Chimney Repair in Delaware Township, NJ | Monarch Roofing & Construction
Delaware Township is one of the largest municipalities in Hunterdon County, about 37 square miles stretching from the Delaware River and the canal up onto the Hunterdon Plateau, with its southern part in the Amwell Valley. Its roughly 1,900 homes range from houses along Route 29 at the foot of steep wooded slopes, to farms on open plateau ground, to older homes in Sergeantsville, Raven Rock, Locktown, Headquarters, Sand Brook, Sandy Ridge, Grover and Dilts Corner. Some of those village houses have stood for well over a century.
Monarch Roofing & Construction repairs chimneys where they meet the weather: the brick and mortar, the crown and cap, and the flashing that seals the chimney to the roof. We also repair the roofing around the chimney, since we are a roofing contractor. Your project begins with a free chimney repair estimate that lays out what we found, with photos, and what we recommend.

Where Your House Sits Changes What the Chimney Needs
Along the river and the canal
Homes at the bottom of steep, wooded slopes get plenty of shade and leaf fall. Leaves pile up behind chimneys and in the valleys beside them, holding water against the flashing. Brick on a shaded side dries slowly and can grow moss. On these homes we focus on the high side of the chimney, the condition of the crown and whether a cricket would help keep debris moving.
Up on the plateau
Farms and houses on open plateau ground take more wind. Rain is driven into the face of the chimney and under loose counter flashing, and caps that are poorly fastened can shift. We look at the weather side of the chimney, the counter flashing and how the cap is attached.
In the historic hamlets
Older houses in the crossroads villages often have chimneys that need repointing and roofs built over board sheathing or older framing. We look for these conditions before pricing, so the estimate reflects the real job.

How a Chimney Repair Estimate Works
- We look at the chimney from the roof: brick, mortar joints, crown, cap and flashing.
- We check the roof around the chimney and, where you allow it, the attic or ceiling near the stack for signs of water.
- We photograph what we find so you can see it for yourself.
- We explain whether repair or rebuilding makes sense, and why.
- You receive a written estimate with the scope of work. There is no cost and no obligation.
Chimney Leaks and Roof Flashing
Water near a chimney does not always mean the flashing has failed. Open mortar joints, porous brick, a cracked crown or a missing cap can all let water in, and the stain inside may be some distance from the entry point. We check each possibility before recommending a repair.
When the flashing is the problem, we replace it properly. Step flashing is woven in with the shingles along both sides of the chimney. Counter flashing is set into the mortar and laps over the steps. An apron seals the low side, and a cricket or back pan diverts water and leaves around the high side. Tar and caulk smeared over old metal may hold for a while, but they are not a lasting fix.
Brick and Mortar Repairs
Mortar joints are the first line of defense, and they wear out first. Once they recess or crumble, rain soaks deeper into the masonry. When that water freezes, it pushes the faces off bricks. This spalling spreads with each winter if nothing is done.
Repointing removes the worn mortar to an even depth and replaces it with fresh mortar compatible with the brick. On older chimneys we use a mix softer than the brick, so the joints wear instead of the brick. Cracked or badly spalled bricks are replaced with the closest match we can find.
Chimney Rebuilding
Rebuilding is for chimneys that repairs cannot save. Signs include a stack that leans, brick that is loose throughout the top section, or cracks running through many courses. When our evaluation shows damage like that, we may recommend a rebuild.
A partial rebuild replaces only the failed upper courses. A full rebuild above the roofline takes the chimney down to the roof deck or below and relays it with new brick. Both include a new crown and new flashing. On an older house, we talk through brick and mortar choices first so the result suits the home.
Crowns and Caps
The crown is the slab across the top of the chimney. It should slope away from the flue and overhang the brick so water drips clear. Flat, thin or cracked crowns let water drain into the masonry. We repair hairline cracks when a repair will last and replace crowns that are broken or poorly shaped.
A cap covers the flue opening and keeps rain, leaves and animals out. Under heavy tree cover near the river, a cap helps keep leaves out of the chimney top. On the plateau, it needs to be fastened firmly against wind.
Waterproofing and Moisture Protection
Once repairs are finished, a breathable water repellent can reduce how much rain the brick absorbs while letting moisture escape. That matters on a shaded chimney that dries slowly. A repellent does not close open joints, fix a cracked crown or stop a flashing leak, so it is applied only after those repairs and never as a replacement for them.
Signs Your Chimney May Need Repair
- Ceiling or wall stains near the chimney
- Eroded, cracked or missing mortar
- Flaking or broken brick
- Loose, rusted or tar-covered flashing
- A cracked crown or missing cap
- Leaves piling up behind the chimney
- Moss or white staining on the brick
- A chimney that looks out of plumb
Repair Versus Rebuilding
Repair is the right choice for most chimneys. Flashing, repointing, a few new bricks and a new crown or cap restore many stacks. A rebuild is better value when the brick has failed over a large area or the chimney leans. We explain both options during the estimate when both make sense.
What Affects Chimney Repair Costs in Delaware Township?
Every job is priced after we see it. These factors shape the cost:
- Chimney height and the amount of masonry that needs work
- Roof pitch and safe access for ladders and staging
- Driveway length and where equipment can go without crossing a septic field or well
- The state of the flashing and whether a cricket is needed
- How many bricks need replacing and how well they can be matched
- Crown repair or replacement
- Roofing repairs around the chimney
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Delaware Township construction office before work begins, and we can discuss it during your estimate.
