Older Homes, Careful Repairs
Much of Island Heights is covered by the Island Heights Historic District, a 280-acre district listed on the National Register of Historic Places in 1980 with 244 contributing buildings. The borough’s architecture includes Queen Anne houses and the elaborately scrollsawn Grenley House, known locally as the Gingerbread House.
Homes like these often have siding and trim that cannot simply be swapped for an off-the-shelf part. Clapboard exposures, shingle patterns, corner boards, window casings, and decorative trim all contribute to how the house reads from the street. When we repair siding on an older home, we work to match the existing profile and keep as much sound original material as possible, replacing only pieces that have split, rotted, or gone missing. We also look closely at why a piece failed, because on older houses the cause is frequently water: a gutter that overflows, a roof edge that drains onto a wall, or a sill that holds water against the wood below.

Wind on the Bluff
Houses on a bluff above open water catch wind that sheltered inland lots do not. During nor’easters and summer thunderstorms, wind coming across the Toms River can work at loose siding and trim on exposed walls. Once a panel or board is loose, every gust makes it worse. Catching and fixing loose pieces early keeps a small repair from becoming a large one.
After a storm, look at your walls from the ground. Note missing, cracked, or hanging pieces and take photos before cleanup. Keep pieces that blew off; on older homes especially, they help us match the profile. Do not climb ladders or go onto the roof. If you file an insurance claim, the insurer decides what is covered. We can document what we find, explain the repairs needed to protect the wall, and provide a written estimate.
Wood and Cedar Siding
Wood is repairable for a very long time when water is managed. Individual clapboards can be cut out and replaced, and cedar shingles can be slipped in one at a time. New wood needs to be primed and painted or stained to blend with the old, and freshly milled wood will look different from aged wood at first. We explain how the repair will look and how it can be finished.
Rot tends to appear in predictable places: the bottom course near the ground, below windowsills, behind downspouts, and where a lower roof meets a wall. When we find rot there, we fix the cause along with the wood.
Paint, Caulk, and the Life of Wood Siding
On painted wood siding, the paint film is part of the weather protection. When it cracks and peels, bare wood absorbs water, swells, and eventually splits or rots. Caulk at trim joints, around windows, and where siding meets corner boards keeps water out of the end grain, which is where wood takes on moisture fastest. Neither paint nor caulk can fix a water problem coming from behind the siding, though. If paint fails over and over in the same spot, it is usually a sign that moisture is reaching the wood from the inside or from above.
After we replace damaged boards, the new wood needs to be primed on all sides, including cut ends, and painted to match. We explain what finish work is included in your estimate so nothing is left exposed.
Vinyl Siding Repair
Some homes in Island Heights have vinyl siding, often on newer construction or additions. Vinyl panels lock into the course below and hang loosely from slotted nail holes so they can expand and contract. A damaged panel can usually be unlocked and replaced on its own. Rippled walls usually come from fasteners driven too tight and are fixed by re-hanging those courses.
Vinyl fades over time, and some colors and profiles are discontinued, so a replacement panel may not match a weathered wall exactly. We show you the closest available match and options, such as moving original panels to the most visible side, before work begins.
Fiber Cement and Aluminum
Fiber cement boards resist rot but can crack from impact or at poorly fastened joints. We replace damaged boards, seal joints as required, and paint to blend. Aluminum siding dents and its finish chalks with age. We replace damaged sections and tell you plainly if an older profile is hard to match.
Signs of Trouble
This is general homeowner information. We confirm the cause on site.
- Loose clapboards, shingles, or panels that move in the wind
- Cracks and splits, especially in wood near the ground or under windows
- Cupped or warped boards, or vinyl that waves across a wall
- Missing pieces after storms
- Peeling paint that returns in the same spots, often a sign of moisture behind it
- Soft or dark wood on trim, sills, or the bottom course
Keeping the Wall Dry
Siding sheds most rain; the layers behind it handle the rest. On a well-built wall, a weather-resistive barrier and flashing send water that gets behind the siding back out. Older homes may have little or no barrier, which makes the siding, paint, and flashing even more important. We check:
- Kick-out flashing at roof-to-wall intersections
- Drip caps and flashing above windows and doors
- Gutters and downspouts that overflow or discharge against the wall
- The gap between the bottom course and the ground
- Penetrations for vents, lights, and pipes
Because we also repair roofs and gutters, we can address water at its source. Our Island Heights gutter cleaning page explains how gutters protect walls.
Soffit, Fascia, and Decorative Trim
Fascia supports gutters and closes the roof edge; soffit closes the underside of the eaves and vents the attic. On older homes, these areas often include decorative details. We repair and replace soffit, fascia, and trim, matching profiles as closely as practical, and we check whether a roof or gutter problem caused the damage. See our Island Heights roofing page for roof repairs.
Repair First, Replace When Needed
On many Island Heights homes, repair is the right choice. Replacement is worth considering when damage or rot is spread across several walls, when sheathing behind the siding is damaged over large areas, or when an older vinyl or aluminum product cannot be matched. We do not recommend either without seeing the house. At a free siding estimate, we look at the siding and the wall behind damaged areas and explain the options.
Siding Replacement
When a full replacement makes sense, we remove the old siding, inspect and repair the sheathing, install a weather-resistive barrier, flash windows, doors, and roof-to-wall joints, and fasten new siding with room for movement. We install wood and cedar, fiber cement, vinyl, and aluminum, and review product, profile, and color options with you during the estimate.
Permit requirements depend on scope. Check with the Island Heights construction office, and we can discuss it during your estimate.
Seasonal Care
- Spring: look for loose or split boards after winter wind and check painted trim for peeling.
- Summer: keep shrubs trimmed back so walls can dry.
- Fall: clean gutters and make sure downspouts carry water away from the house.
- Winter: keep snow piles away from the bottom course.
Inspect from the ground. For high walls and gables, call a professional.
When to Call
- Clapboards or shingles are loose, split, or missing
- Paint keeps peeling in the same spots
- Trim or sills feel soft
- Vinyl is cracked or wavy
- Gutters are pulling away from the fascia
