Chimney Repair in Kingwood Township, NJ | Monarch Roofing & Construction
Kingwood Township spreads across about 35 square miles of western Hunterdon County, mostly on the Hunterdon Plateau before the land drops to the Delaware River. With only about 1,600 homes, houses are far apart, scattered through communities such as Baptistown, Barbertown, Byram, Idell, Milltown, Point Breeze and Tumble. Some stand in open fields with little shelter from the wind. Others sit on steep, wooded slopes down toward the river along Route 29. And with buildings that go back to the 1700s, the township has its share of old farmhouses and brick houses with patterned brickwork, stone walls and old chimneys.
Monarch Roofing & Construction repairs chimneys above the roofline and the flashing that seals them to the roof. We repoint and replace brick, repair and replace crowns, install caps and rebuild chimney tops when the masonry has failed. As roofers, we also repair the roofing around the chimney. Every job starts with a free chimney repair estimate.

Chimney Repair Across Kingwood Township
Plateau homes in open country
Wind is the main threat on the open plateau. It drives rain hard against the chimney face and into mortar joints, and it works at counter flashing and caps that are not firmly attached. On these chimneys, we look closely at the weather side of the masonry, the flashing edges and how the cap is fastened.
Homes on the river slopes
Along the slopes toward the river, shade from the woods keeps brick damp longer, leaves collect behind chimneys, and steep sites can make access tricky. We plan ladders, staging and material delivery carefully on these lots, and we check the high side of the chimney for debris and standing water.
Old farmhouses and brick houses
Historic houses need careful masonry work and careful flashing. Old brick is often softer than modern brick, patterned brickwork is hard to match, and roofs on older houses may sit over board sheathing. We take all of this into account before quoting.

Matching Old Brick and Mortar
On older houses, a chimney repair that does not match stands out from across the yard. Before we start, we look at the size, color and texture of the existing brick and the color and joint profile of the mortar. Replacement bricks are chosen to come as close as possible to the originals. Where a chimney has patterned or decorative brickwork, we plan the repair so the pattern is kept wherever practical.
Mortar matters for more than looks. Older brick is usually softer, so the mortar should be softer still. That way, moisture and movement are taken up by the joints, which can be repointed again in the future, instead of cracking the brick. A hard modern mortar on soft brick can do more damage than the original problem.
Chimney Leaks and Roof Flashing
A leak by the chimney might be the flashing, but it might also be open mortar joints, porous brick, a cracked crown or an uncapped flue. We check each one, so the repair targets the real entry point.
When flashing has failed, we replace it as a complete system. Step flashing runs up the sides, interleaved with the shingles. Counter flashing is cut into the mortar joints and laps over the steps. An apron seals the low side, and a cricket or back pan diverts water and debris around the high side. On a stone chimney, counter flashing has to follow irregular joints and needs extra care. Tar and caulk over old metal do not count as a repair.
Brick and Mortar Repairs
Once mortar joints recess or crack, water gets into the masonry. Winter freezes push the faces off bricks, which is called spalling. Repointing closes the joints: we cut out the worn mortar to a consistent depth and pack in new mortar compatible with the brick. Bricks that are cracked through or badly spalled are cut out and replaced.
Chimney Rebuilding
A chimney that leans, has loose brick throughout the top section, or has cracks through many courses may need rebuilding. We only recommend it after evaluating the masonry. A partial rebuild replaces the failed top courses. A full rebuild above the roofline takes the chimney down to the roof deck or below and relays it. On a historic house, we discuss brick, mortar and the chimney’s original shape first. Each rebuild ends with a new crown and new flashing.
Crowns and Caps
The crown seals the top of the chimney and should slope and overhang so water drips clear of the brick. Flat, thin or cracked crowns let water into the masonry from above. We repair small cracks where that will last and replace crowns that are broken or badly shaped. A cap keeps rain, leaves and animals out of the flue opening, and on the open plateau it needs to be fastened securely against wind.
Waterproofing and Moisture Protection
A breathable water repellent can help repaired brick shed rain while still letting moisture escape. It is not a fix for open joints, a cracked crown or failed flashing, so we apply it only after those repairs. On old brick, we avoid coatings that trap moisture.
Signs Your Chimney May Need Repair
- Water stains near the chimney inside the house
- Recessed, sandy or missing mortar
- Flaking or broken brick
- Lifted, rusted or tar-covered flashing
- A cracked crown or missing cap
- Leaves or debris collecting behind the chimney
- Moss or white staining on the brick
- A leaning chimney
Repair Versus Rebuilding
Repairs restore most chimneys: repointing, some brick replacement, new flashing and a new crown or cap. A rebuild is the better choice when the masonry has failed over a large area or the chimney leans. We explain both options with photos during the estimate.
What Affects Chimney Repair Costs in Kingwood Township?
We price each chimney individually. Factors include:
- Chimney height and how much masonry needs work
- Roof pitch and access, including steep sites on the river slopes
- Driveway length and keeping equipment away from wells and septic systems
- Flashing condition and whether a cricket is needed
- How closely replacement brick must match, including patterned brickwork
- Crown repair or replacement
- Roofing repairs around the chimney
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Kingwood Township construction office before work begins, and we can discuss it during your estimate.
