siding on Houses That Have Grown
When a house has been added onto, the joints between old and new sections deserve extra attention. Where an addition’s roof meets an older wall, a kick-out flashing should send runoff into the gutter instead of behind the siding. Where new siding meets old, the trim and flashing at the transition need to be lapped so water drains outward. When these details were skipped, water can get behind the siding at exactly the point where two parts of the house meet.
During a repair, we look at these transitions as well as the obvious damage. If an addition’s siding was installed over the original cladding, or if different materials meet without proper trim, we explain what we find and what it would take to correct it.

Matching Siding Across Different Sections
Matching is one of the most common concerns with repairs. With vinyl, color fades with sun exposure and manufacturers discontinue colors and profiles, so a new panel may not match a weathered wall exactly. On a house where sections were sided at different times, even the existing walls may not match each other.
We handle this honestly. Before work starts, we show you the closest available match and talk through options: moving original panels from a less visible wall to a more visible one, re-siding a single section so it matches itself, or, when it makes sense, re-siding the whole house in one product and color.
Vinyl Siding Repair
Vinyl panels lock onto the course below and hang loosely from slotted nail holes so they can expand and contract. A damaged panel can usually be unlocked and replaced without disturbing the rest of the wall. Waves and bulges usually point to fasteners driven too tight or panels pinched in trim, and the fix is to loosen and re-hang the affected courses.
Fiber Cement, Wood and Cedar, and Aluminum
Fiber cement boards resist rot but can crack from impact or at poorly fastened joints. We replace damaged boards, seal joints as the product requires, and repaint.
Wood and cedar siding can split, cup, or rot where water sits. We replace damaged pieces and correct the cause, whether it is a gutter, a missing flashing, or siding too close to the ground.
Aluminum dents easily and its finish can chalk. We replace damaged sections and tell you plainly when an older profile cannot be matched.
What Damaged Siding Looks Like
General homeowner information; we confirm causes on site before recommending repairs.
- Loose: panels that rattle, lift at the bottom, or sit out of line
- Cracked: splits and holes from impact, often near the ground
- Warped: waves or bulges, or melted spots near grills
- Missing: pieces blown off, leaving wrap or sheathing exposed
- Trim trouble: loose corners, cracked J-channel, gaps at windows and transitions
Storm and Wind Damage
Nor’easters and summer thunderstorms bring wind that can strip loose siding off corners and gable ends, and branches and debris crack panels and dent trim. After a storm, check your walls from the ground. Photograph damage before anything is moved and keep pieces that blew off. Do not climb ladders or go onto the roof.
If you file an insurance claim, the insurer decides what is covered. We can document the damage, explain the repairs needed to protect the wall, and provide a written estimate.
Moisture Intrusion
Siding is not watertight. The weather-resistive barrier and flashing behind it send water back out. Besides the transitions described above, we check:
- Window and door flashing
- Gutters that overflow onto the wall
- The bottom course, which should stay above soil and mulch
- Openings for vents, lights, faucets, and utilities
- Cracked or missing siding that lets rain in directly
Watch for stains, peeling paint on trim, soft spots, and swelling around windows. Because we also repair roofs and gutters, we can fix the source. See our Beachwood gutter cleaning page for more.
Soffit, Fascia, and Trim
Fascia boards close the roof edge and support gutters; soffit panels close the overhang and help ventilate the attic. When fascia rots, gutters sag. When soffit fails, birds and insects get into the attic. We repair and replace soffit, fascia, and trim and check whether a roof or gutter problem caused the damage. Our Beachwood roofing page covers roof work.
Repair or Replace?
Repair is usually right when damage is limited and the rest of the siding is sound. Replacement deserves a look when:
- Damage covers several walls or sections
- The siding is brittle or keeps coming loose
- Moisture has damaged large areas of sheathing
- Mismatched sections bother you and a match is not available
- You are planning an addition or other exterior work
We do not decide from a photo. At a free siding estimate, we look at the siding and the wall behind damaged areas and explain the options.
Siding Installation and Full Replacement
On a full replacement, we remove the old siding, inspect and repair the sheathing, install a weather-resistive barrier, flash windows, doors, and roof-to-wall joints, and fasten the new siding with room for expansion and contraction. Re-siding a house that has grown in stages is a chance to tie every section together with one consistent barrier, flashing, and finish. We install vinyl, fiber cement, wood and cedar, and aluminum, and review product, profile, and color options during the estimate.
Permit requirements depend on scope. Check with the Beachwood construction office, and we can discuss it during your estimate.
Enclosed Porches, Dormers, and Small Details
Houses that have changed over time often have small areas that are easy to overlook: an enclosed porch with its own low roof, a dormer with short side walls, a bump-out for a bay window, or a small shed roof over a back door. Each of these creates short runs of siding, extra corners, and more roof-to-wall joints, and each joint is a place where flashing has to be done correctly. Short walls on dormers are also hard to see from the ground, so damage there can go unnoticed. When we look at a house, we check these smaller areas too, from safe vantage points, and let you know if anything needs attention.
Seasonal Siding Care
- Spring: look for winter damage, especially at corners and transitions.
- Summer: keep grills away from vinyl and watch for waves on sunny walls.
- Fall: clean gutters and confirm downspouts drain away from the house.
- Winter: keep snow piles away from the siding.
Check from the ground only. Call a professional for high walls.
Signs It Is Time to Call
- Siding missing, cracked, or hanging loose
- Panels flapping in the wind
- Wavy or bulging walls
- Stains where an addition meets the original house
- Soft trim or fascia, or gutters pulling away
