Chimney Repair in West Amwell, NJ | Monarch Roofing & Construction
West Amwell runs along the Delaware River in southwestern Hunterdon County, across from New Hope and Solebury Township in Pennsylvania. Its 22 square miles reach from the Amwell Valley in the north to the Sourlands in the south, with about 1,150 homes in places such as Alexauken, Mount Airy, Linvale, Rocktown, Oakdale and Bowne. Old farmhouses around the Pleasant Valley area and elsewhere in the township can have steep roofs, original framing and chimneys built of stone as well as brick.
Monarch Roofing & Construction repairs chimneys above the roofline and the flashing that ties them into the roof. We repoint stone and brick, replace damaged brick, rebuild crowns, install caps and rebuild chimney tops when repairs will not hold. As roofers, we also repair the shingles and decking around the chimney. Each project starts with a free chimney repair estimate and a straight explanation of what we see.

Stone and Brick Chimneys in West Amwell
Stone and brick chimneys age differently, and they should not be repaired the same way.
On a stone chimney, the mortar does much of the work of keeping water out, because irregular stones leave wide and uneven joints. When that mortar wears, water reaches deep into the chimney. Repointing stone takes mortar suited to the stone and careful work to fill joints of varying width without smearing the faces. A mortar that is too hard for the stone can trap moisture and crack the masonry around it.
On a brick chimney, problems usually show up as recessed joints, flaking brick faces and a cracked crown. Brick can be replaced unit by unit; stone is usually reset or repointed instead.
Whichever kind you have, we start by working out what the chimney is built of and how it was put together, then choose materials to match.

Chimney Leaks and Roof Flashing
Leaks at a chimney come from the flashing, the masonry, the crown or an uncapped flue. Older houses add another possibility: where an addition was built at a different time, the roof lines may meet near the chimney and create a tricky transition. We look at all of it before recommending a fix.
Flashing on a stone chimney is harder to get right than on brick, because the counter flashing has to follow uneven joints. On brick, it is cut into a straight mortar line. Either way, step flashing runs up the sides with the shingles, counter flashing laps over it, an apron seals the low side and a cricket or back pan handles the high side. We replace failed flashing rather than covering it with tar or caulk, which crack and hold water against the masonry.
Brick and Mortar Repairs
Open joints let water into the masonry. When it freezes, it expands and pushes the faces off bricks, a problem called spalling. Repointing closes the joints before that damage spreads. We cut out the worn mortar to an even depth and pack in new mortar compatible with the brick. Older, softer brick gets a softer mortar so the joints wear before the brick does. Bricks that are cracked through or badly spalled are replaced with the best available match.
Chimney Rebuilding
When the top of a chimney leans, has loose stones or bricks throughout, or has cracks running through many courses, repairs may not last. After evaluating the masonry, we may recommend a rebuild.
A partial rebuild takes down and relays the damaged top section. A full rebuild above the roofline takes the stack down to the roof deck or below. On an older farmhouse, we discuss how to keep the finished chimney in keeping with the house, including reusing sound stone where practical or matching brick as closely as we can. Each rebuild ends with a new crown and new flashing.
Crowns and Caps
The crown seals the top of the chimney and sheds water. On many older chimneys it is thin, flat or cracked, and water drains into the masonry below. We repair small cracks when a repair will hold and replace crowns that are broken, crumbling or poorly shaped.
A cap covers the flue opening and keeps rain, debris and animals out. In wooded hollows near the Sourlands, it keeps leaves out. On open ground, it needs to be fastened well enough to stay put in wind.
Waterproofing and Moisture Protection
A breathable water repellent can reduce the amount of rain soaked up by brick or stone after repairs are finished. It still lets moisture inside the masonry dry out, which is important for older chimneys. A repellent cannot fix open joints, a cracked crown or failed flashing, so we only use it after those repairs. We do not use coatings that trap moisture behind a film.
Checking Your Chimney After a Storm
After a strong storm, a look from the ground can catch chimney damage before it turns into a leak. Look for:
- A cap that is bent, shifted or missing
- Flashing that is lifted or bent away from the chimney
- Bricks or stones missing from the top of the chimney
- Debris on the roof that came from the crown
- New stains inside near the chimney
If you see any of these, stay off the roof and call us for a free chimney repair estimate.
Signs Your Chimney May Need Repair
- Recessed, crumbling or missing mortar
- Flaking or broken brick, or loose stones
- Water stains near the chimney inside the house
- Rusted, lifted or tar-covered flashing
- A cracked crown
- A missing or damaged cap
- Moss or white staining on the masonry
- A chimney that leans
Repair Versus Rebuilding
Repair is usually the first choice. Repointing, a new crown, new flashing and a cap address the most common problems. A rebuild makes sense when the masonry has failed over a large part of the chimney or the stack is out of plumb. We show you photos and explain which approach fits your chimney and your house.
What Affects Chimney Repair Costs in West Amwell?
We do not quote set prices. Costs depend on:
- Whether the chimney is stone or brick
- How tall the chimney is and how much masonry needs work
- Roof pitch, which can be steep on older farmhouses
- The condition of the flashing and whether a cricket is needed
- Whether old roof lines or additions meet near the chimney
- How well replacement brick or stone can be matched
- Crown repair or replacement
- Roofing repairs around the chimney
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the West Amwell construction office before work begins, and we can discuss it during your estimate.

It can. Where roofs built at different times meet near a chimney, water can find its way in at the transition. We check those areas during the estimate.
What should I do if a storm damages my chimney?
Stay off the roof, note what you can see from the ground and call us. We can look at the chimney and the roof around it and explain the repairs needed.
