Chimney Repair in Montgomery Township, NJ | Monarch Roofing & Construction
Montgomery Township was once a township of large farms. Since World War II, housing developments have grown across its 32 square miles in communities such as Belle Mead, Skillman, Harlingen, and Blawenburg, though roadside farm stands and riding stables remain and part of the Sourland Mountain lies within its borders. Chimneys here range from masonry stacks on older farmhouses with board decking to chimneys rising through the complex roofs of larger newer homes, and homes beside former farmland take more wind than those tucked into neighborhoods.
Monarch Roofing & Construction repairs chimneys throughout Montgomery Township. We trace leaks, replace flashing, build crickets, repoint mortar, replace damaged brick, rebuild crowns, install caps, and rebuild chimneys above the roofline when the masonry is beyond repair. Every project starts with a free chimney repair estimate.

Chimney Repair Across Montgomery
Older farmhouses
Older farmhouses often have masonry chimneys that have weathered a very long time, roofs replaced several times around them, and board decking underneath. Mortar has eroded, crowns have cracked, and flashing has been patched. We repoint with mortar compatible with older brick, match replacement brick as closely as practical, and replace flashing properly, checking the decking for rot along the way. If an outbuilding has a masonry chimney, we can evaluate it too.
Larger homes with complex roofs
On larger homes with multiple gables, dormers, and chimneys, a chimney may sit near a valley or below a long run of roof that sends a lot of water its way. When water gets past the flashing on a roof like that, it can travel along framing and appear far from the chimney. We trace the water path before recommending repairs and evaluate each chimney on the house.
Subdivisions and open land
In subdivisions where homes went up together, chimneys tend to need attention around the same time. Homes beside open fields take more wind, which drives rain into joints and behind loose counter-flashing and can loosen caps.

When a Chimney Sits Below a Long Slope or Valley
A chimney interrupts water flowing down the roof. When it sits at the bottom of a long slope, or where a valley drains toward it, the volume of water hitting its uphill side can be large, especially in heavy storms. A small back pan can be overwhelmed, and water then rises above the flashing and gets under the shingles. The standard solution is a cricket: a small peaked structure built behind the chimney, framed and covered with roofing and metal, that splits the flow and sends it around both sides. On larger homes, adding or enlarging a cricket is often the key to stopping a stubborn chimney leak, along with new step and counter-flashing.
How Chimney Flashing Should Work
Step flashing runs up each side of the chimney, one piece per shingle course, overlapping like the shingles. Counter-flashing is set into a cut in the mortar joint and folded down over the step flashing so water cannot run behind it and wind cannot lift it. An apron covers the downhill face. When flashing has corroded, loosened from eroded joints, or been patched with roofing cement, we remove it, check the decking, and install new metal in the correct order.
Repointing and Brick Replacement
Repointing removes deteriorated mortar to a sound depth and refills the joints in layers with fresh mortar compatible with your brick, tooled to match the existing profile. On older farmhouse chimneys, compatibility is especially important, since mortar harder than the brick can crack the brick faces.
Cracked and spalling bricks, where the faces have flaked or broken away, are cut out and replaced with brick matched as closely as practical. When spalling is widespread, we find and correct the moisture source above it.
Crowns and Caps
A durable crown is solid, slopes away from the flue, and overhangs the brick with a drip edge so water falls clear of the chimney faces. Thin mortar crowns crack quickly. We repair minor cracks and replace failing crowns. A cap keeps rain, snow, birds, and debris out of the flue; on open land, caps should be fastened securely.
Rebuilding Above the Roofline
When brick above the roof is loose across many courses, the chimney leans, or patching has left little sound masonry, rebuilding may be the durable choice. A partial rebuild replaces the top courses; a full rebuild replaces the chimney above the roofline. Each finishes with a new crown, cap, and flashing. We recommend rebuilding only after evaluating the chimney and explaining why repair will not hold.
Coordinating With a Roof Replacement
If your roof is nearing replacement, plan chimney work alongside it. Masonry repairs should come first, and new flashing and any cricket should go in during the tear-off, when the decking around the chimney is exposed. If the roof still has years left, flashing can be replaced on its own.
Breathable Waterproofing
After repairs, a breathable water repellent can help brick resist rain while letting moisture vapor escape. It never substitutes for repairing flashing, crowns, or mortar.
Signs Your Chimney Needs Repair
- Stains near a chimney, or in rooms below valleys
- Leaks during heavy or windy rain
- Water or debris collecting behind the chimney
- Eroded or crumbling mortar
- Cracked, loose, or flaking brick
- A cracked crown or missing cap
- Rusted, lifted, or tarred flashing
- A visible lean
Repair Versus Rebuilding
When the masonry is mostly sound, targeted repair is the right choice. When deterioration runs deep or the chimney has shifted, rebuilding lasts longer. We explain our findings and recommendation.
What Affects Chimney Repair Costs in Montgomery Township?
- Number and height of chimneys
- Roof complexity and whether a cricket is needed
- Extent of repointing and brick replacement
- Brick matching on older farmhouses
- Crown repair or replacement
- Exposure on open land
- Partial or full rebuilding
Permits for Chimney Work in Montgomery Township
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Montgomery Township construction office before work begins, and we can discuss it during your estimate.
